Ceiling of screened area was to be open rafters but collar ties had to be used which were then covered with plywood. Not as agreed upon. Trex decking was not installed properly - there were no gaps left between planks. Causes water to puddle on the porch when it rains. Mold is a problem because the deck can't drain even after a light rain. The exterior siding was ripped with a gap >12 inches with circular saw to pull wire for electrical outlets leaving a huge opening in the wall with only drywall from an interior wall separating inside from outside. This had to be repaired by another contractor. The screen room roof tie in with the existing siding was cut leaving a > 6" gap left between the siding and the roof line which required patching with a board that was hideous. All siding had to be removed and replaced by another contractor. The estimate included installation of a new door, but when the door was delivered, it was deemed 'too hard' and I had to have another contractor do the installation. Having to get someone else repair the siding that was removed for electrical work and install the door added > $1500.00 in costs. The electrical cost was signficantly underestimated...added > $600.00 to end cost. Toward the end of the job, a required lug was taken from my hot tub circuit breaker (making it un-usable) and held 'as ransom' for the outstanding balance (~$1000.00). Money was always paid as agreed upon. I never understood why this was done, but I felt violated, especially since I had left a key to my home for the workers' convenience and comfort.
Description of Work: Construct a 30’x 12’ deck with a roof system over 14’x 12 section extending from house. Screened porch area will be attached to existing roof pitch. Screen area will not have railings but will have the screen tight system. Ceiling area will be open rafters and have ¾ “ roof sheathing with 6 nails per roofing shingle. All decking will be Trex material. Electrical will be included to wire outlets, move out side light and install 2 ceiling fans. Remove triple windows and install new vinyl sliding door. Install new fiber cement siding and trim to match house. Paint siding and trim to match house. Remove all debris from job site. All permits and inspections are included.
