First of all, the general contractor and his staff are nice people - friendly, generally responsive, and seemed to have good intentions. However, the one task you count on a general contractor for (overseeing the subcontractors) they repeatedly failed. Even now, over two years after the fact, we are finding quality control issues that are costing us money. Windows: The first year in the house there was very little rain. One storm did appear to leak through a window on the south side of the house. The general contractor did send one of his guys out, found nothing wrong and implied I left the window open, and that was the end of it. Well 2014 has been pretty wet already. Four windows have now leaked at the sill and the manufacturer's representative has determined most of the windows in the house were not installed properly. Specifically, they were not shimmed correctly and taper off in the corners, which leads to leaks. The front of the house is brick, pulling the windows out and resetting them is so expensive it cannot be done. The windows with siding exterior are not much cheaper to fix. We are left with replacing the weather stripping and hoping for the best. Electrical: Power had to be brought in from one side of the house and pulled to the other side due to the layout. Unfortunately, they did not lay the conduits before pouring the basement slab, and you can't do it after the fact. Not an issue at the time, but now we are finishing the basement and we have to frame around these two 3-inch conduits running across the entire basement. In addition, we found out the first winter the geothermal unit was not hooked up properly and we had no heat! Not to mention most of the breakers had to be replaced because they were defective - which we found out because rooms randomly tripped and lost power. Plumbing: During construction we noticed after a large storm the seal around the septic outlet through the poured foundation leaked. It was obvious, we had pictures. We notified the contractor and they supposedly fixed it. The first year in the house we had a regional drought and very little rainfall. about 18 months in, we had another big storm and it leaked again. The plumber responsible refused to respond until we threatened to go to the State Board. The plumber then called back and triumphantly declared that we were beyond one year so we have no legal case. Review on him to follow. We have to dig out the pipe on the exterior of the house and carve out all of the sealant and redo it. Those are the big money issues, but add to that forgetting to install exterior water spigots (fixed at last minute), painting the entire house the wrong color (navy blue instead of white), and a lot of other small things, this is not someone we'd hire again. I saved my pay from two tours in Iraq for a down payment on this house, and everyday I am wondering what else is going to go wrong. I miss my tent in he desert.
