Harold Todd Smith: Land Surveying

DO NOT hire Todd Smith Surveyors of Raleigh NC. I needed a boundary survey of my residential property to resolve a dispute with a neighbor who wanted to plant a number of large magnolia trees within a few feet of my house. We live in an HOA and the neighbor applied to the HOA to perform the work. They received a denial, but are contesting this to the HOA BoD which meets at the end of the month. So, I needed the survey report asap, as I clearly indicated to Mr. Todd Smith. Spoke to Mr. Smith on Jan 4th setting up of an appointment to do the boundary survey on Tuesday, January 12th, 2021. He did not show up. He never called, emailed or texted. Later he said that there was rain forecast for the day... It was a SUNNY DAY! I texted and called multiple times. Result: no response. Two men showed up on Thursday, January 14th (no notification) and spent about two hours only to tell me that they had to come back, as they were missing corner boundary stakes on the property. There were no boundary flags set apart every 30 ft, as agreed. Matt (one of the two men) promised a survey report the next day---no report. Todd Smith Surveys did not return. They had promised to return on Friday. Texted Mr. Smith on Sunday, January 17th to ask for the survey report. Mr. Smith promised to come back on Monday, January 18th -- no show. Texted and called again on Tuesday, January 19th. I left a voicemail message gave Mr. Smith until 3 pm to return the call, which he finally did at 5:15 pm. By that time, I hired another PROFESSIONAL land survey. I FIRED HIM!! Todd Smith only once answered the phone, and had no answering service or website or email or ANYTHING. On top of this he wanted (I agreed) $500 for the boundary survey of my residential property. I did not pay him. DO NOT HIRE HAROLD TODD SMITH LAND SURVEY of Raleigh NC under ANY circumstances!!

Very professional, provided the plot plan with everything I needed for my contractor to proceed. His fee was very reasonable.

surveyors were on time and started right to work. were finished in about 1.5 hours. did what I needed quickly. the three guys were friendly and courteous.

Got the job done and reasonable priced, but the owner can use some improvements on the communication.

The owner did not show up on the initial date scheduled and did not call to notify me that the bad weather was the reason. I had to call him to reschedule. Although he completed the task on time, he did not provide me with a completed survey that met city standards. The survey was missing key measurements required by the city. I talked to Todd about this and he agreed to update the document and provide me with an amended version and mail .pdf(s) I paid him with the understanding that he would do what he said he would do. He signed the survey that he gave me agreeing to this. After numerous calls and unanswered voice mails, I got through to him and once again he agreed to supply me with the amended documents, but he never did. This delayed my project by several weeks. Bottom line DO NOT HIRE THIS MAN He is not a man of his word and you cannot trust him.

Would not recommend. Showed up ~4 hours late. Not responsive and difficult to get in touch with or have follow up.
