Drain Designs

Went very well. It's been a couple of months. Normally my yard would be a total swamp along the fence line, but now the ground appears to be completely normal. We couldn't be happier with the results.

We live in a ~25-year-old subdivision with well-established landscaping. In the past couple years, both our neighbors and us have been modifying that landscaping, resulting in our crawl space flooding with every major rain. The excessive flooding from Hurricane Matthew prompted us to start seeking potential drainage vendors in Oct 2016 but were unable to find anyone who could provide a suitable solution. In Jan 2017 we found Drain Designs on Angie's List and could not be happier with the outcome. With our complex drainage issues and our previous inability to find a good solution, we chose the 3 Hour Design / Planning / Consultation package. Kevin spent about 30-45 minutes talking to us about the issues and walking the property and then about another 60-90 minutes developing his proposed design solution and sharing it with us. The price estimate was substantially higher than the other provider quotes we had seen, but the off-peak timing meant that Kevin was willing to roll the design package cost into the overall cost and provide an additional discount on the work. For our drainage issues, Kevin recommended a length of surface drain at the low point of our back yard to catch the bulk of the water from our upslope neighbors; a foundation drain outlet tied into the main drainage pipes under the yard; and replacing all the black corrugated downspouts with commercial PVC pipe. Kevin was willing to spend quite a bit of time on the phone talking me through the details of the proposed solution and the warranty before we scheduled the work. We were able to schedule the work within two weeks of the design consultation. When a previous job took slightly longer than expected, Carrie (from the front office) contacted us to let us know about the 1-2 day delay. As the team was getting started, they asked for input from me on the sprinkler system controls and locations of the sprinkler lines. As with another Angie's List customer, we had an issue with our cable line being cut by the trenching, but they were prompt in notifying our cable provider and getting it fixed. The team did a great job of following the design as promised and of cleaning up the job site when they were done. Of course, the real endpoint of the work is whether or not we are still having drainage issues. So far, I am happy to report that, even though we have had a few heavy rains, the crawl space seems to be remaining dry. We would be happy to recommend Drain Designs to anyone with complex, challenging drainage issues.

Our landscaper alerted us to some possible drainage problems and I was referred to Drain Designs through Gutter Solutions (the provider of our gutters). From start to finish, I could not be happier with Drain Designs. They provided excellent customer service at all stages of the process. We had much more of a problem that I had realized and Kevin walked me through his recommendations thoroughly. The crew who came to do the work (ALL hand digging!) were incredible: neat, clean, careful, and thorough. It was clear to me that each person in this company takes incredible pride in what he or she does. Thanks to Carrie, Kevin and the Drain Designs team, we caught the problem before it got too serious and our house will be healthier, safer, and sturdier for it. Let it rain, we are ready!

I couldn't be happier! Kevin thoroughly explained exactly what needed to be done and why. He REALLY understands water drainage and explains it in such a way that is easily understandable and makes sense. The work was done quickly and professionally. It is difficult to tell they were even here. Kevin came back after the job was completed and went over everything with my wife and me. Hopefully, this will take care of all our drainage issues but if we should we encounter any additional issues in the future, we will definitely call Drain Designs!

Great according to plan, on time with no cost overrun. Five persons worked from Noon on 10/11/16 to 4pm on 10/17/16 and not over the weekend. Professional, courteous and knowledgeable. Great communication and use of software for signing documents online and for invoicing and communications.

They did a superlative job, arriving on time, introducing themselves courteously, protecting shrubbery from damage, accomplishing all that had been proposed. Having finished sooner than expected, one of the crew began to scrape some long-existing moss from a secondary drainage system made of brick. It was left in mint condition and had never looked so good.

The job took one day to complete and went smoothly. The three installers were pleasant and worked efficiently. Care was taken to identify any underground utility lines. They even brought their own port-a-potty. Chris explained they often get pretty dirty and did not want to soil a customer's home.

The crew showed up on time and finished the job on time and were very friendly and outgoing. Three major gutter runoffs were dug into another drainage pipe and that directed the (what was standing water) into the city drainage area and away from the foundation. A basin was installed in another area of the front yard where standing water remained for several hours after a downpour. They even did a couple of extra things that were not in the original quote, but obviously needed to be addressed. Most companies won't do that for you unless you pay them more! I am very satisifed with the quality of the work and the materials.

The work was delivered right on schedule, on budget, and very professionally. The job site was always tidy at the end of the day and all of the workers were very nice.

The job could not have gone better. Kevin (Kondas) is clearly an expert on drainage issues. I was very impressed with his knowledge and professionalism as well as that of his entire staff. Once he had made an initial assessment, he explained to me in great detail what was causing my issues and how he would go about correcting it. He explained what materials he would use and why. More importantly, he kept working with me to stay within a budget that I could handle without compromising the quality of the work. Once we agreed on the work, he kept me informed of the scheduling and showed up when he said they would. They completed the job in a little over 2 days and their work was exceptional. I was concerned about the damage that this could potentially do to my yard but Kevin kept assuring me that that they would put everything back the way it was before they started. I must admit that I was a bit apprehensive that they could do so but once I saw the final work I was amazed at how good it looked! With the exception of a small area that needed to be reseeded/sodded, you would not have been able to tell they had been there. I am so glad that I decided to let Drain Designs handle this job for me. I am confident that this work will enhance the value of my home over the long-term..

It went well. They worked hard to make sure we were satisfied. The end product looked good. They were very professional. We had a misunderstanding on the type of stone on the drain but they worked with us. The price was competitive.

