When the town building inspector voluntarily starts to praise the quality of the work you know that it is good. Ryan Norman was polite, honest and professional. It was evident that both his crew and the subcontractors enjoyed working with the company. Renovation of a 67 year old house is never without glitches, but problems were solved with clear explanations of what needed to be done. It is not easy to have people working in your house from April to September, but we were kept informed as to what was happening when, the crews were generally on time, and everyone was nice and appropriate around a child.
Description of Work: Demolition of sun porch and deck, construction of a family room addition that is open to the hallway and kitchen, full kitchen renovation, powder room renovation, new roof, new house and garage interior and exterior doors, two new stairways to basement and garage, hallway and stairway wood floors refinished, new light fixtures inside and out, and gas fireplace insert installed into existing fireplace.

We received a quote soon after letting Ryan know what we were interested in having done. The quote was similar to what we had expected and the projects we had agreed on came in on budget. We added and adjusted a few things and they were very accommodating to our requests. They started work around the estimated time we were given and they completed the project before the deadline. For insurance purposes we had a needed deadline and Norman Builders was great about making sure it was met. The materials they used were good quality and their workmanship was excellent. We would definitely recommend Norman Builders and we would use them again on future projects.

Norman builders began the project on the day promised and finished sooner than promised. Mike and Ian were careful to minimize the dirt/dust and cleaned up each day. Mike is an expert tile installer and a perfectionist at his craft. The results display this fact. Ryan (owner) checked in several times (even though this was a small job for them) to insure that we were satisfied. This was not the lowest quote we had but based on other Angie's list feedback we decided to contract with Norman builders. .
Description of Work: Converted a fiberglass tub/shower to a full ceramic shower. Norman Builders did not do the demo or plumbing. They completed the rough and finish work and installed the ceramic tile, niche, grab bars and frameless shower doors. Price was for labor only.

Overall, the project went great. We used Norman Builders to renovate our kitchen in 2008. So we approached Ryan when we started quoting this project to add on to our home with a 2-car garage with 2nd floor. Ryan was very professional from the first meeting thru final close out. He even stayed engaged after the project was finished to address a minor issue. The overall price was competitive and fair. We had given Ryan design drawings that he used to provide the quote. There were items on the drawings that were not discussed prior to beginning the project. These came up during construction. We were able to work with Ryan and his contractors to come up with solutions. They all were very easy to work with and professional. They did not try to force the project in either direction. They would give their opinion and reasons and let us make the decisions. Ryan made sure that we were completely satisfied with the direction the project was going. Last winter was a harsh one, so there were many days that the contractors could not work. So, the project took a little longer than anticipated. There were no time constraints on our project, but I am sure Ryan and his crew would work with the customer to deliver. We are pleased with the framing, electrician, plumbing, insulation and plaster contractors. Each one of them was professional and courteous and their work was excellent.

The work started on time and went quickly. Work was performed to the agreed upon Statement of Work and the Specification. The workshop is exactly what I wanted. I could not be more pleased with the results. Ryan is good to work with. He always kept me in the loop and informed about what was going to happen next and when it would happen. The very few items on our punch list at the end were quickly corrected. I highly recommend Ryan Norman and Norman Builders to anyone who has construction needs.

Having lived through some real home-improvement nightmares in the past, we were very nervous about beginning another project, especially one of this scale. Impressed by the Angie's List reviews raving about Norman Builders, we decided to give them a try, and we're so pleased that we did! When I first met with Ryan to discuss the project, he immediately set my mind at ease. He was personable, knowledgeable, and optimistic that our bathroom visions could become reality. (I wasn't sure whether the master bath expansion and plumbing relocation were even physically possible.) Throughout the project, Ryan kept us up to date with the process and what to expect. He always responded immediately to texts, emails, and phone calls whenever I had any questions. Ryan was able to point us in the right direction to select cabinetry, tiles, granite counter tops, mirrors, shower doors, and plumbing supplies. Every single vendor we met and worked with per Ryan's recommendation proved to be very helpful, professional, and courteous. It was not uncommon to hear "Norman Builders? They're excellent!" after telling a vendor who we were working with. Additionally, the plumbers, painters, electrician, granite installers, and mirror installers were all top notch. The bulk of the work was performed by Dale and Lance, who arrived on time every single day. Their work ethic and meticulous attention to detail are beyond compare. Lance is an artist with tile! They were both wonderful to work with, and a pleasure to have in our home. They built us three gorgeous bathrooms that we will enjoy for many years to come! A note about the cost of the project... the figure posted above included ALL expenses. We chose to upgrade in several areas, such as the addition of body sprays in the master, an air-jet tub in the common bath, and higher-end cabinetry. Ryan's estimate for labor costs was about $30,000. He also provided an allowance budget to give us an idea of what the total project would cost. While our upgrade choices caused us to go over the original "budget", Ryan did not exceed his labor estimate. We wholeheartedly recommend Norman Builders, and will look forward to our next home improvement project!
Description of Work: Total renovation of two full bathrooms and one half bath. This included a complete gut of the master bath with expansion into an adjacent closet space, custom tile shower, relocation of a toilet and plumbing, installation of a double sink vanity, and a new closet.

