An ABSOLUTE NIGHTMARE of a company! Updated Review in response to their “response” (see below) As a current and new home owner (2 years) My husband and I are beside ourselves with the level of service this “Professional Management Company” provides. I now wish we would have seen the red flags before purchasing a property that has Patrician Associates as managers. It’s the same story as most previous reviews: No response from owner, Gabrielle continuously being unprofessional and full of excuses when and if she does respond to your calls or emails. They are in the business of creating further problems and not providing solutions. The owner is non existent, there is never any accountability taken nor repercussion for employee misconduct. It is now the pandemic (I am out of work like many during this time) and somehow all “past due” (outdated and erroneous) notices were posted in public areas of community and entrances where absolutely anyone from the street can see personal information for the 4th time in a month and a half (harassment, defamation of character). We immediately contacted them in hopes to aid in stopping this harassment and obviously illegal acts against us. Gabrielle’s excuse was that someone was “getting into our mail”, yet somehow the only things posted up were Patricians Associates correspondences (paper that was not even folded to fit in an envelope) Gabrielle insists that they were “mailed”. When a request made to Gabrielle to accommodate by emailing temporarily, she states she can not accommodate because she will not make exception to accommodate us of the thousands of homeowners yet we are the only ones (or so we think) that this is occurring to. You would think that anyone with half business sense or in the business of serving people who keep them in business would say, “perhaps in avoiding further problems involving our company I will do what it takes especially a simple request like temporarily emailing them.” The answer is no, now we have taken it upon ourselves as a community to do our own surveillance because quite frankly what’s happening is appalling. Gabrielle’s excuse is that someone in the community is doing this. My husband and I ask neighbors around including board members of incident. Two of our neighbors have seen someone not from the community taping it up (we believe workers contracted by Patrician) on two separate occasions. Now we as a community have gotten together with surveillance to expose this appalling behavior which we believe to know who the culprit is. I’m sure they’ll respond with another excuse, how they try and that it’s from the “mailbox” even with everything leading us to believe it isn’t. They’ll just keep apologizing and continuing to conduct themselves as such, there has to come a point when enough is enough. This is 15 years (updated) of negligence for our complex and who knows what else! The only logical explanation for such poor business practice is that J Palma and Gabrielle have personal relationship outside of business ie. family, friend. Now we wonder, if they won’t hold themselves accountable what governing authority has the power to do so. I’m sure that we are not the only ones especially after communicating with other owners and previous reviews from homeowners. They’ll just keep apologizing and continuing to conduct themselves as such, there has to come a point when enough is enough. This is years and years of professional misconduct and who knows what else! This is is just one of the things that has occurred to us thus far on top of : enduring employee misconduct, not receiving any monthly expenditure notices, multiple unanswered calls and emails, promising to walk through on “completed” work and never hearing back, horrible contracted work and damage to property during work performed by contractors) At this point, I can only share my experiences with this company in efforts to help anyone else from experiencing anything like this.

This management firm is unresponsive, nasty to callers, and were a large part of why I eventually moved out of the complex that they managed. A member of another property management firm told me that Patrician Associates is known, within the industry, for being poor at what they do. Our association had to levy an annual surcharge to make up for a reserve fund that was not properly overseen by Patrician Associates. Poor budget estimates led to annual surcharges for items like snow removal. I don't believe that any decent building owner or codo board would be foolish enough to hire Patrician Associates. You should ask who manages a condo board before you buy into that complex.

It has been terrible working with these people. I have to make repeated calls on smaller issues before they're taken care of -- if they're taken care of. In some instances, I finally took care of the problems myself. On the larger issue of floor and pipe noise from an adjoining unit, I had to spend $2500.00 to have a lawyer explain this complex's bylaws to Patrician Associates and the board. To this date, the noise problems persist. Patrician Associates claims they couldn't find the problem (not a surprise, since they sent the president of Patrician Associates, a woman without plumbing credentials but with a permanent and high heels, to inspect the plumbing issue. I am disgusted with this poor excuse for a business. If you have a choice between management companies, stay away from Patrician Associates. I was told by someone in the property management business that Patrician is the brunt of jokes within the business.
Description of Work: Patrician Associates is the management company of the condo complex in which I live. I have had to work with them for years on a number of issues. These issues included small problems, like taking care of problems around the complex or managing trash (large TV) that was left by a dumpster but refused for pickup by town garbage collection. These issues also included larger, daily life-impacting problems like an upstairs neighbor whose floors make loud cracking sounds and whose pipes bang within the walls.
