Gave the AC system the all clear. Two months later in the middle of a heat wave, it’s 95 degrees in our house so we call the AC repair guy. Turns out the entire duct system was pieced together with chicken wire, complete with a fake vent on the 3rd floor that Roots somehow missed. Cost me $15k to install a brand new unit and vent system.

Potential buyers hired Roots Home Inspection to inspect a property I own for sale in Short Hills NJ. When the tenants returned to the house after a 3 day holiday they found lights left on in multiple rooms and air conditioners running in multiple rooms. This as a result of a home inspection by Roots. The tenants were rightfully upset at the negligence and disregard of the home inspector leaving these devices on and the subsequent electrical charges they would incur as a result. I contacted Roots though email twice and received no response. Clearly their lack of concern and total obfuscation of responsibility for their unprofessional behavior makes me question their business ethics and serves as a warning to future customers.

The inspector was awful. He missed major issues with the house, particularly water damage, plumbing issues, mold resulting from the water leaks and plumbing issues and an entire room full of mold, which subsequently cost us over $60K to properly correct. The only reason I haven't sued is because of the legal costs and exhaustive efforts it took to correct the issues with the house. We have a family to consider and health was first. Never hire this inspector.

This is first I am learning of your issues and we are sorry you were unhappy with our inspector. Your inspection took place 04/02/15 that is almost 2 full years ago. This is the first form of contact that we have had with you in those 2 years and it is not direct contact. I was alerted to your review by a 3rd party. As you noted in your google review Bill Root the owner was NOT your inspector. The inspector who completed your inspection is no longer with our company. With regard to your inspection, a home inspection as dictated by a state, is a snap shot in time and we can only report what is visually accessible. There are many reasons why you would have water/plumbing issues in a home after a period of time. Some issues are solved with very low cost and effort. Some are costly. Without any further information and the limitations of our contract as to disclosing to the public the condition of the house two years ago, it is impossible for me for speak further on the subject.

Description of Work: Bill inspected a newly constructed house for us. His inspection was thorough and he gave poignant info on keeping the guts of the house in tip top shape for years to come. We haven't gotten the radon results yet but he told us not to be surprised since radon is common problem for the neighborhood. He seems to know the topography very well for Scotch Plains and the surrounding areas. He complemented the builder on a doing a good job throughout the house which we knew to be generally true in advance but wanted the inspection for peace of mind. While he did find a few pertinent issues to bring the builder to, he does not seem like the kind of inspector compelled to drum up non-issues to make you feel like he earned his money, he's an honest operator. I have no reservations recommending him to friends looking for a home. His time and price charged was fair.

Attorney review was completed only at the last minute. Bill and Melanie made it clear that cancellation/rescheduling was not a problem, taking away any related anxiety. In fact, I did not give him my final confirmation until 9pm the night preceding the inspection, saving me from possible delays in the process. I was 15 mins early. Bill was as well. Bill moves fast and very expeditiously, but didn't sem to miss a thing. Scribbled little notes, all of which ended up in the report (which is very nicely laid out). He took his time to explain everything and answer any questions. Gave me tips and pointed out issues. First he (we) inspected the outside of the home and the roof/chimney. Allowed me to climb the ladder to see the issues on the roof/chimney. Then we went from room to room, each of which he inspected methodically. I'm a pretty finicky person, but after a while I relaxed, because even in cases where I thought he hadn't seen something, he pretty much finished my sentences. ("did you see the..." "yes, it's cause by..., can be solved by..., etc etc). Of course I'm not an inspector, but I felt he was very thorough and precise. Don't think he missed a thing and everything discussed (and more) was in the report. Upon completion of the inspection he provided a very useful book listing typical home maintenance issues and problem areas. The report was sent to me via PDF less than 36 hours after completion of the inspection. It was clearly laid out, descriptive text in the front, bullet points, followed by a check-list indicating severity of the issue and how soon something could/should be resolved. Any questions I had were answered promptly. Overall a very positive experience. The only improvement I might suggest is full photographic documentation of pertinent issues, as a reminder of the location and/or documentation of the status at the time of inspection. There's a lot of information to digest and Bill does not take photos; other inspectors apparently do. So I would recommend that future clients bring their own camera with a strong flash, and a lens that allows wide shots as well as zoomed-in shots for close-ups/more detail.

Bill Root was thorough, professional and very helpful. He allowed us to follow him during the inspection and he answered all our questions as he went. He has a very good eye for detail! Inspection was performed on a Friday and report was delivered by email on Sunday. Report is very organized and allowed us to quickly read through and find the major faults in the house. Came prepared with collapsible ladders, flashlights, outlet testers, tape measure etc. Collaborated with a termite inspector without the need for us to make additional calls to schedule, or pay separately.
Description of Work: Performed a home inspection on a 19th century house. Covered exterior, roof, basement, first floor, second floor and crawlspace attic in approximately 3 hours. Coordinated separate termite inspector and radon sample pickup. Allowed we the buyers to follow along and ask questions.