From start to finish Norman Builders did a 1st rate job. We had used them a year earlier for a master bath renovation that went so well we didn't even look anywhere else this time. They came in on time and on budget. Most impressive is the care and prep beforehand to ensure a great outcome. We have had other work done by other highly rated contractors and came away disappointed. Not so with Norman. Next project we will be calling them again.

Ryan Norman and his company, Norman Builders, are wonderful. We can't say enough good things about them. Anyone hiring them will be very happy with their work and how EASY they make it to complete a big home project. A septic tank was put in to replace a failed one. In addition, a new 2-story garage built by their company. Norman Builders performed both projects perfectly. FYI, we found Ryan's construction company on "Angie's List." We live in Los Angeles but bought a small house in NH. The NH house needed major work - and is located on a small lake. So the house projects needed "special" treatment in order to comply with environmental regulations & zoning laws. These were the first big construction projects we've ever done. We needed a lot of "hand-holding." Ryan was absolutely fabulous and helped us each step, week by week. He was always available and answered our emails promptly. He explained everything as we proceeded. For example, Ryan found some ancient trash & a tree stump buried on the old lot near the septic tank, and emailed pictures to show what was happening, and hauled off the old trash. We got regular pictures emailed to us, as the projects proceeded. Ryan also patiently handled questions coming from the neighbors living along the street next to the house. We decided to add rain gutters to both sides of the garage to mitigate any water run-off issues. It added a tiny amount to the cost estimate, but we wanted our garage to be trouble free, for our neighbors. Ryan's contacts with our new neighbors during the construction was a BIG help to us, since we were not physically there - we were living on the West coast - during the construction. It meant a lot of emails and phone calls back and forth, but this was no problem for Ryan! :) He was very patient and easy to work with. Ryan handled all of the inspections and neighbor queries. We can't recommend Ryan & his company highly enough. It was money well spent. We now have a beautiful new garage to store our "stuff" (since the house is only 1350 sq ft), and a brand new septic tank installed at our NH home. We will enjoy these improvements for decades to come, thanks to Ryan & Norman Builders. Thanks Ryan!!!

From the start we were impressed with Ryan's professionalism and desire to see the job through to our complete satisfaction. We made quite a few changes which were accommodated seamlessly by Ryan and his subs. Ryan's subcontractors were without exception professional and committed to doing their work efficiently and with minimal disruption. Overall impressions: Ryan's professionalism, personality, character, attention-to-detail, and domain expertise are exceptional. These considerations, in addition to value, are extremely important when choosing a builder, and while we chose an alternate path forward, it was due to reasons outside of Ryan's control or influence. Anecdotal details: We had a time sensitive need to get a builder's quote for the project. When I contacted Ryan, he was on his way out of town, but he postponed his trip to start the quoting process. He took the time on that call to explain the process and set expectation as to when I would receive an update. From that moment, Ryan's turnaround for a reply was timely and meaningful. I provided a detailed set of written requirements in addition to architectural designs/specifications. Ryan made the effort to fully understand my requirements, provided consult on a number of items, and articulated a detailed quote that accounted for the full scope of the project. Ryan's character was solid all the way through our final communication, even after we delivered our decision

