Spoke to Ted about my 10 year old oversized A/C unit. My concerns were mold leaking outside the unit and ducts since my last service call involved cleaning of the coil and black mold was discovered. The unit does need to be replaced since mold has traveled and Ted was gracious enough to give me some great advice. Once my house is finished with repairs, I plan on having him come out and do a thorough home inspection. Thanks Ted!

It could not have gone any better. Since it was a reinspection of just the 4-point inspection, he was able to fit us in the same day and email us the report while he was still on site. Professional, courteous, thorough, and reasonably priced.

Our real estate agent was new to the profession and didn't realize that you can't trust the selling agent's saying that the water and electricity are on in a vacant house for sale. When Mr. Sanchez arrived Monday morning, the water (or electric, I forget which) was not on and he had to come back the next day. He was very understanding. He had the reports to us within a day or so. The non-insurance-related report for our use was very detailed with many photos and detailed explanations of things that should be fixed. I called Mr. Ted on the morning of July 18th with a concern for mold in my kids bedroom. He said he could come out the same day about noon. he was punctual and very professional. He did a visual examination. He explained everything I needed to know and even more. He also sent me an email with the recommendations and everything he noticed. Our house is under renovation and addition, and there are more issues that are health and safety hazard which Mr. Ted made me aware of. His knowledge and professionalism far exceeds anyone else. This is the second time we have called on Reliance for services and once again they were spot on. Phone call was returned promptly and service set. Reliance on time at house and conducted informative inspection so we knew what to expect from older home that we want to renovate. Ted provides a report with pictures of areas of need. He pointed out areas that home insurance may find problem with so we could remedy quickly upon sale of home. He is as honest as they come and that is why we called upon Reliance and Ted again. Ted Sanchez performed a thorough, comprehensive inspection of the first unit we considered buying. He turned up major problems and saved us from purchasing a "money pit". We called Ted after noticing an odor in our bathroom and some discoloration/warping of the baseboards. We scheduled an appointment and Ted arrived promptly. He was very thorough with his inspection, getting behind the baseboards to ensure that he inspected all possible sources of the odor. He cleaned up when finished and was very clean throughout the process as well. It turned out that we just had some moisture problems and there was not yet any mold present (phew!), so Ted offered very detailed advice on how we could perform some DIY fixes to eliminate the accumulation of moisture behind the shower wall. He seems to be extremely knowledgeable regarding any types of home repairs. It was well worth it to have the peace of mind knowing we don't have harmful mold spores growing in the house. I would recommend Reliance Inspections to anyone who is looking for a mold inspection and I will certainly call him again if we ever need another inspection. He provided us with a detailed inspection of the home we are buying. He showed us the areas of concern, explained why they were a concern and allowed us to ask questions. He prioritized what needed to be done now and what could be delayed if needed. He was very knowledgeable and able to answer all of our questions. He pointed out many things we had not noticed.

Ted is incredibly knowledgeable and absolutely recommend him to anyone. I found him by perusing the internet to locate a licensed/certified mold inspector to come to the house and inspect. His results are accurate (as the home had since been also inspected by Pinellas County and the City of Tarpon Springs and they agreed with his findings). I have had an issue with my roof which resulted in a leak in my daughter's room. I have had several roofers out in the past to repair it but felt there might be still an issue with moisture and/or mold. Ted was able to explain to me in detail what the problem was and what was needed to repair it. Ted is extremely knowledgeable and I would not hesitate to recommend him or use his services again.

Ted is fantastic! We have used him in the past and have given him referrals many times. Clean, punctual and thorough. He goes over your home with a fine toothed comb and finds any issues or potential problems. Our a/c unit failed recently and we were concerned about mold buildup in various areas of our home. Ted came out and did a complete inspection. He is easy to talk to and tells you exactly what you need to do to fix his findings. He is also extremely helpful in making suggestions that are cost effective. We called him for mold, but he knows his stuff about all aspects of your home. He looked over the new a/c unit to make sure it was done correctly to prevent any mildew issues. He also give instructions on installing our dishwasher properly. A+

It went well. Ted gave me a lot of helpful information along the way. Recommended affordable and easy solutions that I could do and try first. I was referred to Ted by a colleague that had a work performed by him in 2013 with a positive outcome. We found mold in our air handler, and I wasn't satisfied with our HVAC company?s solution to the problem. After speaking with Ted he confirmed my suspicion and gave me relevant advice on how to approach and solve the problem with the company. As a result, I was able to contact the company informed and well prepared to solve the problem to my satisfaction. The inspector was very professional, experiences, and helpful. He did a very thorough inspection of our building and provided us with a number of recommendations. We have implemented the recommendations, which appear to be eliminating the odor.

Mr. Sanchez arrived as scheduled and helped us identify moisture and airflow problems, to established a list of possible solutions and to prioritize the work to be done from immediate to long term. Most reasonably priced and helpful.

We recently found mold in our A/C unit so I called Ted to do further testing throughout the house. He was able to make an immediate house call and provided a fast and honest assessment for a fair price. He arrived early and took his time giving a comprehensive assessment and understandable report. I felt better immediately and wished I'd met him years ago. I'm currently hiring him for follow-on projects. UPDATE: When Ted made the initial service call, we had just had our ducts cleaned by a local A/C company who called offering a special on annual A/C service. When they arrived, they sounded the alarm and advised us our ducts needed cleaning and we had mold in our A/C unit. We just moved to FL and were not aware of mold issues. Also, my husband is a Veteran with asthma who recently lost his job. This A/C company also knew this and played upon our fears. About a month later, Ted came to check for mold because of course my husband's breather had not improved. While here, he checked our vents/ducts and they were still filthy. As if nothing had been done at all. Ted advised me on how to approach the A/C company to get them to re-clean our ducts or give us our money back. He gave me a 101 on our A/C unit and duct work. He taught me the correct verbiage to use so this company would see that I was informed and couldn't be duped again. When I called the A/C company, I used the lessons from Ted and after a little back and forth, this company agreed to a full refund. At first they treated me like a crazy housewife, but when I was able to talk smart about the process, we got all $3200 back in our pocket. We were thrilled! I would have never known there was a problem or how to solve it without Ted. He is a trusted treasure! And is coming back next week for another job.

Great professional person that it's there to provide you with as much information in regards to the situation. Including how to take care of it from the very basic to the professional level even if he cannot provide the service. We felt very comfortable with his opinion and how to handle it.
