I have had nothing but problems with this house. I went with Khov due to a friend who recommended them, weighed the price of building myself and decided to use them based on location. I went through the normal pre-build design meetings which went well. Made my order and waited for the construction to begin. I was able to make a couple of visits during the framing portion and caught several problems with structural framing. *Note: I do home architectural designs and know IBC and IRC..(building code) I drove by and saw the framers framing the garage opening and saw the off-site wall did not reach the foundation anchor so he tacked on a 5' 2x4 and nailed it to the existing stud to get it to fit. This does not constitute load bearing and the construction manager had to fix it himself. Soffits were stuck in the rafters and not stapled properly, allowing insulation to plug it up. Construction Manager had to fix it. I can just imagine a homeowner who does not know proper building practices wouldn't have known to call them on it.
After completion of the home, within the first year, I have had to call in work orders on the following:
All three toilets in my home were not seated properly, leaking water into the sub-floor
Rainwater leaking through my exterior door to deck, they came 4 times to try to solve the problem and finally replaced the door as well as my flooring. The fact of the matter is that they did not caulk or seal the door, causing it to fill with rain water.
Severe cracking of drywall (way beyond normal settling) which has reappeared again after the 1 year warranty.
Shorting of garage power and exterior lighting (improper installation which caused it to be pinched in box).
Trim around my garage is separating and their fix was to add caulk....did not help.
One issue I can't make KHOV fix is the idiot who installed drywall to sketch his name in my garage. The fact that I mentioned that and wanted it removed or covered, they said they can't and I need to paint it over. This clarifies that KHOV has no real quality control.
The other is KHOV gave the keys to the home to sub-contractors to use as a bathroom on the day I was signing for the home. I had already did the last walkthrough and accepted the home. I was standing by my car and watched the guy go into the house with a roll of toilet paper. They had a port-a-potty two houses down where they were working. He signed for the key from KHOV agent for just that purpose and seems they didn't have a problem with that. I confronted them about that and they apologized and said they didn't know what he wanted the key for....why did you give it to him without asking why????
Now after the 1 year warranty has passed, I am encountering drywall tape peeling off in guest bathroom. Shower has been used only 2-3 times.
Nail heads are appearing in the drywall. I stated very clearly in the contract that drywall screws are to be used specifically.
I have begun finishing my basement and found the following:
Hidden in insulation, several foundation anchors that anchor the walls to the foundation were not used and bent out of sight.
Air gaps where the spray foam was not sprayed correctly.
I understand these are mass produced homes but KHOV cuts so many corners with unskilled labor, builder grade materials and no quality control that I beg you not to use KHOV. This is a company that will do whatever it takes to build the profit margin and build a sub-standard home. I am not supposed to mention the neighbors and their problems and all I will say is that I am not alone. If you go with KHOV, you will regret it.
