This gal is good as gold! It was my lucky day when I met Julie Everakes. When I began the search for a home in South Carolina I called three realtors from Angie's List. Julie was the first person to respond. And she spoke with me as the serious buyer that I was---something the other two did not do when they eventually responded. Julie keeps her word, calls when she says she will, always follow through. Helping someone successfully find a home can require wearing many hats. Julie is not only an expert in her field she was at various times a therapist, psychic, friend, contractor, welcoming committee, tour guide------the list goes on. Julie has also assembled a great team of go to references ranging all the way from Jane, Jennifer and Dan at Fairway Mortgage to the good guys who are refinishing my hardwood flooring. I am not a newcomer to the buying/selling experience. Without a doubt, this transaction has been not only easy but enjoyable.

I have used Julie's services several times since 2012 and I have always been impressed by her professionalism. I can describe our selling experience with Julie Everakes in *one* word: SEAMLESS. Now, here are the details of why I chose that word! This was our first time selling real estate. We were transferring with work out of state and time was of the essence. The home we listed was the very first home we purchased, and we really wanted someone who could help us not only sell our home for the best possible price, but someone who could help us iron out the details easily while we were transitioning our family of four to another state. Julie Everakes was just the person for the job! We heard about her by word of mouth, and it was the *best* decision we made to list with her! She came to our home, was on time, and was very considerate of our family needs. She came late in the evening after our small children had been put to bed so that we could focus! That was her idea, actually. So very considerate. She offered her expert advice on pricing and explained in great detail the status of the current housing market. She spent over two hours with us that evening, patiently going through every single scenario of selling! She also patiently walked us through every sentence and line of the contract we signed to have her as our listing agent. She did not leave that evening until both my husband and I had every question answered. Patient, considerate, and extremely knowledgeable of the area and the process of both buying and selling. She invested in having a professional photographer come out to our home for the pictures. Let me tell you, our home looked like a shiny new penny! And it still was, it was only two years old. But the comparison of the professional photographer to the pictures that I could have taken with my Canon or even an iPhone - there honestly was no comparison. The online listings went up to every single real estate outlet in a super quick fashion! She put up signs directing people to our home, as it was at the end of a dead-end street and couldn't be seen from the main road. She got us set up with the ShowingTime app, and let me tell you, that was *incredibly* helpful! We were able to agree/disagree to showing times, and I would say that process was seamless. We have two kids under three years old. So this app was so user friendly and convenient so that all I had to worry about was getting my kids out the door! When we received an offer, she worked tirelessly to help us in the negotiating process. Thankfully we had a serious buyer, and the back and forth between the two parties was as seamless as possible. She makes the whole process look easy! And it is with her - for the consumer! When we got closer to closing she was on top of everything with the buyers' agent, the paralegals and law firm, and kept us up to date with every single development. Even when the buyers' agent was not willing to communicate as well as Julie does, she did not let that stop her. She found out information on closing times and details directly from the law firm and then kept in close contact with both them and us. From the signing of the papers, to the recording of the deed, to the transfer of money, she was right there! Our family considers ourselves blessed to have been able to work with an agent as amazing as Julie. She is not only good at her job - she is an amazing person! We loved working with her because she was so easy to talk to, and was so willing to go the extra mile to help us sell our home. From the very first phone call, to the last one at the finish line - SEAMLESS. We are forever thankful!!!

Julie was great! She gave me very useful and helpful advice on how to stage and price the townhouse. The unit was empty and she suggested ways to make it sell faster. Her suggested price was spot on - it was low enough to attract offers but high enough to meet my needs. She put it on the market on a Tuesday night and by Friday afternoon we had 4 good offers to choose from. She continued to work with me through the apparently endless paperwork to make everything work fine. from start to finish we were just over a month in the entire process, from contract with Julie to final check from the buyer. She was responsive to all questions, explained the process clearly and thoroughly, and walked me through every step along the way. I would absolutely recommend her. One word of advice - take the advice of your realtor! They are the pros in this process and if you work with them (like I was able to work with Julie) you will maximize your outcome!

