Description of Work: Addition to back of home to include half-bath, play room, laundry to open up to kitchen. Approximately 400-500 sq ft added. No heat/air to either laundry or bath and a Fujitsu ductless unit for room that has stopped working. floor was not leveled or luan put down prior to flooring being laid so my floors need replacing 10 months later. Floor pops as you walk on it, fixed once and a few days later was worse than before. Doors are not hung straight, laundry room cannot have door as not enough room was allowed for my front loader machines that were already in the house. Paint peeled immediately so I need to have that redone already. Drywall tape in Vaulted ceiling is loose. It is not completely open to kitchen as 'they' opted not to remove the brick facade but to drywall it in. I need to hire some one now to come correct my issues and eventually finish what I needed done. Our mutual friend would be sorely disappointed in the job and workmanship had he been alive to see it. I paid three times more than I expected to pay and I never got to see but one itemized listing. I questioned that one a lot. Part of the issue was I had been in an accident and was hospitalized and then recouperating away from home when the job was being done. I couldn't hold him and his crew accountable for time, costs, etc. this was not a good experience.

He subcontracted the whole job. At first it went fine . Dug up old tar driveway. Installed a well and pump. When it came to installing Driveway his guys never worked with Belgium block before nd installed it incorrectly. We were very unhappy with how it looked . He admitted his wrong doing but They never redid work to correct it.he forgot to do some work and then made excuses . He,Patrick Hannon,never filed for permits and than couldn't finish work cause he didn't have the permits Mr Hannon gave us the bill before he finished and when we wouldn't pay till completion which is what the contract said. He sent letter from lawyer. We have to pay someone else to finish and redo work. We now have heard many of his clients have been unhappy but no one wrote any complaints on this sight or any others to warn us. WELL AFTER I POSTED WHAT I THOUGHT A BREIF AND MILD REVIEW MR PATRICK HANNAN GOT QUITE UPSET GOT DOWN And DIRTY AND ACCUSED US OF FRAUD AND EXTORTION in BOLD PRINT. I called Angies List ethical department and they said I had to dispute his response on line. I'm tired of this and half of it is none of anyone's business but MR Hannon wants his day in court thru Angie so here it goes. First the drawings. I guess Patrick FORGOT we sat at the kitchen table with the drawings and he figured out how many feet of brick and sq footage of stones was needed as well as marked out the 5 (five) conduits that were to be installed under the new Driveway .He waited while I ran down to 17th St to make a copy of the 24"x36" drawing for him. I'm guessing That's why the 5 conduits were NEVER installed because he FORGOT the drawings where the conduits were clearly marked out, when asked he made up an excuse that we didn't need them. We didn't need them to run electricity as well as irrigation Iguess he also forgot to look at his contract which he stated and charged for FIVE CONDUITS. Next, the BELGIUM BLOCK .His sub contracted Mason came up to me and told me he NEVER used Bel. Blk. Before, I showed him a picture that he was installing them incorrectly, he was annoyed I didn't show him sooner.I told Patrick this and he said it was half his fault And 1/2 his mason. But I guess Patrick just forgot that he himself said how nice the stone looked and he was going to start recommending it. He also FORGOT he had no idea what Bel. Blk was I had to explain it was lining the streets downtown Wilmington. And he said "that's 300 years old and you can't get it anymore" than I went out and bought a sample and said every home up north borders their property with BEL. Blk , after all this he found someone who had them but they were more money than he allotted for So we agreed to go half on his loss. By the way they NEVER corrected the section that was laid incorrectly. And that's all the time I'm using on BELGIUM BLOCK. NEXT....ITS none of anyone's business but Mr. Hannon thinks that because I posted a negative review for him all is fair. So his statement of us committing FRAUD I find extremely offensive I have to refute this mans ignorance or forgetfulness . When we contracted Heritage Point (Aka Patrick Hannon) to work on our home we were renting with obtain to buy. We made no secret of it why would I, I've never been accused of not talking enough, on the contrary I talk too much and get very friendly With the people we hire to work on the house. I can remember 3 instances where it was the subject of conversation so being Patrick is so forgetful I'll remind him. 1) before we signed anything we discussed clearing the backyard up from logs and leveling the yard after the well and pump were installed so the place looked good for when the bank came to value the house for our closing in June. That's when we discussed we couldn't get a mortgage for 2 years till we've lived and worked here in NC for 2years. 2) I asked him for a receipt for the well and pump so we can give it to our landlord for reimbursement. We asked at least 4xs for this . 