Janet accompanied her “friend” who was in training as an appraiser. Her name is included in our farce of an appraisal, so I hold Faulkner Appraisal Services just as responsible as Nicole, the woman who thinks her appraisal is appropriate. The appraisal done by these 2 basically says I live in a dumpy neighborhood with no real value to our 3300 sq fr house or the 1.58 acre lot it sits on. Funny how our neighbor, in a smaller house, on a smaller lot, just had her house appraised for the same purpose. Her house is worth $70k more since it was built a year ago but ours is worth only $15,500 since it was built a year ago. Bottom line I these women don’t know what they are doing and I would NEVER recommend to them to anyone!

I had the chance to talk to them about the house in detail, and to explain why I think the market value from the city is incorrect. They came, took pictures, walked around inside ad out. Asked questions about the roof, plumbing etc. and left. Sent me the appraisal a few days later. Excellent and personable

Wonderful! The sketch is very clear, easy to read, includes all the room measurements and really shows off the layout of the house. Showing the counters, the bathroom stuff (toilet, tub, shower, sinks) really makes the sketch feel complete (unlike other sketches I've seen which were really just outside measurements with limited interior walls documented). In ours, every room is drawn in and fully realizes the house. Even the garage and the exterior features (deck and porch) were included.

I called her on January 7th, and though she did not think she could fit me in as quickly as I would have liked, she did come to do the appraisal on January 8th. She and her husband arrived exactly when they said they would, and proceeded to do what appeared to me to be a very professional job. They measured rooms, discussed the improvements I'd made with me, and took pictures. A couple of days later I received the appraisal. It was disappointing to me, as I'd hoped my improvements would make a difference, but the market is poor so it was not very much of a surprise. They also did a floorplan for the sale packet, free of charge, which was most generous of them! The house sold at the high end of the appraised range.

I had a superior experience with Faulkner Appraisal Services. Jan and her husband were prompt, courteous and very helpful. They were very thorough and took their time evaluated all aspects of the house carefully. Afterwards, they spent a good deal of time answering my questions and educating me about the appraisal process. In addition, they helped me understand the market value of my house and how I can increase it's value. It was a very positive experience and I would recommend their services to anyone needing a home appraisal.

In short, I would say that the experience was pleasant and stress-free. Jan and Lewis came on time. They were easy to talk with and courteous (after walking around the exterior of the house, they took off their shoes before coming in). I talked with both Jan and Lewis about how appraisals are done. They explained to me the methodology. Last, they said they would have the appraisal done by a certain date and they delivered it on that date.

It was a most welcome relief to find a company that had no issues performing the contracted service requested.

We had everything in our hands in about four weeks. Her company was fantastic. They were very particular and I liked that about them. The price of course depends on the size of the structure that you are having appraised.
