I knew we had found the right home inspector when our realtor tried to dissuade us from using foundation-2-rooftop. Since our home inspector would be the only party without a financial stake in our real estate transaction, I took it as a positive that the realtors from NP Dodge did not want us using Greg. I guess his reputation proceeds him. Greg was very easy to work with, professional, and did a thorough assessment of our property. The video documentation of various major systems in house- roof, windows, attic/insulation, appliances, plumbing, furnace & a/c, chimney, radon, ect.- is incredibly helpful. His report gave us an excellent assessment of the current condition of the home along with recommendations when appropriate as to what needs to be fixed soon and things that will need repair down the road. We did purchase the home and are so incredibly grateful for the knowledge & expertise Greg brought to our home buying process. Do not let your realtor talk you out of an EXCELLENT home inspector! Knowledge is power! Ultimately you are the one living with the property. You should have the right to have as much knowledge as you need to make a good real estate investment.

We had decided to use Greg based on the reviews we found on Angie's List. So we were surprised when our agent called saying that the sellers' agent for the house said she would not let him in the house. Given the amount we were about to invest in a house we were not willing to go with a second choice on inspectors based on one realtor's opinion- especially since she had a financial conflict of interest. Long story short, we had to threaten to walk away from the sale before the agent caved. Our impression of Greg was that he was professional and very thorough. He not only pointed out immediate concerns, but things to keep an eye on and things that aren't critical but to consider changing. He did a good job of explaining what things were important and what things weren't. I felt like he was fair and thorough in his assessment. We did end up buying the house even though it needed some repairs. One of the complaints of the realtor was that Greg scares people away from buying houses. For as large of an investment as a house is, I wanted to make that decision with as much information as possible. I definitely recommend Greg and would advise anyone who meets with realtor resistance to use their best judgement. For us it came down to trusting the Angie's List reviews over the realtor's opinion.

I looked through reviews of various home inspectors and decided Foundation-2-Rooftop, Inc. was the best, most thorough home inspection company. We wrote in on our home purchase offer that we intended to use them as the inspector. Our realtor told us that the other realtor said their seller would not allow them in the house. They refused to give a reason why. We told them if they did not allow this inspector we would withdraw the offer. They ended up allowing the inspection. There were more things wrong with the house (several of them safety issues) than we could afford to fix within the next year's time so we tried to negotiate half the repairs into the overly highly priced house when the seller refused we backed out of the house. The next house that they inspected was more manageable, as far as repairs go, so we purchased it. This company found things like home needed more insulation in attic spaces, rotten base of tree trunk (50 foot tall tree) that was on hill just above house, supporting floor joists cut in to for pipes being rerouted for plumbing, etc. We were really disgusted with our realtor and the broker who also represented the seller. It is no wonder they did not want our inspector to look at the house and had a real handy name of an inspector that could be there within a few days - the seller had put a deadline on when we could have the home inspected to try and hinder having Foundation-2-Rooftop, Inc. do the inspection. I am sure that there is a real cozy deal with the company they tried to push on us and the realtor. I am sure he gives them kickbacks and the kind of inspection report they desire in trade for their recommendation.

If you are buying a home do NOT count on your agent, mortgage officer, or lender etc. to protect your interests as their primary focus is to make a sale. Bottom Line- If you want the best possible protection before making one of the biggest decisions for your financial future, hire Greg. You will not find a more qualified, experienced, and ethical professional in the business.

They were able to come in and do the inspection in a timely manner and provided us with a report of the findings that was greatly appreciated. They were very professional, showd up on time, and fit us into a tight schedule.

Greg was professional and on time. Most importantly, he was very thorough. He spent around 5 hours at the property I was interested in purchasing and found many things that a previous inspector hadn't noticed including that home had a wood foundation. Greg provided a 1.5 hour video of all his findings that was very helpful to watch later. Greg also found dangerous levels of carbon monoxide exiting the water heater which we were able to address with the homeowners. Check out Greg's website to see his commitment to unbiased inspections - he is not associated with any real estate agency. His price is a bit higher than other inspectors but he is well worth it ($450 for the inspection + $100 for the radon test). If you want to know as much as possible about your next home prior to purchase, Greg is the way to go. The only possible improvement he could have made would be to include all the items he detailed in the video in a written list. He does provide a written summary of the issues he found, but it is not near as detailed as the video. I was thoroughly satisfied and Greg saved us a significant amount of money by telling us what issues the home had.

