Only The Best Builder just completed putting on a new roof, siding and all new windows on our Medford NJ home. They were always professional and knowledgeable on what remedies were needed. The home looks fantastic and they did an A+ job. I would highly recommend anyone who wants quality workmanship to use them as your contractor.

I had all the materials on hand to replace the roof myself, but.....ran out of time... We called Pat (the administrative assistant), and asked for a proposal...later that afternoon Dean (the owner) showed up in the driveway I described that the original structure (a hunting shack) was built in 1941, and the 1st addition was built in 1965, but all that sheathing had delaminated and would need to be removed and replaced, but the last addition built in 2005 had a framing issue that needed to be fixed and tied together to stop the leak that caused the problem in the interior of the house Within 15 minutes (on the hood of his truck) he drafted a proposal that I signed on Friday On Saturday, Sunday, Monday I finished framing a roof overhang to be roofed with the rest of the house. On the following Tuesday, 2 trucks arrived and 9 WORKERS got out at 7am...by 10 am the 9 workers...working shoulder to shoulder SHOVELED 2 layers of shingles AND the delaminated sheathing off the 1965 addition....and had fixed the framing problem, placed the roofing paper...and had me weather TIGHT by 5pm The following day, 9 more guys show up;....and placed the shingles, installed my vents stack boots, my exhaust vents ( AND INSTALLED MY FLEXIBLE VENTS TUBES for me to connect to the bathroom vents).....and shingled the entire house THEY DID IN 2 DAYS WHAT HAVE TAKEN ME A MONTH TO DO....AND WHAT A BEAUTIFUL ROOF!!!

I found "Only The Best Builder" using Angie's List. What a great experience having them do the needed repairs and replacement of some siding around our home. Dave and his crew did an exceptional job and have the expertise in the lost art of aluminum repair. Homes today use vinyl siding and it's more forgiving than aluminum. They came on time and completed the job quickly. Their crew cleaned the construction site after completion and you could not tell they were there. I would not hesitate to hire them back if I need work done on my home. To find an honest, hardworking cost competitive construction group is always welcome.

Not well. I needed a new roof and so I interviewed 12 roofing companies. I chose dean and only the best builders because they seemed to be the most together. Their pricing was not the highest nor lowest. I met with dean the owner on 6/21/16. After interviewing everyone I selected his company. I signed a contract and sent it back. When I asked dean for an approximate start date I was told the 3rd to 4th week of July. I did what I could to facilitate the process including pulling my own permit. Because we had had such a hot July I called the secretary pat to check the time line. I asked if there was ever a time in which the roofers did not work and was told during rain. Furthermore I was told the roofers took a longer lunch during hot days. I get that. I did call some additional times to let them know that I had obtained the permit and to make sure we were still on track. I called to inform them that due to weather I had developed 4 additional leaks within the house. On several occasions I asked to speak with the owner dean but I could never seem to get him. Finally I called the company using a new phone number only to be able to get through immediately. Dean told me that because it had been so hot the workers hadn't work on multiple days. I get that. What I don't get was there was a client who had been waiting since March to have their roof put on. Incredible. It was finally determined that the roof would be installed on August 3rd. Seemingly things started off ok. The roofers were there at 7am on the appointed day. The shingles were removed. At 8 am the foreman Dave presents himself to say there is a problem. The plywood according to him was not applied correctly on the previous roof. Redecking needs to be done at a cost of 3500 dollars. He presents me with 1 picture. He tells me that if I don't agree to redecking they will not give me a warranty on the roof. This is after all of the shingles have been removed from the previous roof. I reluctantly agree. He presents me with a Change order worksheet reflecting the cost of the redecking. Periodically Dave the foreman comes to the door to ask questions and keep me abreast of things. Near the end of the day he starts to work on installing the new attic fan. My old fan was working fine but the cost of the new fan was figured into the price of the project. I show him where all the switches are located. After about 30 mins, he tells me he can't install the fan and that I need to hire an electrician because he isn't an electrician. Tell me why Dave touched the fan to begin with if he couldn't do the job. I become visibly annoyed only to have him say"I am hot and tired". I'm sorry you were hired to do a job. I tell him I want a change order form filled out reflecting that he was unable to complete the job before he leaves. I wait 30 minutes for the form as the crew cleans up. I find out that he left the job site before the job was complete. I'll say it again... the foreman Dave left the job site before the job was completed. I am told by Dave via the phone that I will get the charge order form either via e mail or mail.. That was 4 weeks ago. I e mail dean about the form . He tells me that because the issue did not change the job one won't be issued. I m sorry you take my working fan away attempt to connect a new one can't do it and that doesn't affect the price. I paid for the installation of a new fan. Dean tells me that he will go to the insurance with documentation to see if they will reimburse for the cost of the electrician. I won't do that . The insurance company would say that I had a functioning fan from the get go. What I find offensive is that the foreman took it upon himself to make decisions that he should have not made. Then his unprofessional behavior to leave the worksite prior to the end of the job is very disturbing and reflects poorly on the company. I have gone through building renovations some lasting 3 months in time and over 150,000 dollars and have never had a foreman leave the job site prematurely. Dean the owner shared with me during his proposal presentation that his company was his grandfathers and fathers company. He has brothers in the business but they can't work together. In a follow up communication to me he states that there is no other company that has such high standards or would take as good care as his. It is interesting to note that only the best builders can only gardener a B rating from Angies list. His brother has an A rating. I think prospective clients can come to their own conclusions. Dean is only to eager to share with you his better business rating,good housekeeping designation, and his shiny pamphlets. Cleanup was satisfactory however I had to do cleanup for the multiple cigarette butts on the property. In addition I noticed some employees smoking cigarettes on the patio roof while working with electrical machinery. I hope my experience with this company will help you in your decision making process when considering a roofing company

