Fred Herndon Home Inspections

Fred was wonderful to work with. He was very upfront about the process, charges, and everything was online, which was great given the current covid-19 pandemic. He was extremely thorough - he took 3 hours to carefully go through the entirety of the 2700 square foot townhome we are purchasing. He then spent an additional 20 minutes explaining each item to us in detail, which was great for a novice home buyer, like myself. He included photos of each item in the report, which was helpful to show the home owners and to serve as reminders. He was a pleasure to work with, and I'd absolutely hire him again!

Fred did exactly what I hoped an inspector would do. He went over the home with a fine-toothed comb, from the foundation to the roof, and everything in between. He provided a very thorough and detailed report, and was available for all follow-up questions. He made sure we understood the significance and urgency of all the items on the report. He was very professional and knowledgeable, and did not rush through any of the process. It was an all-around great experience.

Excellent. Fred exceeded my expectations with his thoroughness. I accompanied him throughout. He answered my concerns & reassured me in some areas. He did find a plumbing leak at a whirlpool tub PVC connection. I was extremely grateful for his finding this else potential serious damage to the floor & ceiling below could occur.

Fred was great to work with. I had a couple of unexpected events happen in the home buying process and he was very flexible in rearranging his schedule. Fred is also extremely responsive and I couldn't ask for better communication between me, my agent, and him. His online platform is awesome in that you can schedule him, pay him, and get your report all electronically. His report was well laid out and thorough and was generated quickly. Our father had passed away and we needed an inspection done of his house so that we could find out what issues, if any, his house had. From my first interaction with Fred via Angie's List, he was thoughtful, professional, courteous and responsive. He's very knowledgeable. The house, in my eyes, was in a state of chaos because we are trying to make some improvements and repairs but Fred was a trooper. The inspection was thorough and completed in about 2.5 hours. Fred did a great job. He thoroughly inspected our entire home for several hours and found a bunch of things that our original home inspector from US Inspect missed. Well worth the price.

Fred is extremely thorough and knowledgeable. The house we had inspected is 30 years old and we had several concerns with the property. This was a rather large home, and Fred took his time examining all the nooks and crannies. He was very helpful in answering any questions that we had. Fred was there for over 6 hours, and at the end of the inspection, he found a critical piece that may end up saving us money. His final report was provided to us in a very timely manner and was very detailed and descriptive. I would highly recommend Fred to anyone. His work is exemplary.

We hired Fred Herndon based on a recommendation from our realtor. He was very thorough and found many things the seller's inspector missed. We were not present for the inspection but my parents were and they were very impressed. His report was very detailed and thorough. I liked the photos he included in the report, it was very helpful. I would recommend him to anyone for home inspections.

Fred did a great job! He was extremely detail oriented, explained each component in detail, and wrote a thorough report. This was especially helpful when negotiating repairs with the current home owner. We ended up not purchasing the property that he inspected but are using him again for another property inspection later this month!

Fred inspected each room thoroughly, windows, closets, light switches, electrical outlets, plumbing and fixtures, appliances, etc. He also inspected the electric panels, the outside of the home, including all surfaces--at the base of the house, the bricking and the mortaring, and the roofing; the outer surfaces of the windows. He inspected the garage inside and out. Following this, he donned a protective suit and mask breather and inspected the crawl space and the basement of the house. All the while he was doing the inspection, he was giving me updates as to what he was finding, so when the final inspection report came, it was not a surprise at all. He was very thorough.

I talked with Fred on the phone prior to the inspection and was impressed with his construction industry experience, etc. When I showed up to meet Fred at the house, Maggie Bowers (Accessible Professionals Inc.) was there instead. She mentioned that she often works with Fred and was not aware that I had expected Fred personally to be there. I got Fred on the phone and he apologized for the confusion, but mentioned he was at a medical appointment and couldn't make it to the house by the time our appointment (with the sellers) was over. So.. I reintroduced myself to Maggie, told her I hoped she didn't take it personally that I expected Fred and not her, and we went on to inspect the house. Maggie did a very thorough job inspecting the house and she shared a lot of additional information with me in the process. For example, she pointed out where higher than average grade building materials had been used, showed me things to watch out for when using the gas fireplace, and noted the quality of a structural modification made by the previous owners. About halfway through the inspection, Fred showed up, having extricated himself from his appointment, and the two of them tag-teamed the rest of the inspection. The report was prepared by Maggie, using Fred's format, and my real estate agent was very impressed by the thoroughness. During the inspection I interacted more with Maggie than Fred, but Fred gets bonus points for adjusting his schedule to "make it right" with the customer. Bottom line, i would recommend either Fred or Maggie, and will note the same on Maggie's profile.