Greg is an excellent inspector. He showed up on time, encouraged me to attend the entire inspection, answered all my questions, found problems that other companies definitely would have missed, and put up with my realtors. He is great at his job and he told me the whole truth about the condition of the house. I am so glad that I followed him for the whole inspection, because he pointed out a lot of bonuses and positive things about the house. If I had just read the final report of issues, I would have been more concerned about the number of repairs needed. He provided a video of the entire inspection at the end of the inspection. The written report was delivered by email that evening. Realtors do not like this company and I had to fight with my realtor to use him instead of their "preferred inspectors." My agent even had her team leader call me to slander the company. DO NOT BELIEVE THE REALTORS! One of their issues was that the written report wasn't immediately available and there were no photos like their preferred companies provide. The video and inspection provided by Foundation 2 Rooftop are ultimately much more valuable and detailed than those instant reports. Most importantly, he found a cracked heat exchanger in the furnace. The basic visual and gas tests all checked out okay, but he found a crack that required him to condemn the furnace. I am positive that other inspectors would have missed this. I greatly appreciated Greg's candor and experience. I will definitely use this company the next time I buy a house.

The guy was really good. I had no problem with them and they have a video inspection. He was very responsive and he was very friendly too.

Greg and his partner did a terrific job on our home inspection. Although the home was is great shape, they were able to give us all kinds of really helpful and useful information. We had only ever purchased brand new homes before and had never purchased an existing home so there was a lot about "older" homes we didn't know and Greg was super patient and educational. They do not leave any stones unturned - very, very thorough. Even though we were there at the end of the inspection and they did a complete walkthrough with us, the video they provide was very interesting and very helpful. I also appreciate Greg's integrity and his unwillingness to cooperate with the "good old boy" network of shady realtors and home inspectors. I definitely recommend Foundation2Rooftop!

The purpose was to assess what needed the most attention for repair work. They were punctual and very casual professional; down to earth which I highly value. I received my hard copy report along with a video of their inspection along with noted issues to address. A great inspection company to work with.

Greg did an excellent job. He made the inspection and within a couple of days I had a detailed write-up with photos.

We used F2R twice for home inspections. Our first prospective house as being sold "as-is" and we did not trust the inspector recommended by our agent (we'd seen the reviews and read about that company being under investigation years ago). F2R was a little higher in price, but the DVD and experience were well worth it! Chad & Greg took their time explaining the good and bad of the home, which was a good primer for the detailed DVD. We had to walk away from that first house, but knew we'd use F2R again on the next one (and we did). Each time, they were prompt and professional. Our last inspection was the night before Thanksgiving, but Chad didn't rush us through the house. The DVD will be great for taking care of some little things ourselves as we get settled in and can be great for getting quotes on repairs, because other contractors can see the problem rather than details getting lost in translation. F2R will not tell you to buy or not buy a house, but their walk through and video helps you figure out what needs to be fixed now and what can wait. They gladly answer your questions as much as they can (no repair estimates, not their expertise). Do not choose a home inspector strictly by price point or off a list your agent gives you - some inspectors pay to be on agent referral lists. Of course, our new agent really enjoyed the experience and will be recommending them for her clients - but F2R isn't paying her to do so!

Chad inspected the driveway, walkways and patio and made recommendations for repair. In the basement he inspected the power panel, walls and flooring and made recommendations re "GFI" breakers and insulation. He checked GFI outlets in garage, bathrooms, kitchen and wet bar GFI and made recommendations for improvement. He checked interior walls for cracks and made recommendations for improvement. All in all, Chad was professional, thorough and pleasant to deal with.

Greg conducted himself in a very professional manner and was very interested in protecting my interests during the home inspection process. He provided a video of his inspection, which was very helpful in detailing the inspection and also provided avenues to reach contractors in the area for potential fixes. He also listened to my ideas for improvements and gave candid feedback about their feasibility. He conducts his explanations with the confidence of someone who is very knowledgeable of his field, but is frank about the limits of that knowledge.

