It has been a endless nightmare! Closed May 27, 2005. First several weeks after closing the builder finished all the unfinished items. Sept 2005: A Gas leak was discovered in the rear wall of our family room. This leak had been present since closing but not discovered until Sept 2005 due to the wind direction. Gas company and builder were called immediately. The gas company (PSNC Energy) performed a test using a gas meter. Our rear wall siding was removed and repairs made. We are very blessed to be alive. May 2006: Several large gaps were found in our hardwood floors all over the first floor: Foyer, Hallway, ,Powder room, Kitchen including Pantry. Builder removed all hardwoods and large cracks were found in our concrete slab. Red markings were seen on the slab after flooring was removed notating the problem existed before flooring was installed. May 2006: Our electrical circuits were tripping out causing loss of power when using lights and vacuum cleaner at the same time. A electrician had to transfer power to other breakers because some were over loaded. May 2006: Opening to our attic was placed over our washer and Dryer therefore our stairs could not be lowered. A new opening had to be placed elsewhere where in our home. It took sometime before the builder would agree to make the repair. Jan 2007: Foundation cracks found in Living and family room. Flooring had to be removed and repairs made. Feb 2008: Roof leaking into attic due to the HVAC installer pushed a pipe through the flashing braking the seal bond and not resealing collar. Feb 2008: It was discovered the vent for my Gas Dryer hadn't been connected to the exterior venting system. This caused heat to backup and the dryer heating system to cutoff. That safety feature saved us from a potential explosion. May 2011: After many attempts in finding the cause for Black Staining on our carpet in several rooms in our home, we removed the carpet. We discovered several holes and cracks in our concrete slab. It is believed the black staining is Mold. Because of all the past problems with our concrete slab I called the builder right away. After hiring structural and Geotechnical Engineers it is believed the builder neglected to place a deepen slab under the load bearing walls and the bay window was build slightly off the slab. It is believed the builder placed brick with a thin layer of concrete over the brick and constructed our bay window. When the flooring company installed the carpet their hammer went through the holes that are in each brick section. It is further believed untreated wood was left exposed under the exterior bay window. We have air and moisture infiltrating our home. The builder has refused to repair our home. We filed a complaint with the North Carolina Licensing Board for General Contractors. The NCLB committee has recommended a hearing with settlement by reprimand. As you can see our builder made many mistakes and some potentially life threating mistake. It has always been a struggle to have items repair and/or repaired correctly. We have been left in a horrible situation by this builder and I would hate for anyone else to endure the pain, suffering and financial loss my family has experienced. I CAN NOT recommend this builder.

Sales agent promises more than her company can deliver. Quality was sub-standard for this price point. Supervisor for neighborhood did not care to even check that we did not have insulation installed in our attic that our home inspector found 2 days before we were to close on our house among other things that have taken almost 2 months to repair. I strongly recommend anyone getting everything in writing .... hire a good attorney and pay for a quality home inspector. Because, with this builder you are only a number especialy after you close and move in. Neighbors are so upset with builder that they are threatening to protest in front of new neigborhoods with the media contacted that Orleans builders are currently selling. Do not trust anything this builder tells you without an attorney present. They obviously do not care about repeat customers. I have heard that most all builders are like this, but consumers need to stop expecting poor quality with these builders.

We were very pleased with the end result. The only thing we had an issue was the salesperson. He did not seem to know the answers to many questions. In addition, he did not point out some key features of the house.
