There was an offer to purchase the house the first day it was on the market, followed by another, right away. Margaret helped me sort through the legal details, and returned every call I make to her within a half an hour or so. On one hand, my home was in an ideal location, in good shape, and priced right (thanks to Margaret!); on the other hand, working with Margaret made the process a truly pleasant experience--given the natural tension surrounding home sales in general! Buying a home is stressful; selling is remarkably more so; and thanks to Margaret's intelligence, experience, and calm professionalism, this home sale was both highly successful and fun!

I am pleased to relate my incredibly positive experience with Margaret Vestal with regard to my relocation to Asheville, North Carolina. Margaret was recommended to me by an excellent real estate agent in Chapel Hill, North Carolina and she did not disappoint. From the outset, Margaret was very impressive. Her initial emails reflected intelligence, a subtle but keen sense of humor and a detailed knowledge of the area surrounding Asheville. At the time, I was uncertain of exactly where I wished to relocate. As a "native" of the western North Carolina mountains, Margaret helped me to narrow my search with her comments communities within approximately an hour's radius of Asheville. I had MANY questions and Margaret answered thoroughly and patiently answered them all. Note, this was BEFORE I even started looking at listings. After narrowing down a few communities, Margaret began sending me listings in those that piqued my interest. My questioning (more like a grilling) continued. Margaret was patient and knowledgeable through the entire process. When I decided to buy in Asheville and began to get more serious about individual properties, Margaret's deep and thorough knowledge of various neighborhoods in Asheville helped me to focus. Margaret asked me what I liked and wanted in a house and a neighborhood (which was very important to me). Based on my criteria she forwarded me listings. We discussed the advantages and disadvantages of each. By the time I drove to Asheville from Chapel Hill, I already had an excellent idea of what I wanted and where I wanted to live thereby streamlining my long-distance house hunt. One of Margaret's qualities that I most appreciated was her ability to give me a "reality check" with regard to the specific market conditions in Asheville. She did not tell me what I WANTED to hear, but told me what I NEEDED to hear and did so in a straight-forward matter-of-fact manner, always sprinkled with her excellent sense of humor. Once I decided on a house, Margaret proved to be a skilled and tactful negotiator and moved the deal very efficiently toward a successful closing with the barest minimum of roadblocks. In summary, I love my house and I love my neighborhood in Asheville and couldn't be more pleased with Margaret's role in accomplishing my dream of moving back to the mountains. Margaret continued to provide assistance long after closing and long after receiving her commission check, and I am pleased to know Margaret not only as a real estate professional of the highest caliber, but as a neighbor and a friend.

While dealing with a fast moving house selling environment, she was flexible and willing to meet us for showings even with extremely short notice. Although we ended up buying a house in an area Margaret did not cover, the time and energy she spent trying to find us the right property exceeded all our expectations. She was prompt in returning phone calls and worked hard to try and find us houses we might want to buy.

When I needed the CMA, Margaret looked beyond the numbers and saw the home's true worth. She listed it and I had a full price offer within 24 hours. In a business where the rules and laws always seem to be changing, Margaret was always up to date and knew what needed to be done, she is very organized and keeps everything on track for a timely and hassle free closing.

We found Margaret online and contacted her via the internet. She immediately responded and made herself available. We did a lot of internet research initially and then contacted Margaret for housing appointments. We drove to Asheville to meet with her and look at houses. We arrived two days after giving her our list, and 5 of the 7 houses had contracts on them. We were devastated. We had taken time off and drove a good distance to come up and look at houses. Margaret masterfully helped us find other houses, made appointments, and took us around. She listened to our desires, and educated us on things we hadn't considered. We had a contract on a house by the end of the following week. She handled the paperwork with us from afar with no problems whatsoever. She was always prepared, prompt, patient and professional. She was exceptional at closing, having all documents in place, and even helping the other parties get their documents organized. She is now a good friend, and we never hesitate to send friends and family to Margaret.

My wife and I have availed ourselves of Ms. Vestal?s services twice; for purchase of a lot in 2004 and the purchase of our retirement home in 2012. On both occasions, Ms. Vestal devoted a great deal of her time and energy to help us meet our needs. For the house, she spent virtually all of her Memorial Day weekend with us. She was easy to work with, listened, and heeded our concerns and preferences. We have no reservations about recommending her to any of our friends. Her fees are the norm for her profession.

I was shopping from out of the state with a limited time frame. I would drive by 8 or 10 house each day and the next day Margaret would take me through the ones I wanted to see. By the third round I located the one I wanted, where I live now. The condo I located on Remax's web site. I had been shopping for this for at least a year and the right place finally came along. Thanks to the web site I was prepared to pounce. I called Margaret when I found the place because I'd enjoyed working with her before. The transaction went extremely quickly and on viewing I was sure it was the right place.

While maintaining a professional demeanor, Margaret is also fun, energetic, and pleasant to spend time with--characteristics we found invaluable when searching for our home. The process was made easier and relatively stress free as a result her personality and skills. Margaret also goes the extra mile. For Thanksgiving 2009, we visited family out-of-town. About 2 hours into our trip, we became aware that we could not remember seeing one of our two cats before we left and was concerned he may have gotten locked in a closet. Unfortunately, we had only been in town a few weeks and didn't know anyone else here. Hoping to avoid returning to Asheville to check on the cat, we called Margaret and asked her if she would go the the cabin, use a code on the lock to enter, and check to make sure everything was okay. Mind you, this was the day before Thanksgiving, and I know she had lots of other things to be doing. Without hesitation, she said yes and followed through immediately. Since we were new in town, Margaret also provided us with references for a wide-array of services in the area (related to real estate, home repairs, and even personal referrals for other services). I also have contacted her since we closed on our house for referrals. She has always responded quickly, and I have complete confidence knowing anyone she refers has been thoroughly vetted. Margaret helped make our house-hunting experiences both fun and productive.

While we never signed with Margaret, I enjoyed my interactions with her, and have referred her to others. Three things distinguish Margaret from other real estate sales agents: Online Marketing Knowledge Besides her excellent web site and online marketing knowledge, which are critical these days, her focus on good marketing copy impressed me. Writing a good listing description and getting the subject line of the e-mail to other agents right seems to me a critical aspect of getting attention for your house that most agents overlook. Margaret demonstrated that she knew the value of these and how to write them. Integrity Margaret proposed setting the price of the house close to what we expected to sell it for, and not playing pricing games. Other agents I talked to wanted us to price much higher so we could play positional negotiation games, a strategy that seems to just result in later price reductions in the current housing market. Even the final buyer's tried to lowball us after we explicitly told them our target price and our minimum price. The net result was more stress for us, causing us to almost walk away and curtailing our willingness to help the new buyers adjust to the house in any way. While I've heard playing positional negotiation games is "standard" in the real estate industry, I come from a business background of using principled negotiation to help ensure good relationships in my business dealings. It was nice to find an agent who doesn't play all the games, yet still performs well. There are alternatives to the price discovery process that don't involve antagonistic pricing that give better results long-term, and Margaret understands this. Helpfulness Even after we had an offer on the table, Margaret was willing to give us what advice she could. Too many people are out there just for their own benefit and for the short-term results. Margaret's willingness to help others even when there's nothing in it for her speaks volumes about her professionalism. Overall, if I had another home to sell, I would hire Margaret in a heartbeat.
