Let me start by saying..BRAVO Larry!! Today was one of those days..An inspector is coming to your home..You're terrified that you've got and quot;mold cootiesand quot; and have already been led astray by and quot;othersand quot; who didn't do what their service ads said they could..And in walks Larry.. Cool, calm, collected, and with a pleasant disposition to boot! To say he was and quot;thoroughand quot; would be an understatement! He checked, tested, sampled, assisted, offered perspective, and even gave tips on other home improvements and the like! We were beyond impressed with his honesty, professionalism, and commitment to stellar customer service. Needless to say..all was well in the end, and Larry helped ease our concerns, as well as giving us tips to move forward in the future. I don't know much about mold (well I didn't before today!) but I do know excellent service and knowledge of one's chosen field..and Larry's got both! Very highly recommended. Thank You Larry! :)

Can't say enough good things about Larry!! He arrived early and began inspecting the outside of the house even before we got there. So as soon as we arrived, he already had a slew of information to give us -- he doesn't waste time! He was friendly and professional, but most importantly, he was extremely thorough and meticulous. He is passionate about his work and takes pride in it. If you want a professional home inspection, you can't go wrong with Larry. He is a true expert and will not disappoint you.

We contracted Aurora for a home inspection.The inspection was thorough as well as the report.Unfortunately, water testing was not available which was not indicated to us.More importantly, Radon testing was not retrieved in a timely manner.As a courtesy, my husband actually sealed and shipped the tests per Aurora's instructions.At that point, we unfortunately never received any results. We called and called, sent email after email and finally after leaving a very 'nasty' voicemail, he returned our phonecall. We ended up not buying the house for different reasons, so I can't comment whether inspection was actually true to form.

Larry was such a breathe of fresh air in a house full of mold. He started off with and quot;I am not here to scare you. I am just here to give you the facts. If we find mold, I really don't even like recommending specific mold remediators because I do not want any conflict of interest.and quot; He gave me so much needed information it was incredible. We live right next to a large park and it is beautiful but all the trees have prevented the house from drying out between rain storms. Gutter and downspout issues, ventilation considerations, window sill drainage, carpeting.... the list went on and on. He gave numerous suggestions on what we could do ourselves to not only fix portions of our problem but to save huge amounts of money, as in thousands. He also told me where we needed professionals and how to find qualified, reliable ones. With all the rain and flooding we have had in New Jersey I am sure that many people are going through situations similar to the nightmare we were facing. Tough situations happen and you have to deal with them even when funds are low. To my knowledge it is impossible to deal with them without all the facts and a sense of hope. Larry gave me both and so much more. He did three air samplings and got back to us as soon as the lab results were in. I understand that he just went to Virginia to get a Mold Certification and New Jersey doesn't have any certification process or requirements. So there aren't any certified mold inspectors in NJ until now.

The inspection went well, the inspector arrived on time, took many photographs of the property and was very quick to deliver the home inspection report.

He was very nice. Gave me great detailed information about how to resolve concrete damage and gutter issues for no charge. Very helpful and asked me to call him with any other questions. He also offered to mail me a free How to Care for Your Home book. Very knowledgeable about inspection issues that my inspector didn't catch.

Do you travel. If so I would highly recommend Larry Smyj of Aurora Home Inspections to monitor your home. Last winter we had a hot water line rupture in our heating system causing water to escape into our bedroom. Mr Smyj immediately found and shut down the water supply to the boiler. He then contacted me to inform me of the damage and with my approval hired a plumber to make the necessary repairs. This quick action was very important since a cold boiler in winter would have caused the pipes to freeze. He also briefed me on how to deal with a potential mold problem and how to handle the insurance claims. On another occasion, Larry noticed a pressure release valve on the boiler was malfunctioning and again with my permission hired a plumber to replace it before a problem with the boiler arose. I find Mr. Smyj to be a knowledgeable and trustworthy professional and have peace of mind when traveling knowing my home is in capable hands. Walt Saranchuk, Upper Saddle River, NJ

