Description of Work: I called Peter O'Tool 3 times and left a message with telephone and internet address. This company (Peter O'Tool Construction) never returned my call or gave me the cuurtesy of answering my inquiry in any form. I can only assume he doesn't need my business or any business and I wouldn't use this provider now if it were free.

he came out to look at the job -which was windows, siding and roof - spent considerable time looking at the job, promised an estimate as soon poosible. We never heard from him again, despite several phone calls and messages to him over the past 6 weeks with no response, we went with someone else.
Description of Work: Never did give us an estimate- no services performed

The initial two jobs were to gauge the contractor's work in anticipation of offering him the opportunity to bid on the larger jobs to follow. Peter not only completed the work well, but it was done with no stops and starts. His job site is one of the cleanest I have ever seen... nails, trash, excess scrap, tools - all are cleaned up and put away at the end of every workday; excess materials that could be of later use are neatly stacked away. Unlike most of the contractors I've dealt with in the past, Peter prefers to work on one job at a time, so the job is agreed upon, the time frame set, and the work is completed on-time (and within budget). He has a cadre of workmen, and more or fewer workers chosen by him participate in the construction as necessary. Any delays were usually due to external issues and were minimal (delay in materials being delivered, weather, etc). Once he expressed interest in the larger project(s), we reviewed the architectural drawings I had and he broke the job down into manageable segments to fit my schedule and budget. Since he has an architectural design background, he made some suggestions which cut down on the overall cost and workload of some segments without degrading the finished project. As the project progressed and more details/modifications were made, he made sure the bottom line was always known. I did not want the building to interfere with my schedule, and he readily worked around that. This has been an ongoing project for the past two years, and at the completion of each phase, the house and yard have been put to rights until the next phase was ready to begin. The only negative is that he is not always quick to respond to emails in between jobs, but this does not impact his job performance at all. Initial job (window-wrapping): Peter showed up on time, worked efficiently and paid close attention to detail. The project was completed very quickly, and the workmanship was excellent and the price acceptable. (completed in under two days) Second job (alcove): Project was completed within the allotted time, on budget, and the work was excellent. Peter asked questions for clarification where necessary. (completed in one week, as scheduled) Third job (garage): Peter accommodated a very tight schedule to make sure that the job was begun on an exact date and the maximum amount of the job could be completed without delay. Slight modifications were worked into the plan once the building had begun and I was able to get a better visual of the project. He took time to add the small detail work to flare the roof edges to match the gambrel roof of the existing house. He also had excellent suggestions to slightly tweak the architectural plans to improve the finished design. The workmanship was excellent, and the finished structure is beautiful (Majority of the work was completely done within three weeks). He worked well with other contractors I had chosen for the electrical and painting aspects of the job. Fourth job (main staircase in the house): The steps and trim were very well done; the majority of the work was done on-time and under budget; there was a slight delay due to not being able to use the proposed balusters. Excellent replacement balusters were suggested and installed. (work completed within the allotted time) Fifth job (new front foyer): The work was done quickly and well; slight modifications were easily incorporated as the project took shape and I asked for minor adjustments/changes to be made. (work completed - except steps, which were delayed due to material availability and weather-delay for installation) Sixth job (mudroom and covered walkway): This project is not yet completed and was begun approximately a week ahead of schedule.
Description of Work: Peter O'Toole Construction has performed five of six jobs to date. The Sixth job is currently in progress and is running ahead of schedule. Initial Job: New windows (Marvin) had been installed in a screened-in porch (by another contractor), and Peter O'Toole was recommended as someone that could do the "wrapping" of the outside frames with the cladding provided by the manufacturer. Peter provided a detailed estimate (separated materials and labor) along with an estimated time frame. (I don't remember the exact amount, but materials and labor were under $700,00) Second job: Remodel an unfinished storage area above the recently-remodeled porch into a cozy alcove with a French Casement window, finished ceiling and walls. (remove section of wall between master bedroom and alcove, insulate walls and ceiling with r-19 and cover entire room with rigid insulation giving an overall r value of 26, install sheet rock and plaster on alcove, install new window and trim interior and exterior with casing, wrap exterior with metal to match other windows) Material cost $2819.50 Labor cost 43 man hours x $45 per hour = $1935.00 Grand total $4754.50 Third job: Construct two-story gambrel style two-car garage, with unfinished second floor.(this includes excavation, a concrete foundation, 2x6 framing with 2x10 rafters; roofing is architectural shingles to match the house. Siding is primed finger-jointed cedar siding; Marvin Integrity windows installed to match house windows. A singe 8'x16' garage door is included. Painting and electrical is not included.) Total cost: $39945.00 Fourth job: Rework main staircase of the house (remove closet at the side of the stairs, remove part of walls on either side of stairs; install new skirt boards, treads, risers, handrails and new “wrought iron” balusters.) Materials $500.00 Labor $1350.00 Total $1850.00 The overall time expected to complete the job is approximately 30 man hours (4 days). Fifth job: Building a new foyer on the front of the house: ( foyer will comprise two "bump out" closets, which are accessed by doors in front hallway. A portico-style roof will connect the two "closets" to create a sheltered entry. The roof will be shingled all the way across (from gable to gable) to the first transition of the roof. Inside of foyer closets will be sheet rocked and plastered; (cost of front stairs (granite) and installation is not included) Cost of materials: $3300.00 Labor: $1980.00 Total: $5280.00 Sixth job: Build a covered walkway (approx 8'w x 32' l) from the garage to a new mudroom on the side of the house (roof will be framed with 2x8s sheathed with 5/8 osb and shingled to match house; ceiling will be covered using v-match pine. Mudroom will be framed using 2x6s with exposed beams to match house interior; exterior will be sided with cedar clapboards; Marvin window will be installed to match existing windows in the house; interior of mudroom will be sheet rocked, but no interior finish is required; opening to access the house will be framed. Materials: $11907.00 Labor: $10080.00 Total: $21897.00
