Description of Work: Derek Hilgert was the selling agent. He also happened to be the listing agent. I purchased his listing and he acted very ethically and professionally. The transaction went very smoothly and he responded immediately when ever I contacted him. I was very pleased with his service and in fact have recommended him to friends.

They were pretty easy to work with. Their service was good. The only problem is that our communication was not that active as what we want.

This rental property was purchased in May 2009 from HUD. I wanted to fix it up and sell it, but the terrible economy intervened. The house was empty for several months over the first winter; the second winter the (then) real estate agent found me a *renter interested in a rent-to-own. Here is my story: Before finding Wendy Barber I contacted a different real estate agent - from the same office as hers, but I didn't know this when I hired her. The other guy was condescending who intended to do absolutely nothing except put up a sign and attend the closing. So I never got back to him and I found Wendy, thank Goddess!! It is important to note that I do not live in the town where the rental property was located. Also, I am newly disabled, making it impossible for me to help with the work. Before contacting ANY real estate agent I was faced with having to clean up my rental property after having a *tenant who was - without a doubt - like one of those people you see on Hoarders. The tenant was ill over the winter and she used that excuse to not let all three of her dogs out of the house for months. Imagine how I felt when I finally realized what was going on: I walked through my house and found dog urine and feces EVERYWHERE (and cried on the ride home). Before I could evict *her she left this mess along with some acts of vandalism stemming from my response (outrage) to the filthy house. She has since changed her name, left the state, and asked to not have her forwarding address given out). No wonder the other real estate guy was 'hands-off.' Then Wendy came on the scene; she took over and handled all of my problems and concerns, one by one. She used her contacts to get the place cleaner than my other workers possibly could; she did some of the cleaning herself, like washing the windows and walls and replacing electric outlet covers. She worked on the shrubs and other outside areas, and she went to the store to buy parts and cleaning supplies. She did all sorts of stuff to finally get the house on the market. After just two days we got an offer - I was ecstatic. THEN - you will not believe this - just hours after getting the offer a terrible accident occurred where a young man (actually he was home on leave from Iraq) rolled and crashed his SUV into my house, causing damage to the front corner of the house; the worse thing was that the young man was thrown out of the vehicle onto the front porch, where he died. This accident created a lot more work for Wendy; she immediately started handling all of the new problems, one by one. She dealt with the prospective buyers (luckily they did not back out), the home insurance company, the auto insurance company, the insurance adjuster, the police report, the estimates for the many new problems, and of course she handled the routine stuff like dealing with the title company, and the list of items needing attention (from the buyer's lender). Wendy also stepped up and handled the problems created by the dozens of young people who came to my house, night after night. They were the friends of the young soldier who died; they brought flowers, candles, posters, pictures and their grief. All of this was on the news, at the top of the hour, showing all these kids there on my porch (some were crying, some were offering up words of condolence). Wendy showed up too. She didn't know the young man, but her husband is a minister and he came with her one night; they organized a prayer circle, and led the group in song and prayer. It was nearly midnight and she was still on the job. She was concerned about having these kids on the porch because it had been destabilized due to the accident, so she put up a sign, well-stated, asking them to stay off the porch. She cleaned up the cigarette butts, flowers, etc. Right up until the closing Wendy was still at it. Throughout all of this she kept me in the loop; no decision was made without my input. I cannot imagine how all of my problems would have been handled if I had that other agent, who only wanted to put up a sign and leave the rest to me! Wendy was God-sent. I'm not much into religion, but I welcomed the prayers Wendy offered to me for my health and well-being. If you need a real estate agent in the Lincoln Nebraska area - contact Wendy! More I cannot say.......
Description of Work: Wendy did all the things a real estate agent does, and more; lots more. She did a market analysis of my house, and helped me come up with a price to post for my house. She kept in touch with everyone involved in preparing and selling the house. This included contacting several businesses to do work at the house, providing me with several estimates for all the projects done at the house. She handled all of the upkeep required to make the house look nice (I don't live in the same town where the house was being sold). The commission Wendy earned = $4500.00
