Neil is awesome. For first-time homebuyers buying an older house needing several major repairs, Neil went out of his way to explain everything he found, both good and bad. He was extremely punctual and efficient, but provided a thorough inspection. He knows what he's talking about, but is honestly there to provide you with all the information he has. I would without a doubt recommend him to anyone looking for a new home inspector and isn't sure which one to pick.

Inspection was not as thorough or as complete as it should have been. For example the roof line of a 2 story cape cod home, was only examined from the ground with binoculars. If the inspection had been on the ladder from a roof line, extensive wood rot and scroll damage would have been seen and reported. The cost to repair this oversight was $4100. Another example involved the HVAC system. While it was reported that the system was probably not adequate for 2 floors, he never went to the second floor to test for cool or warm air. If he had done so, he could have reported that there was absolutely no cool or warm air getting to this area of the house at all. To rectify this problem and to install a new mini-split duct system cost $5100. There are also other areas of rotten wood, holes and peeling paint that were not reported. I was 1,000 miles away and unable to attend the inspection. I relied heavily on the report which only suggested consulting with a trades person for maintenance, repair or replacement. The urgency for this action being completed prior closing was never mentioned. When all of the above plus some additional small matters were brought to the attention of the inspector, his response was "I did my job, you were at fault since you didn't consult any trades people as part of your due diligence before closing." He also sent me another copy of the report, implying that I hadn't received it (which I had) or which I hadn't read it (which I also had).
