Ted and Jerry Ramm were very easy to work with and did a great job. I had a million questions prior to and during construction and Ted was very patient with me. We asked for a lot of modifications and upgrades to the model, mostly to accommodate our large family. They were able to incorporate all of them beautifully and finished the house on time except for a 2 week delay due to extreme weather. I thought some of the upgrades were a little pricey but in the end, it was all worth it. We've lived here for 2 years now and still love our house. Only significant problem was a leaky master shower which caused ceiling damage on the floor below, but Jerry and his crew were very responsive and attentive to this - figured it out, fixed the leak and repaired the ceiling to perfection. Several other homes in our neighborhood were also built by Ramm, including our neighbors' house - they wrote a letter praising Ramm and recommending them before we built our house, and we relied, in part, on that letter in deciding to go with Ramm. Our realtor also had spoken very highly of them.
Description of Work: Built our 6-bedroom house in Manchester Ridge in early-mid 2013. Subsequently did follow-up home warranty work on a few items.

Purchased a new home from Ramm Construction in fall of 2010 after being highly recommend from many other Ramm homeowners as well as people in the Omaha construction industry. All warranty items were taken care of promptly and with exceptional customer service. Ted and Jerry Ramm know how to build a great home. We would recommend Ramm Construction without hesitation to any family looking to buy or build a new home.
Description of Work: We bought a home from Ramm construction in fall of 2010 and absolutely love the home. Ted and Jerry build an exceptional home. Our minor warranty items were taken care of immediately and with top notch customer service. My wife and I recommend Ramm Construction to anyone looking to buy or build a new home.

This man said he could build a custom home, went through and he gave us a price. The price was missing many many things such as- 2 shower doors, a bathroom door, and extra insulation. Every time we went to check up there was at least thing wrong; this was once if not twice a week. All the closet shelving was the wrong size shelving and put in the wrong places. They did not match the outlets some was white others were cream. He criticized the way I was building my own him in a unprofessional manner. He lied about the quality of the paint, he said the paint would wipe clean and not show touch ups. I had another professional painter tell me that the paint he used would not wipe clean. You can see the touch ups in every room in my home. The dry waller cut 2 of 5 cads, so we only have 3 cads in the entire home. Since we can see the paint touch up, so they hired the painter to repaint. He would only repaint some of the areas, he refused to repaint the entire wall. He was yelling at me and shaking refusing do the work he was hired to do. To make matters worse, he did not use painters tape. Now you can see paint on the top and of the every window, on the doors, and the side of the doors in the home. When he came to touch up the paint, he was so unprofessional. He did not use a drop cloth, and he splattered paint every where-on the trim, toilet, floors, and doors. He also dropped a hunk of red paint on brand new cream carpet. He rubbed it in before leaving, and didn't mention that he didn't spill the paint. The builder the tried to come out and clean the carpet, he couldn't clean it so he took a knife and tried to cut it out. We had to stop him. They hired to someone else to remove the paint from some of the trim and to remove paint splatters. They would only pay him part of his salary, so he took another job. Now I am stuck with half the job done. They installed faulty wiring, and it trips our circute breaker. In fact I lost power while reporting this issue. The carpet we picked out was 10 cents cheaper per square foot, and look very nice. He tried to over charge us $1,200. His carpet people misquoted him, and he tried push the cost on us. We also put a locker area in the laundry. He tired to tell us a locker was a bench and 3 hooks instead of actual wood lockers. They also ordered the wrong bathroom faucets, and they did not come and clean the nails that were left in our yard. He quoted a $5,000 appliance allowance. When to spend that it, he said sorry it is only worth $1,250. He was not familiar with building codes, so we suffered. We don't have plant ledge, and the shower doors. He tried charging us more for this, because he did not know about the code. They also broke a fan blade upon installation in our master bedroom, and they wont replace it. They also did not install an HDMI Cable, so we had to make them do that. When we closed on our house, and it didn't have our stereo in it. The kicker of the situation; We told the builder that we wanted our house blue, he told the developer that our home would be a neutral color. We did not know blue was not allowed in the subdivision. The builder deceived us and developer. He did not tell either of us information. This was because he knew that we would have not put a hole in the ground with him, if we were not allowed to have a blue home. That happened 10/13/11. He never disclosed this knowledge the entire time. A big issue was that we closed in February, and they said they would send us sod when they started cutting it (March). Now it is August, and we still don't have sod, and inches of our dirt has washed away. Our sprinkler lines are visible through the crevasses in the yard. They still have yet to paint the exterior of our home. He is unprofessional, does not honor his warranty, and does not complete his work. We have 30 day warranty issues outstanding that they have not completed. The structure in our home is fine, however the interior quality is very poor.

