Floor Plan-Basic- (Includes walls, windows, doors, openings, posts and stairs)
Floor Plan-Detailed- (Basic floor plan plus more can be added per project specific needs such as plumbing fixtures, soffits, window type, shelving, cabinets, counters, appliances, exposed beams, penetrations, HVAC registers and railings)
Exterior Elevation-Basic- (Only crucial structural details captured using single line representation. Elements included are walls, windows, doors, stairs, chimney, posts, beams, roof and attached decks)
Exterior Elevation-Detailed- (Structural details including highly articulated walls, windows, doors, stairs, attached decks, railing, fascia, chimneys, skylights, trim, ornamentation and finish material annotations. Dimensions include floor to floor, floor to ceiling and header heights)
Interior Elevation- (All attached elements on a wall with a highly detailed focus. Trim, molding, electrical fixtures, receptacles, plumbing elements, counters, cabinets and shelving)
Section-Cross- (A view of the structure as if it has been cut through the shortest span from roof to foundation. Observable structural data such as lumber size and spacing is provided where applicable. Does not include interior elevation data but will show single line representation of structural details and major built-ins)
Section-Long- (A view of the structure as if it has been cut through the longest span from roof to foundation. Observable structural data such as lumber size and spacing is provided where applicable. Does not include interior elevation data but will show single line representation of structural details and major built-ins)
Electric & Lighting- (Includes lighting, receptacles, switches, control panels, and communication devices. No wire diagram)
Reflected Ceiling Plan- (A floor plan of the ceiling with correctly sized lighting fixtures, molding, ornamentation, HVAC, soffits, exposed beams and T-bar framing where applicable. Floor plan required)
Foundation Plan- (Elements included are footings, foundation wall framing, columns, piers, posts, girders, sills, joist spacing and slabs. Observable data only)
Roof Plan- (Documents the roof outline which includes valleys, ridges, hips, slope drainage, parapet walls, skylights, chimneys and building line. Custom add-ons include vents, HVAC ducting and mechanical equipment)
Diagram- (This includes a poly-line of walls and jambs only. Exterior wall line is defaulted at 6" offset)
Plumbing Plan- (Includes all visible plumbing elements. Floor plan required)
Mechanical Plan- (Includes visible HVAC ducting and equipment only. Floor plan required)
Equipment Plan- (Elements included are furnace valve control systems, compressors, pumps and boilers. Floor plan required)
Column Grid- (Locate and justify all visible columns with member size and frequency annotations. Grid to overlay on floor plan. Floor plan required.
Photo Report- (Digital 360-degree images or digital still images of the job-site.)
