He was a consultant, he didn't actually do any work. He came because there was a mold problem in a house. It was not the black mold, it was orange and yellow mold. I am the real estate agent. I did not contact him or hire him, my clients did. I first asked him if he was bonded and he said no but he was an Eagle Scout. So, I could not leave him alone in the house because he was not bonded. I stayed because I had to stay with him since he was inside the house. When he went under the house then I could leave and I told him I was going to lock the doors. He had no equipment at all. He was using the flashlight app on his smartphone into all the spaces, some of which were ducts and small places that needed bright lights. It was just astounding to me that someone would not use a very bright flashlight to look into crevices in houses. I thought that was very unprofessional. When he called me, I told him he needed to write down the instructions because you won't be able to find it with your GPS. I said, I'll meet you at the house and I proceeded to give him very graphic directions to the point of "turn on this street and the building on the corner has a green metal roof" so that he couldn't miss anything. I'm driving over there when I get a phone call and he was 5 or 10 miles away from where he was supposed to be. I asked how he could be over there and he said, I guess I am just trying to remember those directions. He never wrote them down. This is a mountain community so there are a lot of houses way back in and he never even wrote down any of the directions. He was an extremely nice person. He might know what he is doing but you need to have at least a flashlight or a pad to write on. He didn't record anything. The only thing he had in his hand was his cell phone. I never got the report and my clients only got a verbal report.

(member name removed), I get great grades from my clients. My worst of grades comes from those who did not hire me and possibly see themselves as being on the "other" side of the situation. I figure that we should all be on the same side: That of looking out for the health and fairness to all of those involved. It breaks my heart to get a call from someone who is suffering from the conditions inside a dwelling, especially when those conditions are so obvious that they are easily shown and documented with no more than a camera with a good flash. When it comes to Property and Real Estate transactions there is lots at stake. The issue that should trump all is safety, health, wellness, and fairness of those who will be occupying the building.

Rick was able to squeeze me in for an appointment the next day after I called. He arrived promptly at our designated time and had previously advised me that his assessment would take roughly 3 hours. He was aware of and sensitive to the fact that I had another appointment at 1pm. Rick started by asking about any other concerns I had. We decided to begin by making a trip around the outer perimeter of the house first. Rick pointed out several potential areas of concern that could be the cause of my basement drywall mold issue. He also made suggestions on possible solutions to correct those areas of concern and went even further to help me understand how to complete these repairs. We then proceeded indoors and Rick made a thorough check for dampness around the house in bathrooms under sinks, etc. Then to the troubled basement. There, Rick found that my water heater was leaking which had caused some of the mold issue. Then in a separate room of the basement where there was more drywall mold, we had earlier thought this might be from saturated earth next to the house leaking in. Rick made multiple recommendations from getting a humidity monitor to removing part of the drywall to potentially sealing the one wall with drylock and purchasing a humidifier (which I should have had already). Rick also advised how to take care of any items in the basement area with mold on them for healthier and safer environment to live in. Also inspected attic space. Long story short, Rick was very thorough, knowledgeable, helpful, professional and punctual.....even likes dogs! I would not hesitate to highly recommend him for your needs.

Rick came out and spent a lot of time going all over our house form crawl space to attic and garage. He then gave us a report of what we could do to strengthen some weak points in our home where pests could get in. Then he went around and set traps where needed. Finally, he is working to get us hooked up with a handyman who can take care of some of the oveall small jobs that we need (general cleanup in crawl space under home, repair/strengthen door to crawlspace...) to take care of to finish off his recommendations.The traps caught a few mice and we have not heard any activity in our attic as we had before we called.We were very pleased with the service and would highly recommend it to anyone.
Description of Work: Had company come out and do a thorough pest inspection to see where we were vulenrable to mice and anything else and set traps in those locations and give us any adivce for improvement.

No need to douse the house with poisons (those that others threw up into the attic didn't stop the mice anyway). All I did was to ask myself "If I were a mouse where would I come in?". Couple that with knowing how houses are built and we saw exactly where to place the 4 catch devices. It wasn't all that hard to accomplish was it? Next step is to re-do the crawl access door. Description of Work: The man said he would come over anyway. However, I got a refund because a company did a mold test about a year earlier than the above date. The man was nice, and seemed to be well learned in his field per phone conversation.

