+ -1 moreWe went to the site every Saturday to see the progress. Early in the build we noticed that there were walls build in the basement that were not supposed to be there. We notified the site manager via email and received no response. The build continued and the next levels were added. The tray ceilings that we specified via change order prior to the build were not installed. The walls in the basement that were not part of the plan that we agreed to were now load-bearing and K. Hovnanian's site manager said that they were part of the plan filed with the county and they were now permanent. I checked with the county and received the copy of the plans showing the WRONG information was filed with the county. Because this was a significant discrepency to the home plan that we agreed upon, we did not purchase the house. We are now trying to get someone to return calls and emails concerning the return of deposits that we put out in the form of earnest money and design center deposits. If you are considering a build with K Hovnananian in Virginia, don't take my word for this. If I had seen their Better Business Bureau rating of "F", I would have most likely chosen not to work with this builder. Caveat emptor - Let the buyer beware!

+ -1 moreDos and Dont's... Do buy a home from another builder! Don't buy a home from K. Hovnanian!
Description of Work: Home builder in the greater Washington Metro DC area, and now(unfortunately) spreading throughout the country. Had numerous problems throughout the entire building process. Sub contractors are the cheapest and lowest quality K Hov can scrape up. Basement floor had footprints set in the concrete from the contractor walking on it. Concrete set up too quick and was overworked. Not level throughout, numerous ripples, pieces of trash set in concrete surface (branches, expansion joint, etc.). They said they would replace it, never did after numerous contacts and numerous "no shows." Foundation wall ledger for the brick fascia support was never big enough to support bricks. Brick contractor went ahead and set brick wall anyway with less then 1/2 brick width being supported. They sent out an engineer who agreed that they screwed up BAD! Asked for a report, never got it after numerous calls and he never returned a single one of my 20+ calls. House wasn't wrapped with Tyvek (or similar) even though their web site claimed that all their houses are. Response, "Building Code doesn't require it." Floors creak, are noisy, walls are drafty (read their 'Home Warranty' ... they tell you it is normal for walls to be drafty!), walls are bowed, drywall work is sloppy, found several electrical items not to Code (wire connections not contained w/i boxes, etc.). When it was pointed out to them, they accused me of modifying the electrical work. Too many other problems to type (makes me angry just thinking about it!).