He did a wonderful professional job. He explained things on a level that we could understand. I learned a lot from him.

They are very thorough and somewhat innovative. The individual who came out was very pleasant, responsive and generous; he made some effort on my behalf after the fact; after he received my money. I know there was more that could have been done but I liked the guy.

Greg and Foundation 2 Rooftop did an extremely thorough job of inspecting our home prior to purchase. I was very comfortable with the findings that were explained and well documented. Greg goes above and beyond what many home inspectors usually do, specifically in inspecting the furnace and heat exchanger, saving us money and trouble down the road. Foundation 2 Rooftop is the only home inspector that I will ever use in the future, and I highly recommend them to anyone I come across that is in need of a home inspection.

Greg did a wonderful job on the inspection of a house I was looking to buy. The sellers had a pre-inspection done by an inspection company and compared to Greg's work, they did a pretty horrible job. I ended up backing out of the house because of the issues that were found by Foundation-2-Rooftop. The sellers refused to take care of many of the issues. I plan on using Foundation-2-Rooftop again in the future and wouldn't hesitate recommending this company to family and friends.

From the first conversation, Greg was extremely detailed, open and honest about the process. We decided on a date and time and the process stared. We arrived at the house a few minutes early and Greg was there before us. He was prompt and very friendly. He allowed me to shadow him during the complete home inspection. He was open, honest and very detailed in the process. The most amazing part of the inspection was the video review of the inspection for me to use in the future. My husband and I requested Greg's services by reference from a coworker of mine, and we are very glad we decided to take that advice! Greg does an amazingly thorough job in inspecting a home from top to bottom and inside to outside. We initially hired him to inspect a beautiful home that we were head-over-heels in love with; that love quickly faded when Greg pointed out a number of issues that needed to be addressed (and the owner was unwilling to help with). The saving grace was Greg's insistence on a professional inspection of the chimney system; Greg was unable to perform the inspection himself due to the height/design of the chimney, but suspected trouble based on the exterior condition. A follow-up inspection by a chimney sweep discovered damage that rendered the fireplace unusable, and a major safety hazard. The repair cost was FIVE FIGURES. We walked (practically ran) away from that house. Greg's inspection fee was easily the best money we've ever spent. Greg was equally thorough on the next home we made an offer on, and found a much smaller list of issues that the sellers were happy to correct for us. After watching his hour-long video review of the home, we were pleased with the home and finalized the purchase! In both cases we provided him with very tight time lines and he was very flexible on scheduling and punctual for the appointments we scheduled. He is very professional and extremely knowledgeable about every facet of home construction. A home inspector's primary purpose (from a home buyer's perspective) is to inform a potential buyer of the condition of the home and any potential safety or maintenance issues that exist within the home. Greg is a master at not only spotting and documenting these issues, but explaining them and prioritizing them simply and clearly. We were first-time home buyers and don't know a lot about home construction, and he put our minds at ease. His video documentation is fantastic; why read through a 30-40 page document when you can SEE the issues as Greg points them out? It also makes the negotiation process for repairs dramatically easier, as the sellers can see the issues for themselves. My husband Dave and I have used Greg Wayman's Foundation-2-Rooftop home inspection services many times over the years. Greg has saved us from multiple buying disasters. We first used Greg’s home inspection services about six years ago. I honestly don’t recall what he charged, but you don’t want to go with the lowest cost provider for this type of service. We were considering purchasing a home for our family to live in, but unfortunately, the house was literally falling down a hill. The signs were well hidden by the home owners. After the inspection, Greg told us "don't buy this house" and then backed up his recommendation with thorough documentation. We were able to get our deposit back as a result. More importantly, Greg ensured the safety of our family and kept our lifetime savings from going down the drain. If we had purchased the house, it would have been very costly to attempt to repair and would have been next to impossible to ever sell. Since then, although my husband has a construction background and can generally spot structural issues on his own, prior to purchasing homes to remodel, he has Greg inspect them. We are not “flippers” and consider ourselves refurbishers with a concern about the safety of the public and honest business dealings. Greg has the same philosophy and we trust him emphatically.