I hired Rick in late 2012 to perform an energy audit on my home and help me choose the appropriate HVAC system for my home. I wanted someone who was knowledgeable with HVAC but who would help guide my decisions based on what was actually best for my home and not what the HVAC company might want to sell. Rick was very thorough and detail oriented. He crawled through the attic and pointed out multiple areas where efficiencies could be improved, he checked every duct, looked behind everything both upstairs and in the basement. He recommended that the HVAC company raise the air handling unit above the floor to reduce airflow constriction thus creating a more efficient unit. Rick was well worth the money and even came back during the HVAC installation to inspect their work at no additional charge. If you want to save money, spend money and hire Rick!

Rick showed up exactly on time, it lasted almost exactly how long he said (3 hours), answered all my questions, in a way anyone can understand.
Description of Work: Rick takes you through every inch of your home, inside and out, locating necessary issues to increase energy efficiency, giving you the least expensive remedy- usually ones you can do yourself. THEN, he is available for questions, and assistance as you go forward. Really knows his stuff, is very thorough, and you will end up saving money. I highly recommend!

Overall, the appointment went well and I was glad to know that things could be fixed in a timely matter and that things were not threatening to me or my home.
Description of Work: Went under the house took pictures of insulation and problem spots. Looked to see what needed to be fixed and also discovered others things that we could do to help keep house from getting rodents. Rick was very helpful with my issues and helped me figure out what needed to be done quickly and what could be done at a later date. He also helped me fine someone to do the work for me. I will be using Rick again in the future for the upstairs attic.

He was very nice, came on time, looked all over and determined that I only had a minimal problem. Put some sticky traps with my permission. After I caught a few with that I realized that this an inhumane way to do it and was upset about that. He came back and switched to a different type of trap that captures them alive.
Description of Work: Angie's List special for rodent control. He looked over the whole house to determine if I had a rodent problem and found evidence of a few mice.

I was happy to revisit your house at no extra charge to you to change to the traps that you preferred to switch to. Effective results and your fullest satisfaction are my primary concerns. As you can see, it was immediately effective to stop the rodents at the one rodent entry point that I discovered for your house. That is also more environmentally friendly and safer for your pet than simply scattering rodent poison throughout the house, as is done all too often. Call me if you need further direction on the tiding up of the three rodent-friendly debris situations that developed immediately outside your house. That type of rodent-discouraging is the very most humane way to discourage rodents from becoming more of a problem. I am here to help.

Rick is extremely knowledgeable and thorough about home construction and operating systems. We spent about 3 hours inspecting and discussing our home especially the lower level finished areas and crawl space. Rick identified specific areas that were problematic and described the actions needed to remedy each of the problem areas. He communicates clearly in terms a homeowner can understand. Based upon his inspection, we were able to develop a detailed mold remediation action plan including how to safely deal with the mold problems and general home health improvements. We are doing the mold remediation work ourselves to address the mold issues and other improvements. Rick is available for questions and advice as we carry out the plan. The action plan is about 50% complete after 3 weeks and were are already seeing and experiencing dramatic improvements in our air quality and living environment throughout our home. Rick's inspection services and advice are a real bargain and are a very worthwhile investment for improving the quality of life in your home. We highly recommend his services.

Never felt rushed, Rick took the time to be very detail oriented in his inspection of the home. Spent over 2 hours just checking for mold and water penetration. Shared ways to remedy problems for substantially less than having someone else do the work. Was very detailed in his work.
Description of Work: Did spend time going over the heating system in detail and plumbing. Checked the entire crawl space for mold, mildew and spores. Performed a radon test. Went the entire interior and exterior of the home inspecting and checking for water penetration.

He was wonderful. He went over some solutions for my problem areas and what I could do to save money, he crawled around my attic to find out where my heating problems were. Rick was contacted to perform a mold inspection of our home, I had suspected a mold problem due to some discoloration around a toilet drain. Rick observed that this was probably due to a leaking wax seal. I replaced the seal myself. He arrived as scheduled an performed a thorough inspection of our home and crawl space He took numerous photos of problem areas and provided a detailed sketch of work being recommended and an estimated cost, whether we opted to have him do the work or supervise anyone we selected. After some deliberation, my wife and I decided to have him perform the work. It was a few weeks later before he was able to start. His work crew consisted of his two sons who approached the job with the same professionalism that Rick displayed. The finished job was reinspected by Rick and we found it to be very satisfactory.
Description of Work: 1. Inspected our home and crawl space for mold and dampness 2. Removed debris and fouled soil cover 3. Installed new plastic soil cover 4. Sealed HVAC duct joints added insulation to ducts 5. Sealed gaps between foundation and building 6. Sealed around foundation vents 7. I commented to Rick that he was so knowledgable that he should write a book. Turns out he has. I wish I had hired him to supervise the building of the house, even though I had nothing major wrong, just a lot of small things that add up to wasted energy.

