Very knowledgeable about local real estate conditions. Excellent advice to market the house somewhat lower than others as it was a parents older home in need of updating as well as a situation where the out of town daughter would be managing the sale in order to settle an estate. Good market conditions for this year may not extend past September, depending on the economy. I received 3 full price offers, the last one being cash, no contingencies, early closing - contract . Inspection revealed problems, buyers adjusted their offer price based on extensive investigation into costs to repair. Sold, all with calm, intelligent guidance from Margaret Vestal!

Margaret is an excellent real estate agent. This is the fourth home I have purchased and Margaret is by far the best agent I have ever had. Margaret was great at follow up and communication (which had been lacking with a previous realtor I had been working with and thankfully had not signed an exclusivity contract with... {no, you don't have to sign one if you really don't want to} She was quick and timely in turn around and very responsive, which we all know in the real estate world are great assets when you are hot for a buy. Her advice in working with the seller's agent was spot on as well. The only aspect where I found REMAX/Margaret's agency lacking is their contracts are very standard and if you have anything you want added in they are reluctant to do so without a lawyer's addendum, but if you are buying a home, a lawyer's fee in the end is worth every penny to make sure your terms are met and in writing (if need be for any future court disputes etc). In Margaret's defense I think this might have been more on REMAX's end than hers and she was very helpful in mediating with the lawyer's office to have my addendum expedited quickly and smoothly. In the end my terms for purchase were met and she facilitated acceptance of the offer with charm, intelligence and grace. I didn't include the cost of service here as it was the standard closing fees for this area.
