If you see Mr. Oliver coming go the other way. My experience with him was terrible. I really don't write these types of reviews but I must in this case. Mr. Oliver was contracted by my bank for an FHA loan to put an addition on my house. He came and looked at the house and did an assessment of the as is value and the future potential value. Keep in mind that I had 2 real estate agents give me the values and an independent appraisal as well so I could compare numbers. All of the ones I had done were consistent with each other, they didn't know what the other ones said or what I needed to get the job done. Mr. Oliver's assessments were so low that I actually lost the loan. He was $50K lower than the next closest appraisal. He used properties as comparables that were too far away, not comparable to the home I have or will have and used his personal feelings of my property and my home to cloud his judgement. He refused to use closer and higher priced properties because my house was not of a style he felt was appropriate for the neighborhood. He pretty much told me that unless I gutted the house and started over it was worthless. I fought the bank and they ordered a second appraisal with Mr. Oliver. No clue why the bank used him again but we had no choice. The second time he came his value for the future went up a little but the as is went down by another $6000. And he used foreclosed properties and short sales as part of his comparable assessments.Overall I now can't use this loan because of his bad appraisals and personal feelings. Talk about unprofessional!!
Description of Work: The provider was contracted by the bank to provide and as is and a future value of my home for a loan to add an addition. He was not paid by me since he was contracted by the bank.

He did a good job for me. I like that he was on time, very prompt, and did his working time. He sent me the appraisal which I forwarded to my lawyer, and he is also available to be an expert in court. His price was fair. He was seeking within a day or two from when I called.
Description of Work: Randy Oliver of R. Oliver Appraisals did a home appraisal on my home. He did one dating back to 2011 when I purchased my home. My house was really worked when I bought it. It basically involves a court case. I bought a house that they said was a four-bedroom, but we believe it was just a three-bedroom. So, he is going to be my expert court basement.