If we could rate this project an A++, we would. We had already been through the usual horror stories with other renovation projects, so we approached this project with guarded optimism. It really could not have gone much smoother. Ryan was great to work with, and the subcontractors were equally fantastic. Every single one was polite, helpful and did excellent quality work. If/when we asked for changes, they were always willing to accommodate our requests. Since the quote was so specific, it was easy for Ryan to give us a cost on the change so we could make an informed decision. Ryan kept us updated along the way with costs so we could see where we were under/over the budget. If the subs noticed something that would make the house better, they also brought that to our attention. For example, during the initial site work they showed us how sloped the backyard was going to be and suggested that we remove extra dirt so that we could have a more level space - a huge improvement over what we would have been left with if they just followed the plans as specified. We also wanted to change the plans for the exterior stairs for the space over the garage; once we saw the building in 3D we knew we would not be happy with the way the stairs were drawn. We changed our minds several times, but Jim (framer) and Ron (landscaper) were patient and collaborative in getting the result just right. Of course, the finish work is what you can see at the end, and it really sets the quality of this house apart from others. We were so impressed with the quality of the carpentry and tile work from Dale & Lance. At the end of the project, all the contractors were in the house tripping over each other, Christmas was coming, and we were getting very impatient to get in the house but everyone kept a positive attitude and just went about getting the job done. I believe that no matter what you do, there is always something that could be improved on. So in that context, if I have to comment on an area for improvement it might be the timeframe, but 7 months to build a custom home from start to finish is reasonable, even if I did want it done in 5 months. There were several changes and a lot of detailed work in the finishing, and we really appreciate the high quality level of the finished product. It may be worth mentioning that Ryan is not actually on site all day every day. In our experience, that was another positive feature - it was easy to get in touch with him and when problems did come up (as they always do with construction projects), he was available to work out solutions without interfering with the building schedule. It is notable that the project inspector from the bank also commented that of all the projects he's been involved with over the last 20 years, this house really stands out for the quality of the workmanship. We would hire Ryan to build another house without hesitation. For now, we are so grateful that we can live in such a beautiful place!
Description of Work: We hired Ryan in March of 2013 to build a new custom house. Ryan really stood apart from all the other contractors right from the beginning. He brought a portfolio of his recent work with a list of references and asked a LOT of questions about all the details of what we wanted. We were both surprised by all the details that we had not considered. The quote he brought back was very detailed and exactly what we had spoken about. Other contractors left major items off the list (such as our request to use Hardie Plank siding). It was clear to us that other contractors were going to build the kind of house they were used to building. Ryan was going to build the house that we wanted.

Overall I am very satisfied with the project. It took longer than expected, approximately a month longer, partly due to unexpected complexity of the tile work and partly due to an error in positioning of the tub which took several steps to correct. Despite this, I highly recommend this contractor and plan to hire him again to remodel my kitchen. The tile work was complex involving many pieces of small mosaic that the installer labored over with great care to get perfect. I think the project could have easily come out looking sloppy with a less meticulous person doing the tile and I was happy to wait the extra time to get the result I did. All of the people involved were professional, courteous, tidy, and did an excellent job. I was not charged extra for the extra labor, the error in the tub placement was corrected promptly and at no cost to me. I highly recommend Ryan and his crew and look forward to my kitchen remodel.

Removed and replaced all floor and wall tile, removed and replaced vanity countertop and sink, installed new cast iron clawfoot bathtub with shower, installed new bathroom fan, ceiling light fixture, and vanity light fixture, installed towel bars and other fixtures, painted walls and ceiling. We are very pleased with the quality of workmanship and the speed at which the work was completed. Ryan's bid on the job was the highest that we got (and we did work together to get it down a bit), but I decided to contract with Norman Builders because Ryan gave me the impression that the project would be done to the highest of quality standards. And, at the finish, that is what we have. Every sub-contractor demonstrated great attention to detail and highly professional knowledge about their part in the garage construction. The excavators were highly skilled and nice, personable guys. Same goes for the framing crew. The garage floor came out just as Ryan had described, smooth and attractive. We are also very pleased with the quality of asphalt driveway. All in all, when I look around the finished garage, I feel good that it was built the "right" way...no shortcuts. I rated Norman Builders with an "A" on price, because one can't just consider the actual absolute price...one has to consider what you get for the price. This is what we know as "value". To me, I was looking for the highest quality for the money and I think that is what Norman Builders delivered ! I highly recommend Norman Builders, not just for the high quality of workmanship and value that you will get, but also for the easy working relationship that you will develop with Ryan. Call him up or email him and describe your project...you'll see what I mean.
Description of Work: Constructed a two car, detached garage with second floor storage. Cleared and prepped site, excavated and poured footings and poured 4' frost wall, framed, sheathed and roofed entire structure, installed windows, installed vinyl siding, poured interior concrete floor, partitioned workshop area, built stairway to second floor, installed garage doors and completely electrified the building including installation of the conduit to the house. Finally, the old driveway was removed and a new hot asphalt driveway was placed.