We did complete a new roofing system on [Member name removed] home. Here are the LEGAL and Proper Workmanlike facts that dictated how things transpired on her project. 1. We NEVER associate ourselves with Good Housekeeping. I can see how interviewing 12 different contractors can get someone confused about who says what to a client. 2. [Member name removed] DID NOT "PULL HER OWN PERMIT". We applied for the permit as required by NJ Law. She chose to go several times to the township to try and pick it up on her own thinking it would expedite the process. We appreciate her picking up the permit we applied for. 3. The re-decking of the roof is required by NJ Code SECTION 1507 REQUIREMENTS FOR ROOF COVERINGS 1507.2.1 Deck requirements. Asphalt shingles shall be fastened to solidly sheathed decks. [Member name removed] roof was a spaced board deck which DID NOT MEET CODE. I understand that most people do not understand CODE, that is why you hire a properly educated contractor to complete your project. 4. Manufacturer Specifications ALSO requires a properly sheathed deck . As seen here from Instructions that NO homeowner ever researches. I. ROOF DECK These shingles are for application to roof decks consisting of plywood or sheathing boards capable of receiving and retaining fasteners, and to inclines of not less than 2 in. per foot. For roofs having pitches 2 in. per foot to less than 4 in. per foot, refer to special instructions titled "Low Slope Application". For roofs having pitches greater than 21 in. per foot, refer to special instructions titled "Mansard Roof or Steep Slope Roof". Shingles must be applied properly. TAMKO assumes no responsibility for leaks or defects resulting from improper application, or failure to properly prepare the surface to be roofed over. NEW ROOF DECK CONSTRUCTION: Roof deck must be smooth, dry and free from warped surfaces. It is recommended that metal drip edges be installed at eaves and rakes. PLYWOOD: All plywood shall be exterior grade as defined by APA - The Engineered Wood Association. Plywood shall be a minimum of 3/8 in. thickness and applied in accordance with the recommendations of APA - The Engineered Wood Association. SHEATHING BOARDS: Boards shall be well-seasoned tongue and- groove boards and not over 6 in. nominal width. Boards shall be a 1 in. nominal minimum thickness. Boards shall be properly spaced and nailed. 5. Due to the type of roof (Hip) on [Member name removed] home, we had to install a NEW Roof Fan with a Humidistat and thermostat that MUST BE HOT wired 100% of the time to meet this warranty clause: (Shingles that have been installed in strict accordance with the application instructions printed on the wrapper are determined to have manufacturing defects which have directly caused leaks) This fan was on a 2 switch system that is 100% NOT in accordance with the requirement of a properly vented roof system which is required to be in STRICT ACCORDANCE Since we ARE NOT LICENSED ELECTRICIANS, and her fan switches were extremely unusual, we stated she needs to find an electrician to vacate the switches and run a single hot wire to the roof so that the fan cannot EVER be disabled by cutting off the electric. We do not due ELECTRIC work because the LAW states we cannot. Only The Best Builder Strictly follows ALL laws and application instructions to the letter. If you want the RIGHT JOB, done The Right Way, We are the Company for you. As [Member name removed] stated in her review, Dave kept her on top of everything ALL DAY LONG. That is what a contractor is suppose to do. We didn't build the house, nor can we determine EVERY SINGLE item that can be hidden on a remodeling project. You hire a contractor based on their experience and ability to conform to the Law and complete the project according to Legal, Manufacture and Workmanlike expectations. We offered to reimburse her for the electricians fee as a customer service. Which we have done. We also got her 100% reimbursed BY HER INSURANCE company for the re-sheathing of her deck because IT DID NOT MEET CODE as written in today's current law, showing that they agree we did the RIGHT THING. We also completed her roof on a day when the ground weather was OVER 100 degrees, which puts the roof at over 140 degrees, to accommodate Ms. [Member Name Removed] in getting her roof complete. Our Employees say weather they feel able to work or not. We do not force our people to work on weather days that are unsafe. We know that [Member name removed] got the Right Job, for The Right Price, by the Right Contractor.