3) when the truck came to break ground for the new driveway "Patrick was running around yelling out "I hope I don't get in trouble For ruining someone else's Property"? I looked at him weird cause he was trying to be funny. I have a very good memory for detail. Anyway when it came to this subject, he held it as an act of fraud , I was very confused as I am now.why would I keep this from anyone of the repair company's or workers we had do work on the house. .?We hired them we paid them. I did some investigating I inquired at the town hall, and asked this fact. I still don't understand what I was to gain by withholding this info? If I did. They told me it's not a crime at all if a tenant wants to invest funds or time on a rental it's at their own cost and cannot expect reimbursement unless of course the landlord agreed to pay, or on the other hand your landlord could object to your improvements it's different for everyone, in our case we were closing on June 1 and they would reimburse for things like well, pump AC etc. Makes sense right ?even our lawyer was confused. WAIT ! I Almost went past the PERMIT issue. We are contractors in NY and there you have to file for a permit before all jobs , you have to post it, where it can be seen or they can shut your job down.it is also a law in NC. A permit is required before you start cause than that's how you know if you have PERMISSION to proceed with your work. We ASSumed Mr Hannon filed cause he not only left phone messages and texting and emails saying he wanted to sign and file for permits and than get started . We were charged for permits and it is stated in our contract. I went down to the building department and inquired and they told me Permit means Permission. Next Patrick and his mason went back and forth for hours and on the phone with my husband in the middle of the driveway job trying to figure out how to finish off the ending and opening of the drive where it meets the street they even asked me I gave some suggestions but Patrick negated them all cause they all required pouring cement and for that you needed a permit which of course we didn't have. Really the dilemma was he Never thought of how to finish it off and when it dawned on him he was flipping cause he didn't figure it in The budget , or it was "bait and switch " he figured if we wanted the driveway to be finished correctly we would agree to pay more. How exactly was he going to end the driveway? We asked many times "what are you going to do so the stones don't run into the street?" He would reply "don't worry we want to make you happy and my guys are pros." We never really got an answer. They ended up motoring Belgium block across the drive on both sides building a wall that my car couldn't drive over. The person who is truly guilty of fraud is Mr. Hannon. We asked many times for a copy of the bill for the well and pump, he kept putting us off. Finally he gives it to us with a 1200.00 addition on it. The pump and well were done for months already he never once mentioned they ran into trouble or because of the sand they had to do additional work, never ,not the 4xs we asked for a receipt or at the time of service. Which was so out of the norm cause every dime was mentioned if it was 'not originally calculated.he would always say "this is for free ,I didn't charge you" for every little thing. A huge flaw in the whole arrangement was that the contract was so wide open, none of the figures were itemized on the bill, which usually works for the contractor. So when he gave us the bill for the pump and well my husband (D) forwarded it to our landlord and that's when Patrick yelled ""Extortion" Next subject: On his , my husbands, drive down from NY ,Patrick asked (D) to forward him some money so he could keep the job going. My husband agreed even after the circus we've already been thru. When he finally arrived home here in NC he and Patrick did a walk thru. He discussed how 40% of the job isn't done and what is done is incorrect. They discussed how to fix the errors , get the permits for drive and garage and let's finish up. Than Patrick hands (D) the balance of the bill, when my husband opened it he said ok I understand this is the balance which the contract states is due upon completion. Patrick said he could withhold 1000.00 to assure that they'll finish ,at that point my husband reneged on advancing him money to keep job going. That's when Patrick snapped and started harassing (D) and our landlord. He trashed my husband 's name and used the words fraud and extortion. He called and threatened liens and she is an elderly woman . After that he called the son and the daughter over and over again really upsetting everyone.one day he called the woman 9 x's . This went on for weeks. Then we got a letter from his lawyer with mixed up and inaccurate events. Our lawyer responded with very professional resolutions. They responded again with another mixed -up and misspelled ,faxed letter. They wanted the balance put in escrow and they would complete the job, but the list was nothing of essence or of any importance we didn't respond. We went to closing in June .and there was NO LIEN I'm exhausted you can read my review and Mr Patrick Hannons rebuttal and you can decide whether to hire Heritage Pointe Builders Yourself.

It¹s always interesting to me that when someone is obviously in the wrong, they dance around the issues and just talk, talk and talk. This shows complete ignorance and disregard for actual facts. I am going to keep this sweet and simple rather that run on and on and on so as to to be exhausted as she finally wore herself out. She was kind of like a mad dog out of control !! Long and short of the saga, is that THEY committed FRAUD and illegally signed their names as being owners of the property when in fact they were NOT !! When we found this out we immediately stopped work and requested all monies due and out standing paid to date. They balked. We then had our lawyer send them a reasonable request that they ESCROW the balance of our fees and we would complete the project. This was a Pretty straight forward and an honest business approach rather that having them arrested for fraud. Guess what they balked again. At this point we had our lawyer lien the property. Our lawyer recently informed us that the property is now in their names. He advised that this will make it easier for us to sue them directly for the approximately $20,000.00, plus interest and legal fees they will owe us. Again, do NO work for these people. They are deceptive and frauds. PERIOD!!!"
