I met with Ted to go over some potential concerns we had with moisture and odor at our home. Ted called to let us know that he was on his way and showed up on when he said he would. We were impressed by the time he took to explain the potential issues with both our room and general improvements ie. moving our sprinkler system away from our house, recommendations for downspouts, etc. We did not have a mold problem but were able to isolate the area of concern. He gave us recommendations that were much appreciated. I am a contractor myself and it was nice to work with someone who is professional and cares about his work. If you have mold or water intrusion or general home inspection issues I think Ted is a valuable resource to help you on your way.

Ted was on time, friendly but professional and conscientious. He explained about having the ceiling replaced by a general contractor.

Prior to the inspection I was sure that my tenants, who are also my children and grandchildren , were going to succumb to mold poisoning if I didn't spend thousands of dollars for mold remediation... After meeting Ted and and being educated on the life of mold and it's removal in the areas of concern, my mind was at ease and my pocketbook lighter only by his worth every penny fee. Ted is professional in appearance and demeanor, knowledgeable and easy to understand

We noticed the wood floors in our living room were warping. We discovered water under the flooring and determined it was coming from the dishwasher in the kitchen which was next to the living room. A clamp on the GE Dishwasher had come loose. We called Ted, the owner of Reliance Inspections, and he came out the next day. Since the leakage had probably been ongoing for a few weeks, mold had already formed. Ted was ready to work on our problem as soon as we gave him the go ahead. He came out, sealed off the area of the kitchen and half of the living room, cleaned the area to get rid of the mold, pulled out some drywall that was damaged due to mold (we had already removed the cabinets ourselves), set up several commercial size fans and dehumidifiers. He came back 2 days later to remove his equipment and the plastic that encased the work area and to make sure the mold was gone. He explained to us in detail what we needed to do to continue the process of drying out the slab before we installed new flooring. Since our house is about 30 years old, he made recommendations on some simple things we could do while the kitchen was opened up with no cabinets to maintain the plumbing and walls to decrease the threat of water leaks. He was careful to explain everything he did, provided detailed written estimates, and completely cleaned up the work area. We would definitely use this company again and recommend him to friends and family.

Words cannot express how thankful we were to find Ted. He was a life saver when we found mold in our baby girl?s room. Ted is very professional and he works at a level of excellent that I haven?t seen in many years. In my profession (as project manager of hospital builds all over the United States) I have worked with many licensed contractors and I have to say that Ted blows most of them out of the water! You just don?t see someone like Ted come along every day. Someone who has the skills and takes the time to do things right the first time! Ted uses top of the line equipment and is very well educated in not only mold but all things home constructions. And to top it off he is fabulous to work with! When we found the mold, I was hesitant to call a ?mold person? due to previous experience on a corporate level with mold removal. Ted restored my confidence; he did such a great job! The mold removal took about 3 days, at all times Ted ensured that the area was safe and clean. We were very impressed with Ted and his work at this point but it was after he completed the job that really took the cake?Ted called us late that night to double check and remind us to keep the construction area locked. He was worried that while we waited for the next contractor for the renovation that our little girl might get hurt if she went into the bathroom. Now that wasn?t a ?mold guy? call that was a call from a man who has children himself. You just don?t find people like that every day! We will use Ted again should the need arise, and when we buy our next house we are calling Ted first!

Mr. Sanchez gave me an estimate & did not change that he did extra without additional cost. He was very punctual, diligent & meticulous.

Overall, Ted was very professional, punctual and responsive. The reason I gave a C for overall and price is because he was unable to pinpoint the source of the odor. I will also say that he did not charge me for the second visit. I decided on my own to give him a payment because I thought it unfair not to pay him for his time.

Ted Sanchez of Reliance extremely prompt and professional and detailed in his report of findings. We had a roofer who blamed the windows and a window vendor who blamed the roof on leak challenges in our home. We wanted a third party who had nothing to gain or lose by telling us the truth of the origin of the leaks. Ted was the right guy and we found him on Angies LIst. His report allowed us to determine most probable cause of leak and to being the repair process. He followed up and has been available to answer any questions along the way. We would HIGHLY recommend him to others and have confidence in his work ethic and professionalism as well as fact he is qualified to perform duties required.

Our family had recently added a substantial addition to our house in December 2011. In August 2012, it flooded. After weeks of dealing with our contractor, architect, and several inspectors, Ted was the ONLY person to identify the point of water entry. Anyone that's been through construction woes knows what an emotional process it can be. Ted was a great resource for us - he provided sound advice, detailed reports, and was extremely thorough during the remediation process. We highly recommend Ted. He professionalism is impressive. Ted was very punctual and professional. He took pictures in the attic and afterword showed them to me as he explained his findings. As a result we are haveing remedial work done on our system. I felt very confident with Ted and would definitely use him again. Yes I can recommend him to family and friends.

Ted did a GREAT job. One of the things I measure folks by is when they leave you never know someone was there. He was so neat...not even a piecce of paper to pickup. If you need his service you would be crazy not to contact him. Did I mention how honest he is.....very up front.

Ted came we told him we had serious problems and nasal drift we thought we might have mold in attic problem in as more a disconnected hose behind dryer a too small hepa filter.

This is my first experience in using a perfessional home inspector. From first speaking with him and then meeting him I could tell he was very experienced and qualified to do the job. The tools and his expertise on the mold issue along with the inspection was great so well worth every penny. Before I buy or rent I will use Ted's services if I feel uncomfortable with any home. As you know Florida is a huge mold fest. Ted was able to locate, document, the source or location of water issues in the bathroom infected with mold. His presentation on the mold report was outstanding. Step by step documentation with pictures to show what was seen and done by the repair contractor. Ted put the extra in extraordinary work. Will always recommend and use Ted's services when needed. Will highly recommend him to any family, friends and legal teams that need these services.

I had someone come and do a mold test a week ago and was told I had a severe problem and we all would be getting sick, that it was in the central air ducts, I would have to rip out some wall areas and it was going to cost a lot of money. So I called Reliance Inspections to have them see what they could do to fix it for me and Ted came to check it out. To my surprise I did not have a problem and just needed to clean the windows with vinegar. I had expected to spend thousands to fix the problem thanks to Ted and his honesty all I need is some bottles of vinegar. I also found out the other company I had to test was not licensed which they said they were, I will be looking into filing a complaint on them (they were not from Angie's List). From now on I will use Angie's List for all work I need done. Thank you Ted for being such an honest person and I will recommend you everyone. I had doubts about joining Angie's List, now I will tell everyone they should join because you can trust the people they recommend. Just wish I had joined a week ago.

Ted Sanchez did an outstanding job inspecting our condo. He arrived at the time he had scheduled and did a thorough job inspecting the outside features of the condo, taking pictures and making note of every thing that needed attention or had some characteristic he believed needed mentioning. He then inspected the inside of the condo, also taking pictures and making notes. He answered all of my questions, including the dumb ones :-), with courtesy and professionalism. He checked for evidence of mold and any moisture in the walls indicating possible water leaks. I should mention that he had come out at least two or three times previous to this visit, as my mom, who was living in the condo, was very concerned that there were water leaks, moisture, and mold in the condo. Each time Ted came out, he went through the place with a fine-toothed comb and assured my mom that there wasn't anything to be concerned about. He was very patient and understanding with my mom's concerns and treated her with respect and kindness. I would highly recommend Ted for his inspection services. He is very knowledgeable and experienced in his field. He will be completely honest with you and you can trust him to tell you everything you need to know regarding the physical condition of your home. He provides you with a comprehensive and well-documented report, complete with pictures and descriptions. His fees are reasonable and is money well spent.
