I left Larry a voicemail and he called back right away. I let him know communicating via e-mail was easier for me and he happily used that method of communication and answered all of my messages within an hour or so. He arrived on the site earlier than the appointment and took note of the surroundings. He had me walk with him during the inspection so that he could explain everything he was doing and so that he could give advice for the future. He was very informative.

Larry did the second job for us. As before, he is very thorough, going through every single small area of the house with a number of trinkets and gadgets that detect any abnormality. He notices a lot of potential issues and always mentions them both verbally and in his report. For instance, he found lots of small gas leaks in the basement that even PSEG could not detect. He is very good in communication, knowledge of the subject, and overall handling of his job. Highly recommended

I called Larry, based on the Angie's List posting, at 10a and at 730p the same day after changing his plans and having driven 250miles, he appeared at the location on time and cheerful. He then proceeded to thoroughly comb through the potential property and document (with camera) the property/unit and explain what it was I was seeing. 80 minutes later, he then laid out his evaluation and assessment. He was great! I can not recommend him enough and should it be necessary, I will not purchase a property without him.

I called Aurora Home Inspections and got a call back from Larry Smyj within a few minutes. One thing that I made clear to him was that I needed somebody who was really thorough. On the day of the inspection I am pleased to say that Larry was not only very thorough but also extremely knowledgeable. He pointed out several things that needed to be fixed in the property. Not only that but Larry gave us a very thorough and easy to understand report with tons of photos. I called Mr. Larry Smyj of Aurora Home Inspections. It turned out that Mr. Smyj does not do the kind of work I required. However, he spent a lot of time with me on the phone and gave me the names of other professionals whom he thought could help. Mr. Smyj was helpful, interesting, funny and an all-around pleasure to talk to.

Larry was extremely helpful, honest and looking out for my well being! I couldn't have asked for more from a home inspector. He explained what everything meant and how they worked in the overall inspection. His report was thorough and detailed and ensured that I could communicate concerns to the association.

He treats his work as if he is buying his own house and provides detailed information on anything you need to know. He is very friendly but very professional at the same time and returns every phone call and email promptly. He is willing to answer any questions you have even after the inspection was done. I even got a discount because I was a member of this site.

Larry, and the 2 students that he brought with him, efficiently combed through the entire house we are about to purchase. He was very thorough and was eager to answer any questions. He even went up the roof and took pictures (something another home inspector we used in the past did not do). He also brought a camera/ scope with him to look inside the fireplace. He was honest, polite, and easy-going. The report he dropped off to us was extremely thorough and even included colored photos that he had taken throughout the inspection. I would definitely use him again if we ever need another inspection. UPDATE: Having lived in our home now for 4 years, numerous things have arose that I felt should have been discovered in our home inspection but was not. 1- water leaking into the home from a lower level patio door (I being naive and inexperienced did not see the signs until later- realizing the bubbles under the linoleum tiles were from water!)- we had to get new gutters, repave a patio block outside those doors, replace the doors, install a waterproofing system, and redo the whole floor- $$$ spent! 2- Carpenter ants in the home- again, being naive/ inexperienced and thinking our trusty inspector would find everything, i should have known better when there was a large hole on the bottom of the trim of a garage door- he check for signs of termites- but not carpenter ants which are just as bad! I got an exterminator when seeing ants in the home and they sprayed the garage ceiling to see HUNDREDS of ants falling down- my driveway looked like it was moving- thats how bad it was... He was not as good as I initially thought!!!

They did a very thorough job and answered any questions I had. I got a detailed report back on the findings.

The service performed was extremely professional and thorough. Larry was very methodical and precise in examining every aspect of the property. Over time I have purchased and sold six houses in three different states and must say Larry's work was by far superior to any home inspection I have ever received. Not only did he thoroughly examine each item covered in the inspection he also offered advice and information on the seriousness of the item(s) and how they might be remediated. I definitely felt that Larry had my best interests in mind and afforded me a fair and complete appraisal of the condition of the property I am purchasing. I would defiitely recommend Larry and Aurora Home Inspections to anyone purchasing a property that needs to be evaluated.

