The experience was very poor. First, Richard did not show up on time. I waited at my home for him to arrive. I had work being done and was home for that reason, so it was not that big of a deal, but on any other day, it would have made for a very big inconvenience. Richard called me and said he needed directions, which I provided. my home is on google maps and every GPS, so he might have been better prepared before the time of my appointment. But he said he'd be there in 10 minutes and I agreed that would be fine. Another 45 minutes passed before he arrived (with no follow up calls in the meantime). He walked right past me when I opened the door and immediately began going through the rooms. I guessed he was in a rush due to being so late and overlooked it. Most rooms, he just stuck his arm and camera into, snapped a photo, and walked out. In about 1 and a half minutes, he told me he had to go out to his car for a second. I waited and waited inside and my other vendor left. I got a call that I was needed at my doctor's office. I waited some more. I finally walked out to the street to advise that I was going to have to leave. He said he had a few more questions. He came back in and asked me if I had an irrigation system and a couple of other things, then left. He was inside the house for about 4 minutes total, but in his car parked out on the street for almost an hour. It seemed odd and he did not give me any head's up about the process (saying you have to step out for "a second" and then staying out for an hour was confusing and made it hard to plan my necessary appointments for the day). I later obtained a copy of my appraisal from my lender. I had been charged $300.00 for it, which I had previously been advised would be the case. It had an error on it (it listed my home as a slab foundation when it is, in fact, on a crawl space). I asked the lender to have that portion corrected. The lender said the appraiser refused to correct it, stating that "the majority" of the house was on a slab (only the garage is, and it's about 1/4 of the footprint). So I obtained a copy of my county's tax records stating clearly that the foundation type is a crawl space (it even shows the building footprint and layout). I sent it directly to Richard at Prescott. His response was that he had never been asked by the lender to correct it and had never heard of this issue before (the lender provided e-mails proving otherwise). I sent him the tax information directly and waited 6 days but got no reply. When I sent him the county tax record information again on the 6th day, his reply was that I had best refrain from contacting him, that he does not operate by my rules and that if I contacted him again, I should be careful because he had legal recourse were I to report him to Angie's List or the Better Business Bureau. He said because the lender hired him, I'm not his client (despite the fact that it was my house and my $300.00). So I suppose I will never get a corrected appraisal and I feel my $300.00 was completely wasted, my time was wasted, and I was treated unprofessionally. So, I may be inviting a frivolous law suit by relaying my experiences here, but if it prevents someone else from being treated rudely, given an incorrect appraisal, and then threatened when they ask for a correction, I guess it will be worth it. After all, that's why we all pay for Angie's List.