Everything went well considering the house is over one fifty years old. All men were professional and on time. They were all willing to listen to concerns and answer all questions. I worked with them from 7/20/2013 to 9/10/2013.

To begin we got quotes from 7 contractors. While Ryan was not the cheapest of all he was right within our price range. While we like all of the contractors and felt all would have provided great service. Ryan's portfolio and photos really were what gave him the edge. So, we made the call and had him come in to begin the work. Our house is a 1964 Dutch Colonial that has never had major updates to the floor-plan. The downstairs area around the kitchen/living room/dining room was very compartmentalized and relatively cramped by modern standards. We were looking to make it a more comfortable and inviting space. The plan was to knock out the wall between the kitchen and dining room and open a large window/counter and walk-through from the kitchen into the living room. And to gut the kitchen and dining room and start from scratch. Ryan gave us a great quote and was willing to work with us on changes and updates in finalizing the plan, without any corresponding sticker shock. As things began and Ryan brought his team in to review the work, we got to meet each and talk to them to assure that we all had the same vision. We were really impressed with how personable and professional and competent everyone was. It is obvious Ryan has put a lot of thought into who he will send to work on your house. Mike and Ed, the carpenters, were first in to do the demolition. They were at the house early every morning and worked hard throughout the day. I work from home a lot so got to talk to both of them and found them to be exceptionally detailed in their work. They obviously take great pride in doing the job right. During the demolition of the kitchen, Mike and Ed confirmed that the water damage I found when doing the demolition of the mudroom was being cause by the roof leaking. On very short notice Ryan got his roofers in to replace the old roof (that was pushing 28 years old). The crew was amazing. They started around 7:30 AM and by 4:30 PM we had a completely new roof. Next came the electrician, who worked closely with us to make sure everything was exactly where we wanted it. Great job, fast and accurate. And once the plumbing was done, we had our own plumber come in to do the work, it was time for the insulation and walls. Insulation was painless and the sheetrock was up and the mudding done and done well in an exceptionally short amount of time. Mike and Ed returned to do the finish work and, once the new hardwood floors were installed, put in the new cabinetry. Their finish work was superb, everything looks great. And they are willing to work with you, looking for input, to make sure that the room you are getting is going to be exactly what you want. They were a pleasure to have around the house; always in a good mood working hard and leaving the work area clean every night when they left. When the last pieces fell into place and the granite was in, our house was transformed. Everyone who comes in is amazed by the new look and the quality of work. Our downstairs is now open and light and modern. It is an inviting place where we can share time as a family and easily entertain small or large groups. We are already talking to Ryan about doing work on our downstairs bathroom and have given his number to two of our friends.

