Phil arrived on time. Punctuality was important since I was travelling 60 miles to get there. He took about three hours to thouroughly inspect the property. I followed him throughout the process. He narrated his entire inspection providing detailed explanations of every issue we encountered. He prioritized each issue by noting whether it was a safety issue, a building code issue or just a "you ought to do this" issue. He patiently answered all of my (sometimes dumb) questions. It had been 20 years since I owned a house and Phil brought me up to date on many practices that are now required and those that are no longer acceptable. I think what pleased me the most was the detailed compleness of the written report. Phil's report provided us with many negotiating points and a much better picture of what we were getting ourselves into.

Phil arrived right on time and performed a very thorough, detailed inspection. My husband and I are first-time homebuyers purchasing a house built in 1920 with an FHA/203K Renovation Loan. Phil was very patient with us and answered all of our (many) questions. We knew that the house needed a lot of work and Phil walked us through each room, explaining the types of things to expect in an older home and made sure that we wouldn't have any surprises during the renovation process. He explained which repairs were high-priority, and which were the kinds of things that we could wait to fix down the road- or even do ourselves. Phil found a set of hidden oil lines in the basement wall that may lead to a hidden underground oil tank that had not been mentioned at all by the seller. We are awaiting the oil tank inspection at the moment. Phil emailed us the inspection report within a couple of days and the report was incredibly detailed with full-color photos. We ended up having a subsequent inspection done with our FHA consultant as required by the 203K process, but we were happy to have had Phil's careful report and very useful advice for our peace of mind. We would definitely recommend Real Pro Home Inspection to anyone looking for a thorough and detailed home inspection.

This was the second time we used Phil for a home inspection. The first house we were thinking about buying fell through because of the structural damage found in the house. Philip was very professional and very detailed at his job. He explained every item of inspection in detail and was very patient and answered all our questions. Phil was onsite to do the inspections and arrived on time. Took roughly 2 hrs to complete. He was very patient and described how to operate all the appliances in the house. Quick turn around on the report. Highly recommended.

The inspection was done by Phil Picone. His attention to detail is impressive. We read many articles and compiled a list of things that inspectors should consider during a home inspection. According to other people, their inspectors missed half of these items. Phil went through all of them one by one. He took his time and went through every single detail. He was extremely cordial and professional. We were looking at an older home built in 1950, so there were many problems. He noted all the problems and gave us suggestions as to how to deal with them in a more affordable way. We were very happy with the service provided.

Phil was great to work with! He was always easy to access on the phone - he was very professional and we were very happy that we selected Phil as our inspector. He was able to schedule our inspection in a very timely manner and he was also able to coordinate with a septic inspector so we did not have to get involved which was a huge time savings for us! Very thorough inspection. Phil spent almost 4 hours inspecting the house and answering our questions. He was also available after the inspection to answer additional questions. the report was very thorough and had detailed photos.