I'd used the services of Aurora Home Inspection based on the feedback on Angie's List. I was purchasing a home and needed to do home inspection along with termite inspection and radon inspection. Larry Smyj, the owner, was the one who did the inspection. He is just a big talker and didn't pay attention to many important things. He didn't see that there was an oil tank and only realized it when my realtor had hinted about it. He didn't even see there are termites in the garage. Only after we moved in and found about it from a pest control company. There was leakage in the basement and the previous owners had hidden this by putting some kind of paint and mortar, and still he couldn't identify it. His fees are higher than others and was charging me again even though he didn't do a good job in the first place. I've had to spend or will have to spend few thousand dollars to fix the things which should have been identified before closing which I could have been able to get re-imbursed from the previous owners. I've had asked him many questions and had requested him to send a report, but he always has an excuse for delays. I'd call him few times but still would not get a response. I'd not recommend this company to anyone. And I've a case filed against him with BBB and will try to get a verdict soon in my favor.

Larry arrived on time, even a little early, and pointed out any aspect of the house that would help me in the purchase or later on when I make improvements. He was very patient and did not rush. He always patiently answered all the questions I asked. He had a deep amount of background knowledge which he freely offered me, such as where I would put the new boiler and what type to buy and where to look for getting other tasks done. I would recommend Larry to anyone needing a home inspection.

The overall inspection went smoothly but it took more than the specified times to actually receive the reports.

Larry did a great job with my home inspection. It was a snow strom the day prior and he still managed to come out and do an excellent job. He was very knowledgable, explained everything he did in detail and was very patient and concerning. I would definately recommend Larry to friends, he was my first home inspector and if I every purchase more properties in the future, I will call always call Larry!

I called Aurora to do an inspection on a commercial property that I was considering purchasing, and spoke with Larry. When I told him that the property was converted from a gas station, he "strongly recommended" that I do the research to see if there were any environmental issues (associated with removal of underground storage tanks), and gave me the name of a firm that might be able to help. Long story short, as a result of his advice, I started researching and found out that the property was under investigation by the state for underground soil contamination issues. As a result, I passed on the deal, and have Larry to thank. I appreciate his experience and his integrity.

I was very happy with him. He was very honest. He was very thorough and I would definitely use him. He answered all our questions. His name was Larry. We would definitely use him again.

We were in process of buying new house and needed a home inspector. Found Aurora before we were even List members. He did a fantastic job and was very thorough. Answered all our questions (first home purchase...) and was great to work with. Took extra time to explain various details during the inspection. Report and any related follow-ups were of excellent quality and delivered in a timely manner. Very knowledgeable given his background as a former contractor.

Larry spent 3 hrs going through the home in great detail and sent us a comprehensive inspection report. I felt very comfortable that I knew the major issues with the home after Larry's inspection. I would definitely recommend his services to someone else.

Larry was responsive, friendly, and came on time with his assistant on day of inspection. His report was thorough including pictures, description, and recommendation. Larry was very friendly and gave tips on how to save on household items. (ps. he talks quite a bit and has plenty of stories to share). The only thing I am not very happy is that he missed the leak on the bathroom. At the time of inspection, there were something appear to be mold around the bathtub, but Larry didn't mention it. After I purchased the house and hired someone to do work at the basement, the worker showed me sigs of water leak from the basement ceiling directly underneath the 1st floor bathroom. As a professional, Larry shouldn't have missed those signs. Now I have to spend thousands to re-do the bathroom to repair the leak. If Larry has caught it before my purchase, I may have had a chance to negotiate that.

