I initially hired Venegas General to replace my kitchen and laundry room floors. Upon removing the old tiling, we discovered 1) sagging floor beams and 2) cracked six-inch cement slab running under the laundry room and powder room. The renovation became a partial remodel, a much bigger job. Johnny's crew not only did a great job, but also was very fair in quoting the price for the new, expanded, scope of the renovation. The remodeled areas look fabulous and some friends even thought I did my ENTIRE kitchen over, not just the floor. Very happy with the work. Venegas Contracting will be doing additional projects in 2016 for me.
Description of Work: Floor replaced in the kitchen and laundry room and new powder room.
When I originally bought my house a couple of years ago, Mr. Venegas's company did some work on our house. I thought his company did a nice job. I recently contacted him again for another job. It was the same experience. His employees were professional, polite and respectful of our house and pets. Mr. Venegas returns my calls. He gives an accurate estimate both for price and timeline. I was very satisfied with the job they did. They made the renovation process simple and painless.
Description of Work: Removed wood panel walls and installed new drywall. Turned a window into a door and built stairs leading to the sunroom. Relocated radiators.

Johnny was great to work with on our project. Him and his team did a great job on our new roof and exterior painting. Everything was done on time as promised and clean up was excellent.
Description of Work: New roof, paint/repair exterior and attic insulation.
Excellent! Super-punctual, communicative, efficient crew consistently kept things clean and were very respectful of asking permission to enter the house and very tolerant of my pushy dogs. Johnny is very easy to communicate with and he's very creative in finding solutions to issues that crop up in old houses. He also came by very often to observe and direct the progress, and even added a bit of work to the job (the door threshold replacements) without changing our agreed-upon final price. We're super pleased with the results and can't wait to schedule more of our renovations!

45 minutes before the appointment, we received a call saying the contractor was ill and had to reschedule. I offered to call later in the week to reschedule. We rescheduled for the following Saturday, and no one showed up. At 15 minutes past the agreed upon time, I called the office to check in and left a message. No one called me back.

We called Johnny for an estimate for either window replacement or restoration of our original wood windows (home built in the 1930s). We were able to schedule an appointment right away. While we had yet to decide which way to go, he walked us through the pros and cons of both options, including what it would involve time/mess/home livability-wise during the work, as well as other concerns such as lead paint exposure with our 2 babies in the home. We decided to go with replacing the windows. Throughout the process, he remained very reachable, courteous, and a pleasure to work with. He responded to a request for literature on the type of windows we chose right away, gave us time check out what they would look like and make a decision without any pressure. He was up front about what what changes to expect once the windows were installed - including negative points, such as the possibility that our blinds would no longer fit in the window opening. He estimated that the work would take about 3-4 days, and it took exactly 3 1/2 days. He kept us informed about when to expect delivery of the windows, when to expect his team to start work, and any preparation we would have to do. He was never more than an email or phone call away. His team was always timely, polite, and CLEAN. They (and Johnny as well) were receptive to questions at any time, as well as small adjustments I requested as the work was being completed. They went above and beyond the expected scope of work, by painting most of the window trim and even the bay window seats as they painted the window stops. One window came defective. His crew member let me know right away, was in immediate contact with Johnny, and all came up with a plan for how to proceed with the installation (without leaving me with a gaping hole in the wall until it was replaced!). Johnny came by nearly every day to check in, and after the work was completed, spent time examining each and every window sash and demonstrating how to use/maintain them. We are very happy with his work!
Description of Work: Replaced all but 2 of the windows of our house, 36 in all.

Johnny is one of the few trustworthy individuals in this business. We were lucky to find someone who values their reputation and provides quality work. When we first bid the job with other providers they were lower than Johnny's but after carefully doing research on the contractor's and estimates provided it became clear why. I have been working with Johnny for three months now and my husband and I feel relieved that the work is getting done on time, on budget, and up to code.

Overall a very unpleasant experience. Rude, obnoxious, and argumentative. He came to the house for a quote, didn't take any notes, forgot what we had discussed, and took one month to get back to me. When I finally got the estimate, it was missing basic components mentioned in the blueprint or during our conversation. He seemed annoyed to waste his time trying to adjust his quote, as "His time is money." When someone asks over $100,000 for a job, he'd better spend a few minutes explaining politely why.

