I wouldn't use Adam again. We found him to be completely rude. Putting his arrogance aside, his work was incomplete and he missed several things during our inspection. He missed so many important things to the house we were going to buy and his prices are much more expensive than most in the area. When the inspection was complete, he didn't discuss things that we needed to know - the main valve for the water was leaking during his inspection and he MISSED it. We found out through the owners of the house and they reported his work as being completely sloppy and lazy. Please do your research before you hire him. Needless to say, he wasn't good for his word on two occasions. My husband and I never expected Adam to do the right thing by us after he was paid, but we were hopeful. We are completely dissatisfied with his work, his professionalism, his mannerism, and his worth ethic. Like all contractors, you will hear good and bad. Just because we had a bad experience, doesn't mean you will. Do your homework before you hire him. His website recommends the buyer/seller/real estate agent not be present for the inspection process because it can slow the process down and distract the inspector. The choice is yours. You're paying your inspector and I wish we had come for our inspection. We didn't because he was adamant we didn't need to be there, that he would go over the inspection when he was finished. We've been through buying and selling homes several times, and we have always been on site during the inspection period. Our previous inspectors walked us through the property to show us where the main breaker was located, water valves, and explained to us in full detail about the home. Adam did not do that. He literally spent 10 minutes with us. That time was used to trash the home owners and get paid. We were completely in the fog about the condition of the house, leaving our agent to get a contractor involved to do what Adam was paid for.

I did an inspection for this buyer when they bought their first property here on the Outer Banks two years ago. They moved here from Newport News. I see them all the time as they live on the route we travel to take our young children to and from school. I'm in her contact list on her cell phone. We are not strangers as she has indicated. In fact until all this I considered them friends. I worked very hard for them including going to their house to review the report (which I've never done for anybody before). The conditions at the time of the inspection were very difficult. There was 1 person present at the time of the inspection who was incapacitated as he informed me that he had knee replacement surgery the day before my arrival. On my way out he asked me how it went to which I responded that the house was cluttered and access was limited to which he responded that "we knew you were coming". I reported this to the buyers. I also wrote a very detailed report that included everything that I could see, but also everything that I could not see. I even included verbiage as a final comment on the clutter present at the time of inspection and how the sellers had made no preparations to make the house ready for inspection. The purchase of this house was clearly very stressful for the buyers. They spoke very poorly of everyone involved but especially their Realtor. I say this because as they progressed towards closing, they became very irrational with me. They even stopped me, with my kids in the golf cart, and engaged me in a conversation as to whether or not they should buy this house. It was weird and made my kids uncomfortable. But it happened a couple of other times and ultimately forced us to start taking a different route to school. Between that and the constant texting I really didn't want to be a part of this any more. I am under no obligation to re-visit a house and almost never do so. It's not my fault that the sellers did not make the house ready for inspection, and I reported that in their report. But I also understand that it's not the Ingels fault either but they should have taken that up with the seller, not blamed me for it. They became enraged. Told me that I "clearly didnt know them very well" and since then this has become a vendetta for them. They made this personal by insulting me, bullying me, yelling, being accusatory and threatening. This is a caustic situation that I had to refer to my attorney as they were harassing me. They have since then they have filed this report, made reports on Angies List, Yellow Pages, and who know where else. But their reports are not factual and full of inaccuracies, starting with "new to the area". I wanted to help them. I liked the [Member name removed] and enjoyed the many conversations we would have had over the last two years. I worked very hard for them on this and their previous inspection. This whole situation pains me deeply. In 13 years of doing inspections, I have never had a complaint, much less one that has become so personal and vitriolic. I was the only one in this process that did not stand to make thousands of dollars. Money did not influence my efforts with them. I truly had their best interest in mind from the start. But I became the "bad guy" and they pushed me away. They told me two years ago, and during this process as well, that they moved from Newport News to get away from "the drama". That they want a place to enjoy with their grandkids. "A place to get away from their old lives". First it was in Kill Devil Hills but this neighborhood did not fill this need. Now with this house I sincerely hope that they find their peace and that one day this will all be done. Until all this happened, I really thought they were nice people.