Description of Work: Repaired damage to the roof from a fallen tree, did a rip off and replace w Tamko Heritage shingles. Replaced two skylights and 30 pieces of 4x8 sheathing. They were efficient, neat and knowledgeable. The entire job was handled professionally and to my complete satisfaction.

As I stated above, a simple bath/bedroom remodel was requested. Once Dean got there and looked at everything, he noticed some major structural issues in the upstairs bedroom and bathroom. Joists were cut, false ceiling, etc. Remodel work could not start until the structural issues were addressed and mitigated. Dean engaged his architect, Richard Obetz, to draw up plans for mitigating the structural issues, as well as, plans for the new design. Although the entire process was overwhelming, Dean explained everything to us and indicated that "I'm not here to take your money, I'm here to make it right." My husband and I have experienced previous contractors who took our money and did a crappy job - we had 2 roofs put on in a matter of 2 years. So, we are a little skeptical on contractors. Only the Best Builder is not like this. They are honest, sincere, and helpful. We will definitely use Dean and his company on future projects. We are engaging him on smaller projects and taking baby steps to the structural issues.
Description of Work: We contacted Only the Best Builder for a potential bath/bedroom remodel. However, when Dean came over for an estimate and consultation, he uncovered some major structural issues in our upstairs. His architect came over and drew up plans to include resolving the structural issues and the remodel. Dean came back with a price of around $75,000 which would fix all structural issues and get the bath/bedroom remodeled. Because of the overwhelming price, we are reconsidering doing the work in phases. We have other issues in the house (deck remodel, downstairs bathroom remodel, etc.), in which we will most likely go with Only the Best Builder.

They underestimated their quote by $17K dollars more than the original estimate. They ripped out our entire kitchen before telling us this change in quote, leaving us without a kitchen for over a year. They hung an outside door upside down and without proper flashing. They were contracted through LOWE's and even though they were never to discuss financial issues directly with us, they sent us bills and put a lien on our home. Lowe's told us they cancelled their contract commitments with this company over our project and several others they were working on...they are by far the WORST group of builders and completely unprofessional.
Description of Work: Were contracted for a kitchen remodel, they demolished the kitchen and started adding a doorway then told us increased costs.

First and foremost this was NOT OUR CUSTOMER! We were a subcontractor for LOWES! Lowes directed the project and directed us on what to do. Our hands were tied The old saying "there are 2 sides to every story" applies here All records our documented and on file in our office for review by ANYONE who wants to see who caused the problems here. Lowes did not sell the customer WHAT WE GAVE THEM as a bid because they felt it was too expensive and didn't fit into their price lists! We tried to direct Lowes on how to handle this remodel on a 213 year old house. They would not listen to our experience. We asked to be allowed to cut test holes in the kitchen prior to bidding the project, but were told by the homeowner the walls were merely drywall. They were not. They were BRICK WALLS with furring strips applied into the mortar joints that fell out as the demolition took place. The problems this caused were huge because now there was no place to new drywall, hang cabinets, run electrical wires or plumbing. We now had to re-frame the entire kitchen. (UNKNOWN) Lowes had ordered all the cabinets and now the room sizes were incorrect due to having to frame the new walls in front of the out of square brick walls. Not our fault! The ceiling of the kitchen was not standard framing, it had huge hand hewed beams under the drywall that were placed merely inches apart not leaving any room for electrical that they wanted. ALL THIS WAS UNKNOWN becaause we were not allowed proper research on such an old structure. We had to re-frame an entire sub-ceiling to accommodate all the mechanical items necessary. Not Included in original bid. We called LOWES employees out the day we started the project since we were completely blindsided by the non-standard conditions. We were unable to deal directly with the customer and had to deal with Lowes employees who have NEVER handled a situation like this. They didn't even understand the terminology we were stating to them. We we instructed by LOWES not to continue on the project until they resolved the issues with the homeowner. Due to Lowes inability to understand all the complexities this is what caused all the delay in the project. WE terminated our agreement with Lowes, They DID NOT TERMINATE us. We have proof that is open for all to see. They are incompetent in the ability to run a project of any magnitude especially on a 200+ year old home. Lowes did not PAY US for the work that was completed on the project and NJ LAW allows us to file Mechanics liens to protect our money. As far as installing a door upside down, That is IMPOSSIBLE since the sill is sloped and on the bottom. The project was never finished so any flashing details were incomplete at the time. The customer also forgot to state that we had to install a STEEL lentil to hold up the exterior wall that was discovered to be improperly constructed by prior contractors and not discovered until after demolition was completed. That Item Alone was $4000.00. Since this is actually a LOWES Customers project and NOT an Only The Best Builder, llc project, we feel it should have NO BEARING on what we do as a company. We can only control results on projects that we are directly responsible for. NOTHING in this project reflects who, how or what we do. To judge us on this LOWES customers experience is totally unjustifiable.