Our project was quite extensive. It began in September and finished up in January. We knew going into the project that it would be a long one. Ryan Norman helped make this process easier by accommodating our requests to set up a utility sink in our dining room, as well as hooking up our washer and dryer in the basement during the renovation. We never would have been able to endure that long of a project without a sink and washer/dryer. So that got us off on the right foot and really made life much easier during the renovation. We contracted the cabinets and countertops ourselves instead of going through Ryan, and that plus bad weather added 2 weeks onto our original finish date. Despite the delay, we're very happy with all of our decisions. For our kitchen renovation we added an 8x12ft extension, moved a wall back which involved bringing in a 21ft. steel beam for support, switched the location of our powder room and laundry room and installed new hardwood floors, window, cabinets, counters, island, recessed lights, we brought propane into the house for the range top and gas dryer and added to our electrical box. We also installed a whole-house generator and in-ground propane tank. We discovered during the process that our exterior siding is in need of replacement, and that will be done in the spring and reviewed separately. We are very pleased with the work that Norman Builders and their crews did. A renovation of this size and scope is never without issues, and we did have a few. It would be unrealistic not to anticipate that there would be some surprises along the way. There was a duct that needed to be redirected, the steel beam placement was tricky, and we had to deal with some existing issues with flooring, to name a few. The important thing is that Ryan Norman handled everything quickly, to our satisfaction and very professionally. Ryan takes a great deal of pride in his work and went out of his way to make sure that everything was done to our satisfaction. Ryan is an excellent communicator and always returned our calls and emails promptly. Our new kitchen, breakfast nook, powder room and laundry room look beautiful. We're very happy with how everything turned out. Norman Builders provided a one year warranty on the work performed. We highly recommend Norman Builders.
Description of Work: We received an estimate from Norman Builders as well as a few other contractors. Their bid as neither the highest, nor the lowest bid, but we were pleased with the responsiveness and professionalism of Ryan Norman. The project involved a major kitchen renovation that included an addition, installing hardwood floors, refinishing existing hardwood floors, a powder room and laundry room remodel, installing a standby generator, bringing LP gas line into the house, electrical upgrade and refinishing existing hardwood floors as well as interior and exterior painting and some miscellaneous repairs.

They were very professional and very nice but we ended up going with a smaller project. The estimate was for a lot of work and it didn't seem outrageous. They were very specific and prompt. They were informative. We were a little bit out of their usual district as they were a little bit far away.
Description of Work: We got an estimate from Norman Builders for a whole house remodel. It was to replace windows and skylights and remodel a kitchen and 3 bathrooms.

My husband and I had been wanting to do this since the kids got out of college. I have to say that I enjoy shopping for home remodelers about as much as I enjoy shopping for cars! When I met with Ryan it truly was a breath of fresh air. I didn't feel all of the pressure to sign now or to upgrade to the most expensive everything. He was patient, answered all of my questions (and believe me I had plenty!) but most importantly; he listened. From start to finish I was always able to get in touch with him and had confidence that the work was being done right. His crew is very professional! We couldn't be happier with the results! The hardwood flooring in the bedroom is absolutely beautiful and the custom tile shower that he recommended is a dream come true. Most of all, I love my new cabinets and granite countertops which is what I've always wanted! I'll be calling Ryan again next year when we update the basement and I highly recommend him to anyone in need of remodeling.

The employees at Norman Builders are some of the most professional, courteous and talented people I have ever worked with. Every day, they would spread out drop cloths to create a walkway to the work area and set up plastic barriers to keep the rest of my house dust-free. When I came home at night, I couldn't even tell that they had been working all day. If I had questions for them they always took the time to sit down with me to make sure that I knew exactly what was going on. I felt like I was always in the loop and believed that I was an important part of the construction process. It was a wonderful feeling. My bathroom is absolutely beautiful and what I thought would be a nerve-racking experience, turned out to be relatively stress-free.
Description of Work: My friends hired Norman Builders to remodel their kitchen and bathroom. When they invited me over after the renovation, I couldn't believe how gorgeous their new kitchen was and the bathroom was just as beautiful. I knew right then and there that Norman Builders would be my contractor for a bathroom renovation. From day one, I knew I made the right decision.

All work was done in a professional and timely manner. Ryan Norman is an excellent general contractor with great organization and managing skills. We highly recommend the talented team from Norman Properties for their many unique and innovative ideas and superior workmanship. We are thrilled with the outcome.
Description of Work: Purchased home in need of a major remodel. Contacted Norman Properties and renovation began soon thereafter. Interior: Removed 2 interior supporting walls replaced with supporting beams, replaced all windows and doors, complete kitchen design and remodel, 2 bath remodels, added master bath and walk-in closet in master. Also replaced existing staircase and new hardwood throughout. Exterior: Removed and replaced siding, roofing, trim, and existing entryway and added large deck.