Amazing! She suggested a list price and showing tips,which we followed and our home was under contract within 48 hours for above list price with 13 offers. She helped us get repairs completed swiftly and economically to the buyers satisfaction. I would recommend her if you need an excellent, responsive and very professional realtor in the Charlotte area.

Julie successfully aided me in selling my home. She gave me valuable advice in how to present my home before it was put on the market. After an offer on my house was accepted, Julie was invaluable in dealing with the buyer's agent. She also facilitated and helped the closing occur in a very timely manner. There were 2 issues unknown to myself when I listed my home and with Julie's help I was able to contact to correct people and agencies in order for the closing to occur. Julie was absolutely amazing! She's extremely professional, efficient, and knowledgeable. She took a keen interest in our property from the beginning and was highly motivated to help us sell quickly. She's also very resourceful: she provided us a talented photographer, helped stage our home with her own items, and facilitated the production of an excellent brochure (including an actual floorplan with measurements). We cannot say enough about Julie's excellent service. She is very professional, always available (I don't know if she ever sleeps), and extremely knowledgeable in her field. We had a rental property in Charlotte, but live in Atlanta. Selling it had become a nightmare for us until we found Julie. We never once had to go to Charlotte for ANYTHING after we made contact with Julie on the phone. She took care of everything for us, including making sure we could sign all legal documents on line/meet electricians/repair men at the house, etc. She obviously knows what she is doing because under her guidance, we priced the unit appropriately, and within the first day of placing it for sale, we had 3 competing offers. The 1st time, during due diligence, due to no fault of any parties, the offer was retracted. She put it on the market again, and within the same day we had 4 competing offers!!! It turns out we were able to sell the unit even better then the 1st try. She knew that due to our busy lives it was quite impossible to go to Charlotte for anything, and she made it easy for us to sign everything for the closing remotely. We trusted her completely. Our only regret is that we did not use her/find her sooner! Thank you Julie!!!

We needed to sell our home in Charlotte due to a job opportunity in Florida. To that end, we turned to Angie"s List to find a realtor. Thankfully, Julie was not only on "the list" but very highly recommended by other members. We closed on the house last week and can now add our name to that of her many other satisfied clients. From the beginning, Julie was professional and friendly. Most importantly, though, she was always available to answer our questions and calm our fears. Our house posed its unique challenges, but Julie assured us that its many assets would be appreciated by just the right people. While the house was on the market, we moved to Florida and left matters in Julie's hands. She tended to the home in our absence, even going above and beyond the call of duty. For example, the painters had not moved the refrigerator back into place when they were finished; Julie and her husband went to the house and put it back where it belonged. She also suggestioned improvements to make the home more attractive to future buyers. Yet, she never pressured us into anything. In fact, in the case of our older kitchen appliances, she even retracted her suggestion that we replace them. She was correct in her feeling that the home would sell without that particular upgrade. Selling a house is a stressful and daunting task. Julie's calm and capable manner speaks to her experiece and apptitude in her field. She never gave us a single doubt that she knew what she was doing; her instincts for the market were absolutely accurate. In the end, our faith in her was well placed and we greatly appreciate her hard work in selling our house.