They did work for us through a contract with Lowe's. One of the technicians men who helped do the work was very helpful. They were taking out a kitchen sink and putting it back in; we were having new granite counter tops being installed. He didn't have the right pieces so he went to the local Home Depot to get them and that was very helpful. This took place in one day and only one technician came out to do this.

They came out and gave me an estimate. The guy felt that my insurance company didn’t do a good job in what they gave me for an estimate from the roof due from the storm. So he wrote his own proposal/scope with all the numbers and the insurance company, literally doubled what they gave me, because they ended up agreeing with him. He was very professional and he really knows his business.

I called them in the morning and mentioned that we were experiencing multiple leaks in our drop ceiling despite the roof being re-done only 6 years ago. A gentleman came out promptly (within 2-3 hours) and inspected the roof. He was extremely nice and honest. He mentioned that because our home was a log home (we live in Medford Lakes) there were some complexities that he didn't think they would know how to remediate, other than addressing the chimney flashing - which is the primary area of the leaks. He offered - free of charge - to install some sealant around the chimney that should help some of the leaking until we get things fully fixed. A very nice gesture, that I would be sure would not go unnoticed - hence this review. Although I didn't use this company for tackling the leak problem I would definitely recommend them based on the honesty and professionality of the gentleman that came out.

Description of Work: Mike came to my home on 11/30/2012 He was very nice and professional. I asked him if they sub-contract and he said no which was not true. I explained to him I worked 4 days a week and I have animals in my fenced in yard and want to be home when any work was being done. He assured me that he would work around my schedule and the workers would be very careful not to keep the gate open for any animals to get out. He told me I was scheduled for thursday, my day off. He said there would be 5 men arriving and all the work would be done in one day. One wednesday I did not hear from them, so I called to confirm but no one returned my call. Thursday morning I called and was told the job was scheduled for Friday. I told them I was working friday and they can not come. They later called me and said they would be out on Saturday which was fine with me, because I would be home. Only 2 men arrived, they worked very hard, around 4 pm I went out to see how thing were going and there was so much to be done yet, I was ready to call Mike when 3 other men arrived to help. They were very nice, but did not understand about the animals and the importance of closing the gate, so I had to be the gate keeper. It was dark and they were still working trying to get done, Then Mike arrived and the job was stopped. On Sunday 2 men came and finished the roof. I had aluminum work to be done, another guy came out and did it while the roof was being done, but missed one area so he had to come back a different time to finish that. Some one else came out on a different day to do the gutters, the gutter on my garage was put on a very deep slant which looked terrible, He told me the garage settled and that was the only way he could do it. then I had to wait for some other person to come out on another day and put on the gutter guards. After I thought all the work was done I went around to the other side of the garage to get a ladder to clean up the dirty older aluminum when I notice they didn't put gutters on that side of the garage. I called Mike but did not get an answer. On christmas eve, Mike called me to schedule a walk thru so he could get paid, I told him about the missing gutter and his reply was there were no gutters there. I said it fell down why would I get gutters on my entire house and not on the other side of the garage. His reply was "Get real" After christmas someone came unannounced and installed the other gutter. The owner Dean called me and said that Mike will come out on my day off and put on the gutter guard, and get paid. I told him to have Mike call me with a time so I could arrange my schedule to be here. I did not hear from Mike so I was at a doctors appointment when I got a phone call from Pat who said Mike called my house phone and is on his way to my house. I told her I would not be home for about 2 hours, I reminded her I asked to be informed of what time they were coming so I could arrange my schedule. She told me I was not there only customer. Dean called me to schedule a time to pick up a check, I informed Dean that there were a couple problems. When he arrive the next afternoon, I pointed out the garage gutter, he agreed it was not done properly, I also pointed out that there was no gutter over our front door and when it rained the other day there was a stream of water running over the steps entering our front door. He told me he would send someone out on my next day off and have it fixed. I paid him most of the money I owed . He did send 2 guys out and they did fix the problem. I am now satisfied with the job, but it was an aggravating experience.

