The house was built in 1945 and includes an addition. Where the addition tied in to the original structure there was a design flaw that led to moisture intrusion into the basement when it rained. In addition to that, the area behind the house was sloped towards the house and the house did not have proper footing drains or waterproofing where needed on the block walls. Royce Phillips came up with a multifaceted approach that included grading the back yard, installing a drain in the backyard and in the basement, foundation repair and improvements to the foundation in the area where the addition tied in, and digging out around the foundation in certain areas to apply waterproofing and a foundation drainage system. He was extremely knowledgeable, very professional and responsive, worked very hard, and completed the job within the timeframe proposed. He also brought in a subcontractor for one task and coordinated that work for us. We have had two significant rain events (4 inches and 5 inches) since the work was completed and no more water in the basement!

Throughout the process that was curtailed at times due to unusual winter weather Mr. Phillips kept us informed as to progress and consulted us when problems arose. All the other individuals he brought in, such as the excavator, mason and siding provider were professional, courteous and efficient. The project is nearly complete, the yard cleaned up, lawn reseeded and the excavated dirt moved to expand our driveway.. We are optimistic that the flooding problem has been alleviated. We would highly recommend Smoky Mountain Waterproofing, Inc. The estimates were reasonable considering the unknown issues. Royce Phillips is knowlegable, gracious and in every way a gentleman and a pleasure to work with on such complex problems.
Description of Work: This past year we had several episodes of basement flooding due to heavy rainfall seemingly originating under a sealed in lower level bathtub. As this had occurred during Hurricanes Ivan and Frances we had the home inspected in 2007 and thought at the time that there was a leak in the brick planter attached to the house under the living room window. We then had the dirt removed from the planter and determined it had never been waterproofed which we then had done and thought the problem was resolved. The downpours of 2009 proved us wrong. Mr. Phillips had an excellant appraisal of the underlying problem and proposed to powerwash the front foundation and gutters after excavation of dirt from the front of the foundation. He would then inspect for structural damage and repair if necessary then waterproof with membrane and drainage board and install footing drain with pipe and gravel to daylight. He installed a polydrain with grate at the side door and supervised and coordinated the sub-contractors. As with any unknown situation there were complications. Termite damage was revealed and remediated and then the footing poured in 1953 was found to be thin in areas with shale bedrock exposed. Mr. Phillips solved this difficulty by digging down an additional 8" below the footing where the drainage pipe was installed. The expenditure listed above is solely for Mr. Phillips work and not for the subcontractors or the sevice of termite control.
