Description of Work: Larry was our home inspector. He was truly amazing, skilled, insightful, and pointed out issues that I never would have found on my own. He was unfortunately delayed in getting us a report due a personal issue but that was bad luck and not a flaw of his. These things happen to all of us. He was on time and his report was intense and well-done. I would use them again in an instant and I highly recommend Larry.

Description of Work: Larry was very responsive to my call. I needed to have a home inspection of a 2 Bedroom Condo I was in the process of buying and Larry gave me an estimate over the phone and came within several days. He came on Thursday, 3/21 and did a very thorough inspection giving me comments and taking photos. By the following Monday I had a very detailed 26 page report which he sent to my lawyer and broker as well. I would highly recommend using Aurora/Larry Smyj. Larry is extremely knowledgeable about all building issues. A+

Description of Work: Larry was professional, articulate, and detailed (on a micro and macro level) during my home inspection. The inspection tool about 2.5 hours. He was honest in his assessment of every room in my home, down to the most minor of details. He took the time to explain what it is that he found, along with his recommendations to remedy any items that needed to be addressed Pre-listing. I would highly recommend Larry to any friend/family member.

Description of Work: Larry has been very nice to work with from making the appointment to finish the inspection. He is detailed oriented and take great time in talking with us about any question we have. The house we bought is a two year townhouse that was in foreclosure. We were initially very concerned with potential mold issues because the lower level carpet smells bad. Larry went out of the way to inspect the carpet for us and make sure the padding and floor has no mold. Larry also tested every single one of power outlets, not just taking a sample. His inspection covers everything you can see and touch. As the house is fairly new and well built, we did not come up with many issues which is very good news for us. Unfortunately, the realtor did not turn on the hot water tube and Larry can not turn it on because it has to be operated by the management company or the realtor. However, he checked make and label of the tube and confirmed it is a good make and fairly new. He also checked for potential leak which he didn't find. The whole inspection happened from 10:30AM to 2:20PM, with Larry checking things and answering whatever big or small questions I had. He is awesome.

Description of Work: I was buying a 1984 townhome in NY and wanted a full inspection of the property. Kevin and Larry performed an inspection of the entire place, inside and outside. They checked electrical, heating, A/C, structure as well as cosmetic, safety items, etc. They addressed all questions and provided a full written report within a week.

He spent a considerable amount of time walking me through the house and describing in detail every problem, room by room as well as in the crawl space and garage.

Description of Work: I hired Aurora Home Inspection to inspect and do radon testing on a c.1770 farmhouse in the Hudson Valley. Because of the age of the house it was important to me that the work be performed properly. Larry and Kevin both came (I was expecting only one inspector) and spent approximately 3 hours covering every inch of the home, the basement and crawlspace. They even looked at the outbuildings, which was not necessary for the inspection, and offered me suggestions and comments on them. They took numerous photos and made audio recordings of their notes, and were always available to answer any questions I might have about what they were finding. They also referred me to a termite and water inspector who proved to be equally good at those tasks. Within a few days I was emailed a summary report and the full report, and I received a bound copy in the mail a few days after that.

We wanted to know what we were getting into before making such a huge commitment and their inspection was extremely helpful in making our final decision. They examined the roof, basement, plumbing, electrical, general structure, and interior spaces. They also performed an insect and radon test for us. We received an online report within days of the report, and a hard copy of the report about a week after the inspection. The inspection report was very thorough and well organized.

Mold inspectors, plumbers, floor installers, etc. He also advised about using a private adjuster to work with the insurance company. I found his advise very helpful.
