The inspector came out in a timely manner. However, since I lived in a different state at the time, I could not be present for the inspection. After closing I had a window contractor come out to give an estimate on replacing the windows as they were original to the house. I knew they eventually needed replaced to increase the energy efficiency of the house. The contractor discovered 5 of the windows had seriously rotted window sills, as well as aluminum cladding the came right off when you pulled on it, and will need replaced in the near term. I also discovered most of the caulk was gone from around the windows and doors so they all need re-caulked. Had the inspector written up these issues, I would have negotiated with the seller to either correct the problems or drop the price. Instead he labeled the windows as "Acceptable". When I informed the inspector of this he came out to look but sounded miffed that I would question his work. In the end, he did refund my inspection fee, which is the only reason he is getting a D for overall experience rather than an F. I would NOT recommend this company.

Mr. Mulligan was already there when I got to the house, and had already started to check out the exterior. As we walked around the outside of the house, and then through the house, he pointed out things that needed to be fixed, other things that I needed to be aware of, and some things that were just interesting information about the house, like the fact that the cabinets were probably built on site. He was professional throughout the inspection. The pest inspection seemed a little superficial, though he may have done more poking around before I got there. He sent me the results of the general inspection the next day, and it was fairly thorough and easy to understand. However, he forgot to send me the pest inspection and radon inspection reports before going out of town. (And forgot to take his cell phone charger with him, so I couldn't get in touch with him.) He did apologize profusely when he got back and sent both reports within an hour of getting in touch with me. Fortunately, I had a little leeway for the timing of the inspections in the purchase agreement, so it didn't cause any difficulties with the house purchase. He had also mentioned that he was going out of town, so I was able to guess what had happened.

HE WAS VERY THOROUGH AND INFORMATIVE. AS HE WORKED THROUGH THE HOUSE HE WOULD STOP TO EXPLAIN WHY THINGS WERE A PROBLEM AND WHAT THE POTENTIAL HAZARDS WERE. HE WAS VERY MUCH WORTH HIS FEE AND THE TIME WE SPENT WITH HIM.
