After the initial home inspection and 2 subsequent re-inspections, I noticed a number of items which the inspector had missed, but defended them as "cosmetic" and outside the scope of his work. Somehow, our definitions differed when talking about a cracked bathroom sink vanity among other things. After moving into the house, I noticed even more issues, some quite blatant and serious. I had him fix one HVAC issue where a vent was blocked because it installed without an opening. The inspector and realtor seemed to focus their attention on very minor items like caulking cracks between the wall moulding, even though I did not want it addressed (the tradesman took forever and made a complete mess of a very simple job). I also noticed later that his contract only provides damages up to the amount of his paid fee. Most professional inspectors set no limits as they have professional liability insurance in case they should miss anything and a problem occur.
Description of Work: We used this home inspector to inspect a house for purchase that had been in foreclosure from the developer on the recommendation of our realtor, something we had never done in the past and will NEVER ever do again, I paid for and expected a very thorough and complete inspection since this inspector was supposedly a licensed professional engineer also. I was quite disappointed with the results.

The inspector spent about 1.5 hours, told me that it is a great 13 years old house, nothing wrong. I am a real estate investor. Although it sounds odd that he can finish it this fast, I believe him because he looks professional and having flyers, folders, whole nine yard. Can't go wrong with somebody handing out color brochures, right? He didn't bother to check the roof. After I bought the house, I found the ceiling has a big white patch. One weeks later, the rain come down and the ceiling had a big hole. I called back the inspector, he did not even say sorry. I had an estimate of $1,400 to repair the ceiling and $300 to patch the hole on the roof. Their warranty only covers $300 because the ceiling damange is "subsequence of roof leak", not covered. I will never use this company again.