Member, A great book title would be, "Building Beyond Code". Building Code defines bare minimum building standard. Constructing a house to Code can be interpreted as doing the least you have to do to not be fined, lose your license, or be thrown in jail. Code allows the builder to exclude many additional smart building practices. All too often I am called in by a new homeowner with troubles such as: Strong chemical odors, Mold, Dust, Dampness issues, Rooms too cold or too hot, or Power bills too high just to name a few. My job is to pick up where Building Code leaves off and address how the building systems can be creating a Greener, Healthier Home.

Initially, our meeting was scheduled for the day before, but Rick had to reschedule because another job took longer than expected. After I saw how thorough he is, it was understandable. Rick did a very thorough inspection and encouraged me to tag along and hear what he was looking for and his thoughts on what he was seeing. He found a small bit of mold but said it was insignificant and would not affect someone in the house as much as opening the windows. He also gave us some things to watch for and we talked about other possible allergens. It was a very good experience and I got more than my money's worth.
Description of Work: I hired Rick to do a mold inspection and got more in the process. Not only did he do the mold inspection, but gave some energy saving tips as well.

Rick showed us what we could do with each house to reduce energy costs, and in the homes that had the mold problem he gave us detailed instruction on how to address the issue without caustic chemicals. Additionally, at one of the homes, when he inspected the venting behind the dryer he saw that the electrical cord for the dryer was cracked and exposed and that the dryer exhaust wasn't venting well outside, creating a fire hazard. Rick took the back off the dryer and cleaned out years of lint build-up and removed the cracked powercord so that I could purchase a replacement at the local hardware store. He reviewed the list at the end of each inspection, answered questions, and called to follow-up on our progress with making the repairs or improvements.
Description of Work: Rick did an inspection of 3 homes for me. He crawled top to bottom over the homes measuring insulation, looking at joists, checking caulking around pipes, and checking for mold. He also checked for air coming in under door sweeps and showed us where there was access in an attic and under a house where we had squirrel/rodent damage.

Rick was very professional and very thorough and explained what needed to be done to make my home a safer and healthier home. He downloaded all of the 50 pictures he took on my computer so that I would have a copy to go by and a reminder of some of the projects that I will need to tackle after I tackle the very biggest one of them all which is the problem in the crawl space of getting rid of the mold spores.
Description of Work: He was at my house 5 hrs and checked out the crawl space as well as the attic. He pointed out a lot of little things that I could do myself such as caulking and a list of projects to tackle and what needed to be taken care of first and what could wait awhile such as extra insulation in the attic and baffles to control the wind flow in the attic- the most important thing being the problem I had been having with mildew in my air conditioning vents which I thought was coming from a recent roof leak. Rick got down to problem and found out that the air conditioning duct work wasn't sealed properly and since it was covered up by the insulation wrap all the condensation was leaking into the insulation - he took pictures showing the gap in the ductwork which by all this time (because the ductwork was very old) had produced a lot of mold and mildew spores- I could see the mold and mildew in the insulation wrap and I doubt if it was even checked out when I replaced my first air conditioning unit many years ago. I had had my crawl space completely sealed about a year or two ago and he told me that was one of the best things that I could have done to help the problem however the spores were still there but dormant but there were a lot of them and that I needed to completely irradicate them so that is the first thing I need to tackle would be the complete removal of all of those spores either myself or hiring someone to do it for me. He took about 50 pictures showing the problem under the house in the crawlspace showing the brown spores on the floor boards and the insulation which was wrapped around the air conditioning ducts, and took picture of the air handler of the air conditioner and parts of the air conditioner and the conditions in the attic and my mind is still realing with everything but I know that I can do a lot of the projects myself although I might need some help with the mold and mildew remediation underneath the house. It was a shock to see how the person who had replaced the ventilation fan in my roof after the previous one got burned out when my house lost its ground years ago had just left parts hanging instead of taking the time to position it more securely - Rick took a picture of it to show me how it was just hanging. Anything suspicious or he thought I should know he took pictures of. He downloaded the pictures onto my computer and we went over them as he explained to me what I needed to do and what could wait awhile.

