We had to go off of photographs of the property when signing the lease because we were ETSing from Ft. Riley. When we were a few hours from the house we received a call stating that their inspector said the property was not ready for move in and the carpets needed to be cleaned. They said that they could send someone to shampoo them but if not we would not be liable for their state. They assured us that the carpets were not in bad condition and that we could take care of them easily with our steam vac so we agreed. I arrived 36 weeks pregnant to the home and it smelled terrible, the paint was scratched off of the walls, there was dirt and filth everywhere. Smoke detectors were found not to be present in the kitchen area, outlet covers and towel fixtures were falling off of the walls, and the worst part was that the carpet was stiff with dirt. It was so excessively filthy that grey dust was up our calves and our feet and clothes were coated in black sludge. We had to move our things into the garage and leave them there until we felt that the carpet was clean enough to bring them in. Our friends that helped us move in were in awe of the state of the place and how it looked nothing like the photos of it. When I called and said that their interpretation of carpets in bad shape is absolutely not the same as most humans, and hey DO need to be cleaned professionally they said they wouldn't do it, but we would not be liable for it. They would not fix the paint, they would not come and clean. I had to do everything myself during the day and we stayed in a hotel room nightly until everything was cleaned about 3 days later. They did not reimburse us for anything or send anyone to help clean. Now, we have two weeks left on our lease and they were clearly asked if they were aware of the state when we moved in and that we were not liable for cleaning the carpets, but they are telling us that not only are we liable for the carpets, we must have them professionally cleaned. Their lack of professionalism and their levels of greed and dishonesty are the stuff of rental nightmares.
Description of Work: We rented from them and they blatantly lied to us. Incredibly dishonest, and I sincerely hope someone reads this before going through what we are.

Things were fine until the end of the lease. They decided to go increase our rent which was already overpriced about $150 in comparison to other rentals in the neighborhood. They sent a letter stating that the rent was increasing and our lease was due for renewal. If we did not renew the lease, the letter would be considered as our 30 day notice. We found a much nicer home with a pool for the less than their rental and decided that we would not renew. They argued later that we could not get our deposit back because we did not give a notice. My husband called and spoke with someone in the office who pulled the letter and said we were indeed correct and that was considered our notice. Then a few days later when we talked to Brandy and she said that since they could not find the copy of the move in report, she was having to look through all of the pictures to make sure there was not any damage. There were a few minor things that we knew would come out of the deposit (having the carpets shampooed since we could not get it scheduled before move out and having a window screen replaced). We were then informed that until that was done, they could not release the deposit (but it should only be about two days) Two days later, we were told (again) that we would not get our deposit since we had not provided a notice. The office denied talking to my husband about the "letter/notice" and when we spoke with the broker, she told a different story. She said the owners were pitching a fit and demanding the money for rent since they were not aware of us moving. She was going to talk to her attorney to see what to do but her attorney was in court until 5:00 everyday and would not take calls after 5:00.When questioned about the attorneys hours, she then admitted it was a friend of hers and she would be seeing her at a party over the weekend and would not know anything until Monday. My husband called on Monday and she was very nasty about things. When ask if she still had our deposit, she quoted how much money she had in escrow accounts She hung up on my husband when he told her that we were filing a claim with NC real estate. I called back today and spoke with someone in the office wanting information about deductions, dates, etc.....she said that once it has been "turned over to Nia" that it is out of her hands and that she has nothing to do with it since that is her boss. Nia will not return or answer our calls as of today. Here are a few little extra tidbits of information......The quarterly inspector and move out inspector are Nia's husband. Both of them say they do not have control of anything when they OWN the management company. After the fact, I found several reviews where claims were made of her of her mishandling money, double charging the same months rent or deposit., not fixing things in a timely manner (like a air conditioner for four months during the hot southern summer), etc......They only rec'd 2.5 stars for a rating and this is only due to a couple of fishy sounding reviews that actually brought them up to a 2.5. The office is rude, unethical, uncooperative with the military, the handicap....I DO NOT recommend them to anyone. Please do your research because I would hate to see anyone go through this what my family and other families have had to deal with from this company.... ps....spoke with someone in the business and they said we were in the right and are planning to help me with the paperwork to file against this company...so I will remit a follow up letting you know what happens.