Response from Venegas General Contractor LLC
I am sorry Ms.[removed member name] that you got offended by me telling you the truth. At the beginning I did tell you we were extremely busy and it was going to take me a while to get back to you with the estimate. I was very clear with you, anyway we did provide you with the estimate. Yes, there were some items missing which is normal in the first estimate. That does not imply that we could not clarify it on our second meeting. What you probably did not like was the fact that you wanted to demolish the kitchen yourself and have your friend do the stucco on the outside. That is when I told you that we could not let this happen because it could be an issue if an accident were to occur and it would damage the quality of my work reputation by having others work on the job site. I AM SORRY BUT THAT IS OUR POLICY. That is when I asked you if you agreed to our terms. Otherwise, it will be a waste of both of our time to continue with the estimates.
Our house is over 100 years old and has many structural issues due to age and not being properly maintained over the years. I found Venegas General Contractors thru Angie's List and he promptly came out to survey the projects. I collected proposals from several contractors and Johnny's numbers were great and he was able to get us on the schedule in a reasonable time frame. Project#1- A hole developed (due to water pooling under an ill-fitting gutter spout) in an awkward spot just beneath the porch area of an external brick wall. Johnny's team uncovered that the damage was more extensive than we initially thought as the wood rot extended around the corner to the adjacent wall where our electrical meters are hung - a dangerous/scary situation! So though the site of hole lay behind the brick wall (masonry work could be rather expensive), they were able to access the side wall which had siding to do the repairs. They removed the rotted wood all the way down the the basement area, installed a new sturdy post, insulation, added proper wood covering and tyvek and finished it off w/siding. The area looks fantastic! No one could tell that we had any work done as it was finished so beautifully! Let me mention, this additional damage was a surprise and outside the initial scope of the project but Johnny did not charge us anything additional. PLUS, his team cleared out the clogged gutter, secured it to the porch to direct any runoff away from the house! Project#2 was equally tricky. The laundry room & powder room floor had been sagging for years. These rooms share a wall w/our dining room and the sag was so bad and the door jam was visibly askew! A major issue since heavy load of this three story house was NOT being supported. Johnny's team had to build a support column in the basement area beneath the laundry room in order to carry the load. Since the house is so old that area beneath the sagging floor was a dirt tunnel (pre-code!!!), so the team had to dig out the dirt in order build the column. The men worked hard to jack up the house, install a temporary beam around which they built a cement block column. They had to be mindful not to disturb any surrounding pipes (water lines for laundry room and current powder room above) as they worked in this area. Johnny's team did an excellent job lifting the sagging area...I was very impressed and grateful that the door jam was no longer askew...the lode of that area of the house is now supported and secure!!! Project#3 was to gut and remodel the powder room itself which resides above the newly supported column. Johnny's team quickly demolished the room. It was uncovered that a second existing column was not fully supporting it's load, so they had to build a second, smaller column. This was also outside the initial scope of the project but it was a critical repair. I also asked that they extend the tile from powder out into the hallway & front entrance and Johnny's numbers for this additional work were more than reasonable. Once the new floor beams were in place, new water lines and a proper sub floor installed, the work progressed very quickly. Johnny's team did an excellent job laying the tile (floor & wall) as well as finishing the room. The new powder looks unbelievable...they totally transformed what was an ugly, embarrassing dump into a beautiful, classy space that looks like it's out of HGTV! We LOVE IT! Overall, we are extremely happy w/all the work performed by Venegas Contractors!! Each day Johnny's team was prompt, courteous and professional. They worked fast but efficiently and paid such attention to detail! Venegas does high quality work -- everything turned out great!!! We are already talking about additional projects. I HIGHLY recommend Venegas General Contractors and give them an AAA+++++ in my book. We look forward to working w/Johnny and his team on more projects in the near future.
Description of Work: We had three major projects, all of a structural nature: 1) repair a hole in an external wall adjacent to porch; 2) stabilize sagging floor in the laundry room/dining room areas; 3) stabilize floor/remodel powder room on main floor.