Larry Smyj was very personable and informative when we first spoke on the phone, and very patient in answering all my questions since my husband and I are first-time home buyers. Larry arrived early with an assistant and already had lots to report by the time I got there, a few minutes before our appointment was scheduled to begin. He seemed to enjoy my trailing after him and offered all kinds of information, tips, and warnings throughout the house. Up front, he quietly asked me if the broker, who was there for part of the inspection, was representing me or the seller. When I answered that she was representing the seller, he said that he would be sure not tell her anything about what he found. Although I had visited the house several times, Larry pointed out a variety of issues that I had not noticed--from the fact that the steps from the house into the garage had been constructed of three different types of wood (one of which was untreated and green) to the fact that the electrial panel was secured with pointy screws instead of standard flat screws--an indication that the work had not been done by a licensed electrician!

Larry arrived at the inspection earlier and started the inspection of the outside environment. It was immediate evident that Larry is very knowledgeable as he discussed potential repairs and their costs. The final report is very thorough and it contains plenty of photos for future reference. The reason that I gave a B for punctuality was due to a delay in the radon test as there was a mix-up in following through. And I did not find out until after I inquired about the test result. That not withstanding, the overall experience is positive, and I highly recommend Aurora to friends.

Larry met me at the house, walked me around the property, up on the roof and through the house. My pen was moving non-stop as I took notes. I was also having the septic tank inspected at the same time, and Larry told the septic tank inspector that he referred me to them, and if there was any kind of referral fee due to him, that the septic tank company should take it off my bill instead.

I couldn't have asked for better. Larry was very flexible with scheduling. We needed our report on the quicker side because our inspection clause was running out. Instead of mailing the typed report, he was gracious enough to meet me and deliver it to me in person at the new house. He also was very prompt with the Radon test results, which thankfully showed nothing for us to be alarmed about. We also received a checklist of things to look for as we are going through our final walkthrough before closing. To top it all off - the price was right!

We had a great experience. He was punctual, cheerful, very thorough, and very descriptive about the potential problems and maintenance issues. We followed him around taking notes and photos but all the information was in the report. He was very responsive on the phone when we had further questions. we would recommend him highly

I considered Aurora along with other inspectors for a house I bid on. I ended up using another inspector but felt Larry would have been an excellent choice. He was very helpful in the "interview" stage. I did not buy the house and would use Larry for my next home inspection (which hopefully will be soon!)

Overall, the service is wonderful. Larry treats a client's concern as the first priority and addresses a concern by inspecting and reporting it.

We are preparing to sell our home. We decided to have a home inspector go through our home prior to selling it to make sure there weren’t any major problems that could be used to negotiate down the sale price. We called Aurora Home Inspections and Larry responded immediately. He came to our home and spent many hours going from top to bottom. BE prepared to go into your attic and through your whole house as Larry points out any areas that may need to be addressed. Larry is such a pleasant person I did not mind accompanying him (I don’t know if I drove him crazy as he was taking pictures and trying to do his job!!). After an incredible through inspection he produced a lengthy report with everything he felt needed to be addressed. One of the best things is he is available to you if you have any questions after the inspection. I would totally recommend a house inspection prior to selling your home or if you want you own person looking into a home you want to buy. Larry is the man for the job, upfront and honest. A+

I found Larry's company on Angie's List after I discovered the that the home inspector for my closing failed to identify a major code violation that posed a dire safety risk for my family. Larry and I spoke at length about my situation and he came on a Saturday morning to give the best examination of my home possible. Showing up on-time, he went right to work checking every major and minor component for the house. Despite it being in cold in the teens with snow on the ground, he went everywhere from walking all over the roof, to deep into the attics and crawlspace, and onto the laundry room floor looking for mold. Following him around, I felt I was his apprentice, learning the trade from the master, finding things I hadn't found yet after living in my house for five months. And he came prepared: ladders to access the roof and attic, digital camera for taking LOTS of photos, infrared thermometer for checking water temp and fridge temp, even a little radiation detector to check for microwave leaks! I had a electrician and plumber come by later that morning to estimate major repairs and Larry's asking them great questions about recent changes to the subcode and best practices. Larry takes his trade craft seriously and it showed throughout the entire visit. Larry planned for a four hour appointment but he gladly stayed an extra 2 to talk with the contractors and have lunch with me and my wife. To round out the experience, Larry mailed out a comprehensive 25-page report of EVERYTHING he saw, complete with photographs he enhanced to point out specific details we needed to look at! I truly wished I hired him for my first home inspection. My experience with Larry is definitely second-to-none! Five Stars!
