Marion seemed to have done a reasonable job on the inspection until I was contacted by the HOA and told to make sure that my hot water heater had a drain pan under it. Apparently the contractor that built the place somehow missed putting drain pans under the hot water heaters. After a problem (leak) with another unit, the HOA warned the other owners. My hot water heater didn't have a pan, nor was the floor sloped to the drain. Any leak would have made a huge and expensive mess. I contacted CPHI to see how this was missed during the inspection and if they would be willing to help me get it rectified. Marion responded reluctantly at first. After a month went by he completely failed to return phone calls, texts, or emails. He never said that he didn't think he was liable, or that it wasn't his problem. He simply hoped that I would go away. I would not recommend CPHI. It's bad enough that he missed such an obvious problem, but the customer service after the fact was straight up awful.

This was my third time working with Marion and CPH Inspections. He was highly recommended to me by my realtor, Bev McKnight (also highly recommended - 704.641.5613). I had Marion do the first inspection prior to closing on a new construction home. I wasn't sure if I'd need an inspection on a new house, but was very glad that I did. Marion was exceptionally thorough and found many items that needed correction, including some that could have been future structural problems. I was very impressed that he even checked the temperature of the air coming out of the AC units, and the air was too cold! While I never could have imagined that too-cold air could be a problem, turns out it can. He provided a very detailed report with clear explanations and pictures, from which the homebuilders made repairs. I had Marion come back out to do another inspection prior to the end of one year to check potential warranty issues, and again it was money well spent. He found several issues, including one that the builder was to have repaired from the first inspection. The fact that Marion had brought the report from the first inspection and double-checked against it just shows how detail-oriented he is. For that reason, I had him back before the end of my two-year warranty period, and again he found items that needed to be addressed. Through all our interactions, I've found him to be exceptionally pleasant, professional and knowledgeable. I would highly recommend him to anyone looking for a top-notch home inspector.