I joined Angie's list with the expressed purpose of finding a contractor to help with damage done after Super Storm Sandy in October, 2013. I contacted several contractors on the list. Most didn't even respond to me. Those that did said they would come and provide estimates--and never showed up. While others, showed up and provided such inflated estimates that it was clear they did not want the job. Most were just looking for the big jobs. However, there was one exception; Mr. Johny Venegas of Venegas General contracting. From the moment he made contact he was professional, prompt, responsive and helpful. As I fought with the insurance company for adequate money to do the repairs Mr. Venegas was very helpful. He probably provided at least three estimates to my insurence company. Finally, when we had this taken care of Mr. Venegas and his crew did an excellent job. The roof was replaced, on time and within the agreed upon price. His crew did their jobs well and cleaned up after themselves. We now have peace of mind that the new roof will hold up. If you are looking for an honest contractor to do a good job, Venegas Contracting is the one.

When faced with having extensive roof and soffit repair after Super Storm Sandy we called several contractors. One took money and never returned any phone calls, another came by the house three times and still could not give us a quote. That's when we found Johnny Venegas of Venegas General Contractor LLC. He returned our phone call within the hour and was able to come by and look at the job the very next day. We found Johnny to be both understanding and genuinely concerned with getting our home back to normal. We were given an itemized contract breaking down roof , soffits, fascia, gutters, etc.. Johnny was quite hands on, visiting the site regularly and was always, only a phone call away to answer any questions. Although working on a budget Johnny was still able to handle all aspects from permits to dumpster drop offs to acquisition of materials. With helpful suggestions along the way he finished the job on time and on budget. His crew never left a mess in our yard and were a true pleasure to work with. We were so pleased that half way through the job we added other projects. We feel confident and comfortable strongly recommending Venegas General Contractor LLC, and plan to use them again in the near future.
Description of Work: Repair/replace storm damaged roof sheathing and shingles. Soffit overhangs; repair and vinyl clad. Fascia; repair and replace alum. clad. Provided cleanup of site after work ( daily ). Handled all permits and carting of debris.
The entire job went very well and we are extremely pleased with the end result. The job took approximately 3 1/2 days to complete. Day one: Johnny arrived with his fabulous carpenter, Alex, to take measurements. We discussed the rise and tread of the steps and the much needed head room and extending the basement wall. We needed to lose the bottom of the pantry closet in the kitchen to allow for the head room. They had spent several hours going over everything with me and taking measurements. Day 2: The carpenter arrived with tools and materials. The stairs had to be custom made on the premises. I felt so comfortable with Alex and that I went to work and left him alone in the house. I asked Alex to lock up if one of us were not home when he was finished for the day. When I came home that night I found that half of the stair case was completed and with not a spec of dust or debri in sight. Day 3: Alex arrived to finish the stairs, put drylock on the cement walls and replaced the moldy drywall and applied spackle. Again, I came home to a spotless house and the stairs were completed. They are beautiful! The tread and rise is perfect with plenty of headroom. Day 4: Alex arrived with several more guys to apply more spackle and sand. They did a fabulous job from start to finish. I can't say enough good things about this company. I highly recommend Venegas General Contractors and I will use again.
Description of Work: The stairs leading down to our finished basement were very steep with not enough headroom. Very dangerous. I hired Venegas General Contractors to redo the stairs. There was also some moldy drywall that needed replacing.

Recently, Venegas General Contractor insulated my attic and replaced the side ridge vents. It was a very difficult job since it is a very low and small area and all the work had to be done on a ladder. They did a great job covering everything up, so the inside and outside of my house stayed clean. Also, they charged a bit less than the estimate since they didn?t need some supplies included in the estimate. This is very honest and outstanding. Johnny Venegas, owner, had great workers who were very professional and worked very hard. Johnny Venegas personally inspected all the work and made sure it was up to par. I was very pleased with the wonderful work they did and the courtesy given to me. I would highly recommend Venegas General Contractor and intend to use them for anything else I may need. Johnny is a real gentleman and stands behind his work.

