I HIGHLY recommend Jason Mitchell to do your home inspection. With 24-48 hours of notice, he came to the home on the Saturday of Labor Day weekend and spent 4-4.5 hours meticulously inspecting the home. I was nervous as a first time home buyer and I was under contract on a Fannie Mae foreclosure. While $600 may seem like a lot of money for a home inspection, my return on investment is undeniable. The home appeared to be in move in ready condition to myself, fiance and father (who is a Realtor). Jason found $10-25K in additional (above what I had noticed) issues with the home including incorrectly sized windows that leak, cracks and a bowing foundation requiring structural engineer and mason work, a giant leak from shower into the basement, asbestos and indications of a potential oil tank on property, as well as many other costly issues. Because of his expertise, I avoided a potential money pit of a home and will certainly use him for the next home I consider.

I can't say enough about his expertise, patience, diligence, and professional demeanor. He made excellent use of available technologies to ensure accurate results. He took the time to explain his activities and give suggestions and recommendations based upon his years of experience. His extensive report included photos that we will find so useful in pursuing modifications and repairs. We are considering purchasing more investment properties, and we will hire him every time.

I have purchased a few houses in the last 6-7 years and the 1 thing that I have learned is never get a referral for a home inspector from your realtor! The realtor will recommend someone that will do a cursory inspection and just keep the closing on track. I searched the web, made many calls and finally selected Jay Mitchell from HomeSpect. I was extremely impressed by his work, he blew away the last two inspectors that I used. Jay is knowledgeable, meticulous and detail oriented. He performed a very thorough home inspection and provided a very well written report, not a bunch of check marks on a template like some other companies. He crawled all around my attic and found wires that were damaged by squirrels. He pointed out a hot water tank that was not installed to code and explained why concrete in the garage was cracking due to water seepage and the freeze, thaw cycle. He also had many tools that the others lacked and was quickly able to tell if the refrigerator and heating systems were working properly. I could go on, but I think I made my point. After the inspection I felt confident that all the major issues were identified and I felt comfortable with the purchase. My only complaint, which is true for most inspectors is that they do no inspect the roof with a ladder, instead they use binoculars which isn't nearly as good. I suspected problems with the roof so I spent $125 for a roofing company to go up and take pictures of the roof, it was well worth it.
