He arrived promptly and sent the report to us within a couple of days. There were suggestions and recommendations for our home. It helped sell our house near asking price. We then employed him to inspect a huge house we were buying in another state (Maine) he is very experienced, knowledgeable and overall a friendly direct person. I trust his reports.

Tim's inspection was incredibly detailed. He spent nearly 5 hours with us reviewing every inch of our home. In fact, when we arrived at the scheduled inspection time, Tim was already on-site, had walked the perimeter of the house, and was ready to show us the exterior issues he had already identified. From there we reviewed every room of the home and every major system. The end result was a report over 100 pages long containing annotated photos of every issue identified in the home. This helped us in negotiating the final price of the home and in creating a list of maintenance and improvement projects for the future of our property. Tim also helped to arrange a septic inspection performed by a septic specialist. He did this free of charge and made the process of having every system in the house vetted very easy.

This is the second inspection we've asked Tim to do of a home in the Seacoast (specifically Exeter/Hampton) area. His reports are amazingly clear and detailed, with plenty of photos to document all his findings. We couldn't imagine contemplating buying a home in this region without his inspection! The first time we hired him, his report led us to explore masonry and roofing repair estimates and saw that his findings would have topped $175,000 in repairs on a historic home that looked outwardly in good repair. We were so lucky we hired him! Our latest pick seems to be a safer and better maintained bet. Tim is easy to reach by phone or email, is responsive and thorough. His reports have been available within 24 hours of inspection day. We cannot recommend this gentleman highly enough!

Home Inspector Tim Rooney showed up early; before the realtor or I even got there he was busily inspecting the roof. He is a true expert, someone you can really trust. He takes his job very seriously and is very thorough in his inspection. Very knowledgeable, he takes the time to thoughtfully and honestly answer questions with great patience, especially with someone who has no idea about home repair, building and construction. I have always felt in good hands with Tim as he is never hesitant to point out what is good and bad with any house. Not only does he spend hours analyzing every detail about your house, but he also provides a very comphrehensive Home Inspection Report and Summary, complete with photos, that you can utilize moving forward. He is very helpful and also has a list of great resources and leads. Tim is highly respected, not only among local people in the area, but realtors and contractors utilize his services and expertise as well. You can't go wrong with Tim Rooney!

Tim was very accommodating: - He went to the home days earlier to setup for a radon test. - This test takes a couple of days. - he did this so I would have the result at around the same time as the inspection results -- awesome! He was extremely detailed: - He made sure he explained everything he did and took pictures of everything. - He provided a detailed and a summary of the inspection. - This is important as I have found out. When you write your list of fixes you would like the seller to perform, the details go along way in making your point. Provided follow-up: - He provided continuous advice and information even days after the inspection was completed. - Very important - this may end up saving you a couple of THOUSAND DOLLARS as it will do for me! Money well spent: $400.00 for the inspection $150.00 for the radon test (optional) Some additional advice: - Since Tim documented everything, keep the inspection report as your little to-do list for things that are to trivial to ask the seller to fix.

Tim Rooney did an excellent job on the home inspection my wife and I hired him to do. He arrived early and was on the roof starting his inspection even before we arrived at the house. He was very thorough and willing to go over every detail of the items in the house. He gave his honest feedback on the good and bad things contained in the house and offered his suggestions on how to repair any deficiencies. He also patiently answered all of the questions I had. I'm not experienced in house maintenance, so I appreciated Tim's candor and patience in answering all of my questions. Tim emailed our inspection report approximately 12 hours after completing the inspection. That was a very pleasant surprise. He included detailed descriptions backed up by excellent pictures, so there was a very complete detail of every component contained in the inspection report. We purchased a small cottage in NH. Tim arrived on time to began walking the exterior of the home even prior to us arriving. Our agent was running late and Tim said no worries and he reviewed the crawl space. When that was complete he sat in his car working on the report. When the agent arrived, Tim began the inside work. Tim performed an extremely thorough inspection for about 3,500 square feet home (2,500 with finished basement and attic and another 1,000 square feet of finished space above a detached garage) built in 1919. He provided an extremely comprehensive, detailed report that included many pictures and explanations which I know I will be referring to for years to come. He did not rush through any area of the house and was there for about 4.5 hours. He arrived early and had already explored the 2 roofs. He raised concern in a few areas which helped us gain some money towards closing costs. He was never alarmist and when I asked him general cost for some repairs he was able to provide accurate ballparks which was appreciated. The report was delivered via email within 24 hours and the radon air tests were the newest kind. He is very easy to talk to and was nice to have an inspector that was attentive but and easy to talk to. The sellers agent was also the seller and each time he guessed at the age of a window, renovation she had confirmed what he was saying proving he knew his stuff. He wasn't afraid to get under the deck and was very hands on. At on point, there were half a dozen people at the house between my husband, my in-laws and the real estate agents and he was able to balance performing the inspection and answering any question that came from anyone. He was referred by a colleague who inspected a property in Andover, MA who had a terrible experience with his first inspection and brought in Tim. He was able to see the comparison and raved about the inspection, the report and his skill set. We paid a little extra to travel to Needham but was worth every penny. I highly recommend him if you live in the North Shore/New Hampshire area.

Tim had already inspected the roof berfore we arrived. The roof inspection was NOT done from the ground with binoculars. Tim actually used a ladder to get on the roof. He found a number of defects on the recently re-done roof. The rest of the inspection went as expected, finding minor defects (rot on siding/trim/eaves). The inspection report was prompt, well written, and included photos of all defects.

It was great working with Tim - he was punctual (actually, he showed up much earlier than we did and had already inspected the roof and most of the exterior by the time we got there), friendly, very helpful and instructive, thorough, and, perhaps most importantly, very professional. We learned a lot from Tim: throughout the inspection he described in detail what he was doing, his opinion of the given situation, and offered suggestions as to what we could do for any needed repairs. He was also very responsive to questions and flexible with the inspection schedule. The inspection started at 8:30am and his report was posted online that evening.

The home inspection was scheduled for 12 noon. I arrived a few minutes early only to meet Tim and discover he had already been up on the roofs and inspecting the exterior for 45 minutes! He spent an additional 3 hours inspecting ever light switch, wire, painted wall, nook and cranney. The real estate agent was about to pull her hair out and I was elated when he found a crack in the main sewer line of this, a plumber's house! As a result of showing the extensive (47 pages with photos) inspection report to the owner, he immediately repaired the sewer line and personally had the public plumbing inspector sign off on everything as "code". Tim Rooney saved us a lot of grief and money. It was probably the best $350 I've ever spent! If anyone needs a home inspector, Homeview, Inc. is THE guy to call. We had his report downloaded within hours!