We sold our home and we were satisfied with the price at closing. Julie was excellent at helping us decide on an asking price that would attract buyers and also meet our financial goal. She was very fast in getting our house on the market. Julie was a tremendous resource for us. She brought in a professional photographer that took great pictures of our home and presented a cohesive virtual tour of our home. We received many compliments on how well our home showed by several realtors and prospective buyers. Julie made suggestions on how to stage our house. She kept us up to date on comments made by potential buyers so we could make adjustments to the house when needed.This is very important when you are literally competing with your neighbors when it comes time to sell your house. Julie was very encouraging when we would receive any negative comments. The selling of a house can be a very stressful process. My wife and I had quite the journey in buying our first home. As two first time home buyers we perused through many different agents to help us find our perfect home, but Julie stood out amongst the others as welcoming, affable and became so simple and a pleasure to work with. Upon our first meeting with Julie we were instantly happy with our decision, we viewed several homes on our first day and Julie very quickly deduced what we were and were not looking for, she reacted on the fly to our wants and needs and worked really well alongside us when looking for houses that looked promising, she showed both quality reactive instincts and proactive forethought when picking out homes. We had some serious issues in our first search for a home, our first home we bid for we were outbid. This home then came back on the market, right as we had a bid accepted on a different home. We were in two minds as to whether to resume our bid for the other house and after some very helpful conversations with Julie we decided to stick with what we had, and what a mistake our choice ended up being! There was a problem with the purchase that could not be helped with our style of funding, something that was both unexpected and disappointing to both us and Julie and so we had to lose that house, cue a last minute bid for the previous house! It was in the end rejected due to significantly higher offer, but throughout all of this Julie kept us informed with frequent phone calls when possible. We were especially grateful to find an agent that was so in sync with business today, using rapid texting for the short and succint communications we needed when we were too busy to answer her calls. An agent aware that it is 2015 and using that in her arsenal was an unbelievable boon, and one we appreciated to no end. There is a happy ending however, and we found our new home shortly after, in the same neighbourhood as the previous home and we were delighted with it, we put in the offer and Julie showed the same hunger we did for the positive outcome after our nightmare first foray, the bid was accepted and Julie dealt with the few difficulties placed in front of us from the sellers with fantastic poise and reinforced our decision to keep her as our agent throughout all of this! Closing was simple and easy thanks to Julie explaining very simply what we will be expecting to see, and our first home was complete! We will be using Julie when it eventually becomes time to sell this home and buy a new one, on both sides of the selling and buying, without question. We aren't in too much of a rush to resume work with Julie again, but that's because she helped us get one amazing and beautiful home!

I have worked with Julie for 2 years. I am a real estate investor and purchase homes that need some work. She is always available to show me a house and is very quick to respond. She is always on time (or early) for our appointments. She is always prepared to give me all the information about the property, comps for other homes, and if she doesn't have the information she gets it immediately. I have never met a real estate agent as good as Julie. I found her on Angie's list two years ago and go not be happier. I would never use another agent for my needs in this area. She has guided me through 3 home purchases (the third didn't get completed due to me changing my decision). Julie goes above and beyond her job. She will also recommend contractors or try to find someone if I need home repairs. By far, Julie is the best agent out there. I would recommend her to friends, family, and strangers. I consider her a friend at this point because I know I can always count on her.

Julie was very professional, knowledgeable, punctual, motivated and customer focused. Through out the entire home sale process she provided constructive feedback and directed me through each question, task and instruction. Julie met with several repair man when I wasn't able to be there. The pictures that Julie selected for the website listing were very professional, my house was on the market for one week and sold for more than the asking price. This process would not have gone as smooth as it did if it had not been for Julie's persistence and driven motivation. Julie had a very aggressive strategy to get my house sold and she executed it to perfection.