Rick was a joy to work with. He is very thorough, knowledgeable and fair. He talked us through the issues he found in our home and made great (and affordable!) suggestions as to how we might fix them. I really appreciate that Rick is not affiliated with a company trying to promote their own products. As a matter of fact, I asked for a recommendation for a specific type of service but he said to try the home remedy-type solutions first before we contact the special service providers. But he was prepared enough to give examples of price ranges for these specialized services. Rick took many photos of our home and crawl space and meticulously stepped me through the problems featured in each of them. No photo was a wasted photo just for filler, which proves he knows how to target specifics and address only the problems we should worry about. He offered that we can call back at any time for follow-up questions and since he had the photos, could easily refresh his memory of our specific issues and home from those. The appointment was originally scheduled for a half hour, but Rick stayed on site until he felt that all problems and questions had been addressed, about 2 hours. I never felt rushed and he did not push any additional products or services. I can tell he takes pride in his work and is very contentious. I highly recommend Rick Bayless and his services.

Wonderful!!!! Could not have been better.
Description of Work: Mr. Bayless checked our whole house thoroughly inside and out, under our house crawl space and three separate attic spaces. My husband was with him making notes on part of this inspection. He checked the heating and air conditioning, all duck work, plumbing, exposed ground and openings in the crawl space and beams. In other words, he checked every thing from the beginning footings to the first floor since our house was built in 1971. He also took pictures (which he gave us copies) of everything he found that was done incorrectly or where he found mold or mildew, etc. He did the same inspection in the three attic spaces. After he was finished we sat down at my computer and he went over all of the pictures and explained what was wrong, what should have been done and what could be done to correct the situation. We also prioritized everything so that we could take sections at a time and get them corrected. We asked him if he knew someone knowledgeable that could help us with these things and he gave us a person's name. You could just tell by listening to Mr.Bayless explain things that he really knew what he was talking about. He did not try to sell us anything he just told us the facts. He had originally told us it would take about four hours to do the inspection but it turned out to be more. He said that he wanted to get everything checked before he left. He was the nicest man and we truly felt when he left that we had gotten our monies worth and a very honest inspection of our home. Rick, we are so thankful that we found you! Excellent experience.We spent hours scouring every bit of a 5,000 square foot home inside and out. Rick reassured me the home was in great shape, but made many recommendations on improving energy efficiency. Most were things we could do ourselves. He uncovered some things our original home inspector should have mentioned, and gave me ideas on the cost of repairs. Afterward, he offered his availability to speak with anyone I may hire to do any of the work, should I choose not to do it myself. He also offered to speak with my husband who could not do this walk through with us. He ensured I took excellent notes, and prioritized the repair needs for me at the end of the day. I would never buy another home without hiring Rick and seeking his input. His knowledge base is incredible. He is honest, ethical, and impartial. He answered all of my questions and I actually felt much better about my home after he left. I had been worried it was making us sick. The energy efficiency consult was a nice bonus in addition to his inspection for any potential airborne health concerns.
Description of Work: Walked every inch of home -- attic to basement; inside and out. Do hire prior to buying a home. Do hire for do it yourself ideas on how to lower energy bills. Do hire if you are concerned about arir quality. Do have your handy man do the inspection with him if you are not planning to make the repairs yourself. Home inspection to include energy efficiency, visual inspection for mold, mildew; recommendations on guttering and improving waterproofing in basement to prevent mold thereby ensuring proper air quality; recommendations on HVAC repair/maintenance; checked for pests, rodents which could hinder air quality; overall recommendations on home repair and maintenance to improve energy efficiency and to address allergy concerns (dust) thereby improving air quality and preventing mold growth.

Rick has been thorough, efficient and extremely professional while showing a real command of the subject. His suggestions have been thoughtful as well as helpful. The company is pretty far away from me. I needed something done immediately and when I called them they said I would have to wait until they were in area. This did not work for me so I was not able to use the service. He was still very nice and did try to help me over the phone.
Description of Work: They were supposed to perform a mold test.

The inspection was conducted with the resident which helped in the understanding of the corrective measures that need to be made.
Description of Work: Inspection was very complete. A list was generated of ways to improve the quality of the air in the home by making changes outside and inside. The list was reviewed a priorities given to the most important items. This inspection allowed the duct cleaning to be eliminated or postponed until more important items are corrected.

I am happy to report that my home is looking pretty good and I was given multiple suggestions on how to better my environment that were all easy for me to do by myself and very affordable. While I was scared at what could have been a very costly recommendation at least now I know what I can do to prevent problems and relieved that I now know what's going on with my home. I expect my eletric bill to be going down too soon after I complete just a few small projects! This service is well worth the $$$!
Description of Work: What a relief to have someone walk through every part of your home with you and reivew all items of potenial concern. Since we had a humid summer, I was concerned with mold. I have had mold remediation done in my crawl space but wanted another set of professional eyes to look at what has been completed and give me recommendations going forward. I know ignoring the potential threat is worse than knowing what's I need to tackle.
