I am G Warren owner of G Warren Home inspection. Why are you putting up poor reviews by real estate agents. We work for the buyer , we are there to protect the buyer not make real estate agents happy with the inspection. On Google review we have a five star rating letters posted by the Buyers. If the attic is not floored we don't go in for safety, but do a high tech camera inspection of the attic we don't miss any repairs. In fact we put in our report that the buyer should never let contractors in the attic for repairs without temporary flooring. If they fall off the beams through the ceiling to the floor below ,they will sue you for damages and medical cost. thank you jerry Warren

In one sentence: He doesn't inspect important stuff that matters. I was a first time home buyer. Mr. Warren's quote is the highest when I called around for home inspectors. But he was the only one who promised to get on the roof to check it. He also promised to check the attic thoroughly. Because the seller has disclosed roof leaking before, I went with him. Mr. Warren sent **** (see update at bottom) to do the home inspection and radon test. He subcontracted a pest control company called Terminite to do the termite inspection. So on the day of work, two guys came. The termite inspector is fine and I will focus my comment on the home inspector. On the plus side, the home inspector did inspect cosmetic stuff thoroughly. And he did answer my questions politely. But the good things end here. Here is the minus side: - The home inspector didn't get on the roof as promised, saying it's too high. - The home inspector didn't get into the crawlspace in attic to inspect the water stains in bedroom ceiling, saying it's not safe. - When carpenter ants were found by the termite inspector in one joist in basement ceiling, the home inspector refused to open nearby drop ceiling tiles to inspect the joists. He said it was structural engineer's job to inspect joists. (Hey, it's home inspector's job to locate suspicious area. Structural engineer will evaluate the damage on the follow up). - The home inspector didn't check the refrigerator (a regular one), saying it is not included in home inspection. - The home inspector didn't check the electronic filter, simply saying he doesn't do it. - The report came in 3 days later, while I was promised 24 hours. The worst part is: Mr. Warren kept telling me that I would get it tomorrow every day. - The report looks very long, 50+ pages. But for the most part, it just repeatedly says that the inspector takes no liability what so ever (it?s a lengthy template, that?s all). The description of the actual findings takes no more than 5 pages. And the descriptions are really vague. As a buyer you don?t get much negotiate power with the language in the report. In short, the work principle of G Warren inspector looks like: Look away from any important stuff (roof, attic, structure, and basement) that might raise liability issues. If they don?t look at it, they don?t have liabilities. They will spend 10 minutes to inspect a shower head, another 5 minutes to inspect one window. But they will not take time help you find out the most important aspects of your home. Update on 3/11: The home inspector called me asking to remove his name in this review. I think he was just following the company policy so I agreed to it.

1. He was 10 mins late.. which is not a big deal for me 2. He inspected everything thoroughly 3. He was ready to answer all my questions 4. Not transparent or true in certain things ex: - Outside the house just next to the deck the fire wood logs had termites but, he did not tell me when i asked what it is, he deferred/dodged to his termite inspector and both played safe along with the realtor. My luck, all those were gone when i visited the house next time and i got rid of the wood logs after i purchased the house. 5. In all windows there was mold like stuff that he did not point out to me or in the report and i found it right after moving in 6. The company's report is very vague and very careful about keeping the company out of trouble. They give repair list separately which is better but still very vague 7. He refused to climb up to the roof for inspection, but used just looked from outside. 8. He refused to go into the attic to inspect it, very good access was there for him to go, there was another Infra red inspector from a different company who went inside, but not this guy. 9. The company don't even send the report to attorney like many others, they send it to the clients only, just of protect them selves from any potential law suit. 10. Overall definitely he could have pointed out many other things but he decided to be neutral to make sure the deal goes thru as he was referred by the realtor. As home inspector he should for the buyer and point out every problem, potential issues missing item and ready to look behind furniture..but the company is not..