The floors in the main area needed lots of repairs and refinishing. The house is about 100 years old, and I don't think that the floors had ever had the attention that they deserved. They came, gave a bid and then started the next week. I needed a contractor who could repair them and maintain the patterning of dark and light wood - especially in the corners. The work started a day or two late, but that was ok we needed time to prep. In addition, there was some unexpected drippage into the basement, but they cleaned it up. Overall it was a solid job, and I'd use them again

Johnny Venegas and his team really delivered on two separate jobs. He did A+ work throughout. See below - we received an offer on the house within two days of the open house, and the sale was complete in six weeks. Review after first job: We called to install a second staircase railing on the other side of the staircase, but also to make existing railings, recently installed rather shabbily (I don't recall who did the previous work or else I'd review them too), attractive for the setting. I called Mr. Venegas as well as other contractors on December 26 or 27, 2012. He responded first and arranged to come to the house at 4 PM on New Year's Eve. He arrived promptly, gave a very estimate, and said he would try to fit the work in the following Friday, 1/4. He called to say he would be able to do so, and his team would arrive at 9. The team was slightly delayed but - this really impressed me - Mr. Venegas called me at 8:45 to say they would be 20 minutes late, which is exactly when they arrived. Two workmen came, they were courteous, got right to work, and stayed until the work was done. Mr. Venegas arrived soon after to make sure everything was in order. The work was done precisely and unobtrusively, and the work area was spotless after they left. The railings are very solid and look very nice. This is good since the previous contractor really did a shoddy job, something that I could do myself. Mr. Venegas' team took the effort to make sure the two railings matched. I note that I would like to make a Pages of Happiness nomination, I'm guessing I have a chance to do so when done this section of the review, but if I don't - consider this contractor nominated. Subsequently, we contracted with Mr. Venegas to do a whole house clean up and repair to prepare the house to be on the market. The residents been in the house for almost 60 years, and some maintenance had been deferred. I can't say enough about Mr. Venegas. First, all of the people who worked with him were timely, courteous, perfectionists, and cleaned up beautifully when done. But more importantly, he reviewed the house from the point of view of a discerning buyer, made wonderful low-cost suggestions that we took, and then he made sure the work was done as if it were his own house. As he found minor repairs that needed doing, he just took care of them within the existing budget. The house looked absolutely tremendous afterward and, as noted above, sold in just two days. (Note that there are pictures somewhere, I just do not have them immediately to hand - when I find them I will post them). I would love to submit a Pages of Happiness nomination, haven't figured out how.
Description of Work: Prepared a 100 year old 4 story house with substantial deferred maintenance for sale. This included plaster repairs, full house repainting, wallpaper and carpeting removal, repaired and refinished original oak and sugar pine floors, roofing, soffit and trim repairs, repaired brick stairs, installed new doors, refinished cabinets, new kitchen flooring, updated kitchen sink, complete clean out of old dark unfinished basement, poured new floor, put in extra lighting, multiple minor carpentry, house, plumbing and electrical repairs.

From start to finish it couldn't have gone any smoother. And around the holidays it is hectic to begin with. They completed the job when they said they would without any flaws.
Description of Work: Hurricane Sandy did some damage to my roof causing a leak in my master bathroom and in a back stairway from the 2nd floor to the kitchen. Johnny came to give an estimate, was fair, prompt, professional and did the job terrifically from the roofing to sheet rock replacement to painting and finishing. I also needed a part of the roof to be re-secured with a support beam which was also performed with precision. The crew was courteous and very neat. I never had to clean up after them, Good Job!!! I will definitely be calling them in the future for more to be done this spring. Thanks Johnny and have a great New Year!!!

Prompt response to my original call and timely with the estimate and revised estimate. Took a bit longer to get work done that ideal but that was due to having track down the shingles and weather issues causing delays. Johnny took pictures for the insurance company and gave good feedback re: the minimal damage inside the roof and talked through the condition of the roof, design, etc. He will be back out in the Spring to paint the trim and replace one other piece of trim unrelated to the tree damage. Overall a great experience and highly recommended.
Description of Work: Repair of three holes in roof from a fallen tree; repair of copper gutter; replace trim.