I selected Larry Smyj from Aurora Home Inspection to inspect my home based on the great reviews I read about him on Angie's list. I had several concerns about my home, I knew repairs had to be done to the home but I needed to rely on honesty and integrity to know just exactly what needed to be done. That is what I found with Larry, loads of honesty, integrity, professionalism and a wealth of knowledge. I got a quick appointment which I then proceed to postpone. Larry was very accomodating with the rescheduling, no questions asked. He showed up early for the appointment. He came with Al, a student. I thought I was prepared for Larry's quality and style of work after reading all the wonderful reviews about him but he surpassed even my high expectations. The home inspection lasted more than five hours yet Larry never rushed through any portion of it. Every step of the way he took the time to explain what he was doing, what he found, the condition of what he found and the best way to remedy it. Tags were placed throughout my basement clearly labeling boilers, heaters, water main,switches, etc. Prior to Larry's inspection I had been told that there was mold in the basement and that it would be costly to remediate. Larry found no evidence of a mold problem but he did make recommendations regarding gutter maintenance which all in all will cost several thousands of dollars less than mold remediation and basement waterproofing I had been lead to believe was needed. Roof was checked where accessable, attics, windows, floors, cealings, appliances, outlets and on, and on... Dealing with Larry was a pleasure from from beginning to end. I would also like to thank Al, Larry's student. It's clear that Al is getting the best possible training with Larry. The price of the home inspection is fair. The peace of mind I have acquired since Larry's inspection is priceless. Thank you!!!

I contacted Aurora Home Inspections based on all the reviews I read on Angies list. Larry promptly returned my call and discussed my needs. He was very professional and told me exactly what he will be doing during the inspection. During the inspection I found Larry to be very thorough and extremely knowledgeable. Overall Larry is an excellent home inspector who looks out for you as the home owner. I will certainly recommend Larry to others.

I contacted Aurora Home Inspections LLC, Larry spent a half hour going over my needs and giving me advice so that helped me save money and didn't need to hire him. His knowledge, honesty and openess are a rare find today.

We contacted Larry Smyj from Aurora Home Inspectors on a Friday night of a holiday weekend at 6:30pm. He was so nice on the phone and agreed to come to help us out. When he arrived he was both professional and thorough. He was extremely knowledgeable about Mold and termites as he also has an exterminating license. While he was taking the mold samples and pictures he took the time to looked at the entire apartment and told us of other issues we should be concerned about. I thought his prices were fair and he took the time to explain how much each mold test was. I definitely recommend Aurora Home Inspections to others and when we move we will use him again.

Larry was excellent and very thorough during his inspection. He explained every step and made recommendations. His report had plenty of photos and was fairly thorough. My only complaint is that he was hard to get hold of after the inspection. We had some questions about the report which to this day have still not been answered.

Larry was AWESOME!!! If you really want to know what is going on in your house you GOTTA USE HIS EXPERTISE. He is too good! We were first time home buyers and very scared in the entire process. Larry was the only person who seemed like was on our side :) He went down in the crawl space and made sure he checked every nook and corner! He gave us tips on how certain things will be fixed etc etc. I mean, he really tells you what you are getting into! And that is what you want to know right??! Even our Realtor was amazed at the kind of inspection Larry did. She had seldom seen inspectors like him before.

I called to book the inspection of a home I was planning on purchasing and Larry called me back less than 3 minutes after speaking with the answering service. He was able to accommodate me the very next day. I arrived 5 minutes early to my 11am inspection only to see Larry already hard at work outside the home. He spent more than ample time explaining what we would be doing and how the inspection would play out. During our 3+ hour inspection Larry was extremely professional, knowledgeable, thorough, and detailed. He made sure to point out the good, the bad, and even the ugly! During the inspection he explained many useful tips where existing conditions could be improved and already sufficient areas can be made even better! I happened to be at the property the following day when Larry returned to collect his radon machine, he spent at least another hour explaining the results and discussing some of the other issues he found the previous day. Larry's report was easy to read, detailed and contained over 70 pictures to have a visual representation and evidence of the actual conditions he observed. I could easily go on but if you are still reading this review you should pick up the phone and call him. He knows his stuff very well. Thank you again Larry! You were fantastic!

It wasn’t too bad. There was one item that he had found and pointed out during the inspection that was not on the report. When I asked he regenerated the report and sent it out to me. He was on time and professional. He got the report out in reasonable amount of time. The price was reasonable. It was an overall good experience.