We consider ourselves lucky to have had Julie's expert guidance, attention to detail, integrity and knowledge throughout the home buying process. As long distance buyers we could never have done it without her. She was always available to answer our questions and make valuable suggestions and recommendations. The true test of an agent is when things do not go well, and how the agent handles the situation. In my case, I found that Julie was reactive instead of being proactive and did not take control of the situation as an experienced realtor would have done. After a while, I also did not think this agent was working on my behalf, but really on her own behalf -- to take whatever a buyer wanted to offer with the hopes that a sale would close so that she would get paid. I had one offer on the property that fell through right before the due diligence period. As I am out of state, this due diligence period is something unique to North Carolina. However, knowing that I had renters in the property it probably would have been better for her to advise that I structure the closing and give my renters notice once the due diligence period was over when we are sure that these buyers are committed to buying the property. Yes, we can get excited about an offer, but we need to structure deals in a smart way and one that also benefits the client, not just the agent. After this offer fell through, which sometimes happens, there began to be out of pocket costs for me. The next offer that was presented to me was a contingent sale, where the buyers planned to close on their property on 11/27/15 and turn around and close on my property on 11/30/15. The buyers did not close on 11/30/15; but there were a number of things that concerned me about this part of the transaction. First, 11/27/15 was the Friday after Thanksgiving, and while I did not realize back in October that this is the date that they were proposing I would have expected the real estate professionals in this transaction to have noticed that it is highly unlikely that a sale will close the day after Thanksgiving, but they did not. Next the buyers, were very vague about what was causing the delay in closing. Julie contacted me several times during the week of 11/30/15 to say that she was contacting the buyers agent daily to get updates. What??!! Why would you contact them daily?? Are you desperate? Because I was not. I had to tell her to stop updating me everyday with "empty" updates. Instead, I would have thought that after the buyers/buyers agent had a few broken promises that she would have took control of the situation and just told them that they had until the end of the 14 grace period to close before we terminated the contract. That's it. That's all. Cut all of the extra conversation. That in itself will send a message. But instead, I got from Julie. The buyer is really upset about not being able to close on time and has been crying about this, the buyers have their things in storage in Charlotte, NC and are serious about buying the place, the buyers are currently sleeping on an air mattress while waiting for their property to close. I had to tell Julie that I did not care about any of these things, nor were they any of my concern; all I wanted to know was whether or not they could close. All the other stuff I didn't care about. When the buyers wanted to extend the closing with additional earnest money deposit and were "confident" about closing, Julie offered me the option to contact their attorney to speak with her directly. Hello!! You're the agent here in this situation. You are the one that should be verifying what the buyers are saying not me, that's what you are being paid for! If I need to begin contacting their attorney, then what are you here for. And that is what I am talking about when I see this agent was reactive and not aggressive enough. She seemed very content to just let things happen. When I told her that I was not going to extend the closing date another month with just additional earnest money deposit because these buyers have not come through on anything they have said. It is only then that she negotiated a $50 per day per diem late closing fee that would be good up until Jan 10. The buyers were ultimately set to close on 12/30/15, but of course their wire did not come in on time; and they somehow didn't realize this may delay their closing until 1/4/15. Julie again expressed how she was frustrated by this delay. I don't know why you all are frustrated. A few phone calls ahead of time on 12/28 or 12/29 could have made sure that the wire was received on time on 12/30, but again we are not proactive in this situation we are reactive. The buyers agent ultimately got in touch with the attorney of the closing office to make sure the closing occurred on 12/31. There were several times when I thought her communication was poor. There was one instance where she was texting me back and forth about an issue. I picked up the phone to call her. She forwarded the call to voicemail. I told her this is too much back and forth. I will wait until I speak with her as "texting" is a very informal way to communicate, and you do that with "teeny boppers" not adults talking about a issues pertaining to a sale. What really took the cake is when I did not receive a call that the sale on 12/30/15 did not go through. I had to call Julie to find out did the sale go through or not. She then asks me, "Didn't you get my email?" No, I did not get your email, and I had to tell her that I think a sale that does not go through at least warrants a phone call and not just an email. Several times throughout this transaction I felt as if I was dealing with a rookie realtor not someone who was experienced and knew how to handle a transaction when it did not go well or smoothly. What was most frustrating to me was how this transaction was handled and the realtor involved had everything to do with that. Good luck if you use her in the future.

Julie Everakes is an all-star real estate agent. After dragging our feet with another realtor who was unresponsive and not working in our interests for a month and a half, we consulted with Julie who came in like the rock star that she is and sold our house within a week and a half, keeping in touch with us the whole way, and responding to any and all of our inquiries right away. Julie is a consummate professional. Her communication skills are top-notch and her attention to detail is as good as it gets. She always responded to email and text messages promptly and in a thoughtful manner. She helped us buy a house sight-unseen in Charlotte and we were very pleased with the outcome.