Only The Best Builder until this point has never taken deposits or payments on roof and siding work until the customer is 100% satisfied. We did this to show the customer that we will do everything possible to satisfy them and not steal their money. They entrust us to work on their home, we entrust them to be honest and pay us the agreed upon price for the work provided. It has come to light however, that in the age of the internet, you will be held hostage, terrorized and threatened by unscrupulous homeowners. Customers will hold your money and threaten you to their advantage. We now use a service Called NASTYCLIENT which we have posted our account of this project on. This Clients account of her project timeline is correct. The reasons for it are not. There are so many factors that occurred here. I will try to explain as clear as possible. As well as the Blackmail Attempt by this homeowner to write an unfair Rating on Angies Lists if we didn’t give her money off her bill. We do not Discount or fall prey to terroristic threats. First and most important is to view her ratings given. An “A” for Quality! A “B” for professionalism. Yet she states we were not professional. C for punctuality yet we showed up when WE said we would. Not when she thought we would. C for responsiveness, yet EVERY DEATIL she posed to us that she was not happy with, we responded to immediately and rectified to her satisfaction as posted in her last line. Then she overall rates us a “D” which really doesn’t add up except that the fact that she wanted us to give her money off. Which we feel is the reason why she rated us a “C” for price. Most important rebuttal is “WE DO NOT USE SUBCONTRACTORS” for our roofing and carpentry. Her opinion on that is incorrect. We have our OWN roofers and carpenters that are Company employees. We ONLY use subcontractors for Specialized items like Electrical (which is State required), Insulation (specialized industry) and Guttering (specialized equipment that is cost prohibited to complete in house). On to Job Scheduling, the homeowner demanded her job start on Thursday as she stated. We clearly told her WE MUST have the Building Permit PRIOR to starting the project. Mike had said to her we would start the job on Thursday if possible. Patricia was in contact with the homeowner constantly to let her know that as soon as we have her permit we will schedule the job. She didnt want to hear anything but start my job thursday. The permit was issued on 12/17/2012 which was Monday. The FIRST available slot was Friday. We had the entire project scheduled for Friday with material and dumpster showing up that day. Roofing must take into account weather as well as job complexity. That is a turnaround of 4 days from the time of the permit issuance. We put her at the TOP of the list, even though we have been working with SuperStorm Sandy victims on priority basis. The homeowner also stated if we did not do the job that week, she would cancel. She stated she must be home because she has many animals and they need to be controlled while we work. All circumstances that are far and above the normal for Re-Roof work. Yet we did EVERYTHING to accommodate her. This explains why we had to come back at different times and days. Since we ONLY use our own employees, we must carefully place them on projects we know can be finished in the weather window offered. It isn’t an exact science, but one we try to manage effectively. All Job Starts are scheduled directly from the office not the Sales person. We have a fully automated system to assist us in keeping projects on schedule. When we receive a permit from the township, it is qued up for scheduling. Patricia will then call the customer to let them know about availability and weather restrictions for the project. The homeowners account of phone calls is also incorrect. We contacted her on many occasions and left her messages especially after the work was completed. Both Mike and Patricia called and NEVER received call backs from her.. It wasn’t until we called her from a phone number unknown to her that she answered. All the calls made for 4 weeks were about getting paid from her. She never returned any of the calls and NEVER said anything about items she was not satisfied with until we got her to answer the call from the unknown number. The Key elements here are we DID DO everything we promised and satisfied her with QUALITY work. We try to please every person without the threat of bad reviews because we DO take pride in our work and our customer service. The homeowner just carried out her threat because we would not give her a discount off the original price. This is truly a customer we would not work for ever again.

It went great. We can see ourselves working with Dean for many many years.
Description of Work: Dean came out to assess some roofing, siding, and repair work on a sunroom. He imediately impressed us with his knowledge of older homes and more importantly his attention on not just repairing/patching up damages areas but figuring out and fixing what caused the damage. Dean clearly loves what he does and cares about the quality and craftsmanship of the work. We have had two other contractors look at the work needed and neither mentioned fixing the cause of the problem as well and the damaged areas. Dean is also passionate about older homes and retaining their historical accuracy. We can't imagine letting anyone else touch this home besides Dean.
