A Pro Home Inspections

I recently had John Dobbs of A Pro perform a " secondary " inspection on my house nearly one year after purchase due to missed issues from the first inspector. I had a home inspection performed before purchase since the house was 10 years old. I did not want any surprise problems as I was going to be spending a lot of money on cosmetics items. The inspector found nothing wrong with the house on his report. Wrong! After a few months problems kept popping up that should have been caught during the inspection. Plumbing issues, broken items, and a a/c unit that went out a six months after purchase. ( I purchased in the winter so only about 3 months of actual use ). I had to have the entire unit replaced. The guy even missed a broken window on the front of the house which I caught before closing. The inspector would not take any responsibility for the items as he noted " not able to access " on his report. By law he is not responsible. He basically said he could not access anything on the report. In reality he had full access to anything he needed. What did he actually inspect and what did I spend my money on then? I should have gone over the report in much greater detail. A rather expensive lesson to learn. This is the reason I had John come out and reinspect my house. I did not want any more surprises and if something needed to be fixed / serviced I would know what to do. John is a true professional and knows his trade well. We went around everything on the house from top to bottom and crawled under the house to discuss plumbing, filters, HVAC items and more. I also had John test my water while he was here. He explained everything about the house to me and how his reports work. He even has a flying camera drone to examine the roof! I was impressed and wish I had hired John the first time around. It would have saved me time and money. I would highly recommend John to anyone needing a home inspection or pre-inspection.