Angie’s List Members and Staff, Thank you for your efforts towards getting our issues resolved regarding the new home we built for the member. We appreciate the opportunity to respond to the member's Letter and ultimately get the work completed. Included in this letter are a few words about our company, some specific responses to her letter, and a proposed resolution. Ramm Construction Inc. was established in 1999 by my brother Jerry and I. We are actually 4 generations deep in home building. Jerry and I grew up on and around jobsites of our Dad’s home building business Thomas Ramm Inc. In Dad’s business we learned all aspects of the construction process with intensive onsite training in carpentry including framing, siding, roofing, and finish carpentry. Jerry continued on as a carpenter and job superintendent. I preceded on to get a construction Management bachelor’s degree, then worked 6 years as a project manager and job superintendent before joining forces with Jerry to form Ramm Construction Inc. We build about 15 to 25 homes per year. We take great pride in our family tradition and reputation. Nearly all of our customers are extremely satisfied with our service. Proof of this can be deducted using the evaluation results of Pro Home of Nebraska. Pro Home is a third party warranty service that we use to handle the administration process on all of our homes. Pro Home recently evaluated off of its 30 some Omaha area builders on several criteria. Ramm Construction Inc. ranked #1 or #2 in each one of their categories. Some of the examples were the fewest number of preclose walk through items and the number of outstanding warranty items. Pro Home can be reached at 402-965-8700. We make every effort to get the homes complete before the customer takes possession and we work hard to resolve the warranty items that do arise. Pro Home has evidence of this. I am not sure quite how to start with responding to the member's remarks. We feel like most of the items stated are incorrect or exaggerated. We have reached out to the member on multiple occasions and in multiple ways. We have tried to include the real estate agents, the Pro Home representatives, and the member one on one all to no avail. They refuse to meet with us to work out a plan. We could go point by point show our position on each individual item. Using the 30 day walk through list from Pro Home the member signed off on many of the items and told Jerry Ram in person that all of the items on the list were complete with the exception of one. Now apparently there are many issues. In many cases they have denied us entrance to fix the items. A complaint has also been filed through the Better Business Bureau here in Omaha. They have had multiple conversations with them. We would prefer to work with one organization. At this point we will pursue resolution with the BBB since they are local and do offer resolution assistance including arbitration. We sincerely want to get the exterior escrow related items completed asp. Attached is our letter that is routed through the BBB that offers our attempt at resolution. We very much look forward to working through our differences and getting your home completed! After reading your complaint through the Better Business Bureau it looks to us the 3 main issues need to be addressed. This includes the completion of the grading and sod, the contracting arrangement for the exterior painting, and the selection of an exterior color. We are willing to be very flexible with regard to the completion of the grading and sod. It is our opinion that the logical order of the work is to paint the exterior first, then grade and sod. Using this order would remove the possibility of the painters damaging the soft newly laid sod. If you prefer to have the grading and sod installed before painting the house we would request two things. 1. Ramm Construction is no longer responsible for damage or repairs to the new sod. 2. The escrow funds less the amount for the exterior painting shall be released direct to us. We are willing to coordinate the work schedule with you as long as it is within regular business hours. We are willing to work with you on the exterior painting as well. You have made it clear that you are unhappy with your contracted painter. We will agree to release $,200 from the escrow account for you to use to contract the exterior painting. The exterior painting contract should include cleaning the windows and all labor and paint materials necessary to complete the job. Using this arrangement, the exterior painting would be removed from our contract. We had no intention of misleading you or anyone else with regard to the exterior paint color selection. You did mention to me along the way that you were considering using a blue color. The color selection makes no difference to us as long as it is approved by the developer. Boyer Young requires a specific color name, number, and manufacturer on their submittal form. We were never furnished a specific color to submit. Please let us know how you would like to proceed. We are ready to complete the remaining work. We will also need access into your home to turn on the water and install the lawn sprinkler system in the garage. Sincerely, Ted J.
