Had to challenge the work done as it appears they did not read the blue prints correctly. They revised afterwards.

Do your own pre-listing evaluation and save yourself $450. This guy was a no-show for the appraisal appointment and only came when my wife called him. We had asked him for a complete, comprehensive townhome evaluation in an evolving neighborhood, to include the most up-to-date marketing analyses, and also provided him with a long list of upgrades. She mentioned to him some new townhomes a block away, and asked that they be included. The final report did not include these newer ones, only lower priced units were included. When questioned, he was clueless, then defensive, then basically insulted our community in comparison. Which means an incomplete, unbalanced appraisal that does not properly assess our property value. Save your money, do your own homework, let your realtor finalists do the work. $450 wasted. Maybe he'll buy himself a calendar.

Tom arrived on time, took thorough notations, measured each room in the home, took photos of the rooms & made sure he was clear on any updates I had added to the home. He said twice that he would have my report within a week. He just barely met his own deadline, getting me the appraisal just under the wire.

Tom was very professional. He was on time when we were to meet and gathered a lot of information on the property when he was there in order to make the best appraisal he could. Turnaround on the appraisal was less than a week and I was emailed a very large, comprehensive, professional package that included like properties. I will use Tom again in the future!