I had standing water that was a like a small pond. He provided a consultation and told me what we need to. They came out right away and fixed the issue that I was having. It only took him an hour and everything has been working ever since. He provided an excellent service that came in much lower than other estimates I had. I would certainly recommend him to others and if I need more work done I will be calling him.

From the initial contact with sweet, friendly Sarah in the office to the very end of this huge project, we could not have been more pleased. Kevin and all the men who work for him are extremely professional but also very friendly and helpful. I had been running a dehumidifier in my downstairs forever, and I was having to empty it twice a day. Kevin rigged it up to drain into our bar sink using a length of hose, so I didn't have to empty it anymore. Since the work and having the heat on, I am not having to use it anymore. He also lifted very heavy bags of salt into my water softener for me (this had nothing to do with the job-- he was just being kind). One of his men saw me lifting heavy oxygen tanks from house to car, and he stopped what he was doing to help me. The crew took a large number of before, during, and after the project photos for us , and Kevin sat down with us afterwards to explain and document what they had done. This will be especially helpful whenever we sell the house. This is a topnotch business. I recommend them unconditionally. They were all a delight to work with, and we felt very taken care of.

Kevin Kondas, and his outstanding team (Jerry, Sarah, Scott, Kevin F., Mitch, and Ben) were absolutely a delight to work with! They were able to COMPLETELY ELIMINATE the occasional rain leaks that we would get in a small corner of our unfinished basement only during the heaviest of rains. We had previously had another wonderful contractor put in a small French drain that helped tremendously and nearly eliminated all leaks, but we still had occasional issues because of the complications of our situation. We knew we had a challenge, because that other contractor is really good! Because I wanted to be proactive in eliminating all potential problems, I contacted several drainage services, but was most impressed with Drain Designs. Furthermore, I was so impressed with the solution and team, that I had them connect all downspouts to their system! First, the Drain Designs systems are of the highest quality and design: The use commercial-grade smooth-wall PVC piping that is carefully buried underground and with meticulous attention to proper drainage slope. Clean-outs are added to all connections to downspouts and French drains so that the system may be inspected, cleaned (if even necessary, because the smooth-wall PVC does not trap debris), and even mechanically "reamed-out" if absolutely necessary. Try THAT with the typical corrugated black pipe and you'll have a mess! The French drains are lined with a heavy permeable fabric (and rubber on the side in some cases where next to the house) and the PVC pipe is covered with a small blanket of out-gassing bio-guard fabric that is supposed to repel root penetration for up to 40 years! Then, crushed rock is placed over the pipe, and finally covered with decorative river rocks that really look great, even left exposed. For places where a French drain is near a downspout connect, the Drain Designs team carefully orders the PVC connections in a manner not unlike the plumber's code for a house such that the downspout will not back-flow through the French drain. All of this is exceptionally well-thought-out and engineered and reflects the experience of the team. As if all of this quality and engineering weren't enough, the system is backed by a lifetime warranty! Secondly (though perhaps more importantly), Kevin Kondas is an exceptional listener and excited to learn and adjust his design to incorporate suggestions by the homeowner. This makes him an absolute delight to work with, because it is so rare that an obviously already outstanding, learned, and experienced designer would be willing to continue improving his design. I think that's why his designs are already so outstanding! He has incorporated just about every feature that one might consider! Thirdly, EVERY MEMBER of the team was eager to answer questions and encouraged me to ask them. There was no-one that I had any difficulty communicating with, asking questions of, or making suggestions to. They were all enthusiastic, friendly, experienced, and hard-working! What an absolute delight! Certainly the Drain Designs system may seem "expensive" at first blush, but for homeowners like us that have had previous (and reputable and actually good work done), it is so worth it to have a final solution that has a lifetime warranty that we KNOW will protect the value of our home! Hence, it is well worth the INVESTMENT! PLEASE contact Drain Designs to have them solve your drainage problem: You will learn a lot and not be disappointed! I would use them again to install another system, but I won't have to! They did it right the first time and in such a friendly and professional way!

Very professional masonry work was done. The new drainage system works. After two very heavy down pours, the basement and garage have remain dry for each side of the duplex. Drain system was installed as quoted and installed in a timely manner. The work was done professionally. Each day before leaving they made sure the work site was picked up.

He was the first person in the 20 years that I've owned the house who was able to understand and explain the problem. He gave me a quick and a longer range plan that made sense. The work has not been done yet, but this is the first time I'm seeing the light at the end of a long waterlogged tunnel. Really appreciate the straight forward approach of this company.

They were on time and courteous. Very professional high quality work. Always kept me in the loop and responded to my concerns immediately. The work was great and I would highly recommend them.

Both my husband and I were very impressed with the people and the results of this project. Carrie in the office was efficient and effective in keeping everything on schedule. The workmen were knowledgeable, professional, prompt, pleasant to be around, and considerate. They took special pains to spare plants that were affected by the required trenches, and even put down a conduit beneath the walkways in the trenches carrying the drain lines and marked off the beginning and ends of those conduits so we could run wires for landscape lighting in the future. We give them all A+ on all counts.

Went very well with everything drainage designs has done so far. I still have more work to do. I would recommend drainage designs.

Arrived on time. Took out old sump pump. Showed me what was wrong with the outflow pipe. Replaced everything that needed to be replaced. Did an outstanding job of cleaning up and hauling away replaced parts.
