I was pleased with what I thought I was getting, but looking back I wouldn't do it this way again.
Description of Work: We were living in California at the time we hired National Property Inspections at the suggestion of our realtor. I had to make arrangements with my realtor to meet with the inspector because I would be back at our duty station (we are AF) and because it was raining while I was in town, the inspection could not be performed. When I got the call that there were only "a few issues that needed to be dealt with" the inspector assured me he would personally follow up since once we closed in California there was no way we could legally go back to the sellers for corrections. I thought that was very nice of him and was pleased with the "extra mile service." When we got the "okay" from both the inspector and our realtor, we signed the documents and began the long haul across the country; however, when we arrived we found a leaky basement "cover up," a leaking basement window, a deck that had been "leveled" with a saw and a concrete brick with some paint slapped on it, and a leaky sprinkler head that the owner had repaired himself. None of the work had been done by a professional, as promised. These were all items in the contract that the inspector had agreed to go back and check and had personally called to give me the "okay" on. I believe because we were out of town he thought we wouldn't know the difference anyway, and like I said, the check had been written so.... To the company's credit and the reason I gave some "A" marks were when we contacted them, they came right out and did point out that they missed a leak or two and helped us find the location where the water was coming in, but what then? We have a house with expensive leaks that we have to fix on our own now. Something we could have had the sellers fix if it would have been caught in the beginning. Also, I don't believe they checked any of the work, and if they did and found it to be acceptable then they are not professional at all. The deck is hideous and the sprinkler had to be repaired on our dime because it continued to leak after we moved in because it was never checked. The leak was the same. I was disappointed in the service that they "did to help us out as out of town shoppers." If they weren't going to follow through, they should have let me know and I would have flown back to NE to check the work myself.

NPI performed a pre-sale home inspection for me. Their representative, a guy named Joe Lemke, gave the home a passing grade, with the exception of a few very minor cosmetic repairs I'd need to do. So far, so good. Then when I moved in, I noticed that all the floor tiles in both the kitchen and master bath were loose. You could stick a key in the joints between them and lift them right out. Apparently (according to a contractor I know who came over to look at them) the mastic, or glue, had dried out and lost its hold, probably from faulty installation. Mr. Lemke never noticed this in either room, which seems to me to be a serious oversight. You could tell as you walked on the tiles that they were loose. Either he never entered either room, or he couldn't tell there was something wrong. I chalked it up to bad luck, and decided not to make a case out of it. After all, nobody's perfect. The real problem came on Sept. 10, when my wife accidentally left the garbage can under the garage door and hit the close button. The door proceeded to close, crushing the can and basically tearing the door apart. That's not supposed to be able to happen. When the guy came out to replace the door, he immediately saw that someone along the line had wired the closer in such a way that the safety features were defeated. The wiring "job" was obvious, and I took photos of it before he started his work. The job cost me $1000, and the fellow who did it told me the guy who let that slip by ( Joe Lemke) should be made to cover my losses. Home inspectors have to post bonds to insure against just such a screw-up. Even Randy Yates, an NPI representative I contacted, admitted Lemke screwed up when I sent him one of the photos. Here's his comment, directly from his last e-mail: "Thanks Jim for sending the picture. I must admit that should have been caught during the inspection. That's how people get around from never having a problem and never having to adjust the openers." Problem is, Lemke is nowhere to be found. His phone number seems to be out of service, and his e-mail is inactive. And NPI tells me he was an independent contractor/franchisee, and they have no responsibility for whatever he did or didn't do! They said I'd have to deal with him, but they won't even give me a phone number where I can reach him. They say he dropped his franchise, and they have no idea how to get hold of him. So I'm supposed to believe this guy was using their name, doing business as their representative just 10 months ago, and now they don't even have a phone number for him? I mean, I was born at night, but not last night! If you're buying a home anywhere in the US, and your agent suggests you use National Property Inspections, just keep in mind they don't stand behind what their people do. If Lemke was still working for them, it might be a different story. But you better hope the guy they send out to inspect your place doesn't decide to move on. You'll be left holding the bag if he or she turns out to be as incompetent as they guy who inspected mine.

The member contacted our office on 10/6/10, via email regarding his issue with inspection performed by Mr. Joe Lemke on his home on 12/3/09. At that time I indicated to him that Mr. Lemke was no longer with National Property Inspections and hadn't been since January of 2010. I tried to explain that Mr. Lemke was an "independent business owner" that is responsible for his own errors and is required to carry errors and omissions insurance to cover the costs when and if mistakes are made. I explained that we are the administrative side of the company and that we are not responsible when errors are made by the franchisee. I stated that he would have to deal directly with Mr. Lemke and not us. He stated that he was having difficulty in contacting Mr. Lemke according to his email correspondence, would continue to attempt to contact Mr. Lemke. I personally called Mr. Lemke's last known phone number listed and contacted and spoke with him directly. I explained the circumstances and gave Mr. Lemke the only contact information I had for the member, that being an email address. Mr. Lemke said he would review his files and contact the member. As far as we are concerned we consider this matter closed. Randy Yates, Technical Supervisor