The projects went very well from beginning to end. The installation of the hardwood flooring went perfectly, the installer even asked me if there were any boards that I didn't like so he could install them in less visible places (like a closet), or if there were ones in particular that I liked a lot and wanted installed in the most visible spaces! The head carpenter was a delight to work with. He also does excellent finish carpentry work.The door trim work that he did was done to mimic a larger doorway opening that was already in place and the end result was spot on! As far as the arched doorways that were done in the hallway, that was another joint project between the head carpenter and myself, in that he asked me exactly what type of arch I wanted him to make, did I want a really high rounded arch, a wider not so tall arch or a rounded top and more squared off sides etc. He ended up drawing out the arch to my specifications on a thick piece of cardboard which upon my approval of the design, he used as a template to create the exact arch I was looking for!! They were always prompt, showing up when they said they are going to,and were always professional. One of the qualities I appreciated most was that they showed respect, and that they understood this is your home and always left the jobsite cleaned up at the end of every day. We are currently weeks away from starting our next project with this company.
Description of Work: We have had this company do work for us twice so far and are starting the process of beginning a third project. The first project that we had done was hardwood flooring installed in our livingroom, hallway and home office,new baseboards installed in the livingroom, hallway and home office,new custom doorway trim on several doorways as well as chair railing and custom picture framing woodwork in the hallway. We also had two custom arched doorways done in the hallway. We had a new ceiling put up in the home office as well as a new double window. We had new attic stairs installed and trimmed out. The master bedroom had new carpeting installed as well as new windows,baseboards and door trim. We also had a new double window, baseboards & door trim done in the guest bedroom.

Working with Ryan Norman and Norman Properties has been a great experience. Ryan has now completed tow projects at our house and we are already planning a third. Each project has run smoothly from beginning to end. For each project the quote for the work was clear, concise and came in at a very competitive price. The work was completed with high quality and in a timely manner. I was impressed with our kitchen/laundry/bath remodel for a number of reasons. The project began early, finished early and even though our house was disrupted, the workers kept the area clean an neat at the end of every day. Each part of the project (destruction, drywall, plumbing, electricity, carpentry, cabinetry, floor and counter installation) was completed with no problems. Ryan was responsive to all of our questions - there was never a time when we couldn't contact him. Overall our renovations were great experiences. I look forward to working with Ryan again. I would recommend Norman Properties for any home project!

Both projects went very smoothly. Initial estimates were detailed and in writing and provided us with several options. We considered the prices to be reasonable, especially compared with past work we've had done. Once a contract was agreed, Ryan Norman, the owner, proposed a work schedule that fit with our needs. Work began on schedule and was continuous until the jobs were complete. When subcontractors were used, they were reliable long-time contacts of Norman properties and provided quality work. The job sites were always cleaned up and secured at the end of every day. We made a few small modifications on the fly and Ryan had a good and fair process for handling these changes. The projects took several weeks to complete, and Ryan made sure to try to minimize the disruptions. Work was completed on schedule on both projects and both turned out great. Overall, Norman properties did a very good and professional job. What I especially appreciated was: 1) The good communications both in the initial estimating phase and during the jobs. Ryan was always reachable by phone or email and/or promptly replied to messages. 2) The quality of the workmanship. We didn't do anything too fancy, but it was clear that Ryan's people were always very thorough and didn't take shortcuts. They did things right with quality in mind. 3) Overall professionalism. 4) Pricing. As I mentioned, we we so pleased with the sunroom /deck job that we had Norman Properties bid on a bath remodel job. We once again went with them and were happy with the results
Description of Work: Norman Properties completely rebuilt a sunroom and deck for us. We were so pleased we then had them redo a bathroom. The sunroom involved all new walls, windows, flooring, insulation, ceiling. The deck involved removing the old deck and building a new one from the ground up, including footers. The bath was a partial remodel, involving new tub, wall tiling, and painting the vanity cabinets.

Norman Properties and Development was our top choice among three contractors we interviewed (including our past preferred general contractor) for a new 12' X 32' deck and screen room. We had a basic design in mind, which Ryan and Dale improved upon and fine-tuned for us. They advised us on materials as well, and we really feel that allowed for the most bang for our buck. Our calls were always promptly returned which made for much less frustration, especially when we had questions. We were extremely impressed with the quality of the workmanship and their attention to detail. The work area was always neatly kept. They were flexible and adaptable when we had additional unplanned work that needed to be completed before they could proceed with the scheduled project. We highly recommend Norman Properties and would most certainly contract with them for future projects.
Description of Work: We added a 12X32 deck, partially roofed and screened. Material used was Azek Decking. Also included stairs down to the backyard. Installed 2 skylights. Partial vinyl residing of house. Installed ceiling fan, lighting and all electrical.
