I only had a limited amount of time to come to Missoula, find a home, make an offer, and get an inspection. My buyers agent was very helpful in the first part of the process, and when I contacted Home Sweet Home Inspections, Richard "Spence" Spencer was able to offer a competitive price and work with my schedule so that i was able to be present for the home inspection.On the day of the inspection, Spence met me at the home, reviewed his contract with me, and went through the house, inspecting every detail that he was reasonably able to access. He climbed up on the roof, walked around the home and the property, went into the attic and looked at the inside of the roof and inspulation and then went room by room inspecting the electrical and water fixtures, structure, functionality of doors, lights, cabinets and the general quality and longevity of the home and the heating and water systems.Once he did this he went through each area with me, pointing out what was in good working order and explaining the condition of the home overall. He explained the insulation and windows on the home, the condition of the windows and how to maintain the seal of the home, problems that he encountered and how to address them, the benefits of what had been well maintained in the home, areas to improve home maintenance and how to address any potential emergency situations, as well as explained the limitations of his inspection and how to address a few things that he was not able to cover in his inspection.After the inspection Spence provided a digital copy of the report and the radon test once it was complete. He also sent out a physical copy of the report along with a home maintenance manual.I have subsequently purchased and moved into the home and have been very satisfied with how well the home inspection prepared me for the condition of the home and where to locate the major systems.
Description of Work: Spence provided a pre-purchace home inspection for me in order to determine the current quality of the home and all observable components. He was very thorough and his report was very detailed. He was able to identify a couple of issues that we were able to request be remediated by the home owner before purchase and bring my attention to the safety areas of the home (water shut off, quality of smoke detectors, recommend installing a CO detector, etc.) as well as point out that an energy audit had been done recently as well as who to contact for a copy of that report.Spence provided a detailed report via e-mail and a physical copy later by mail. Both of these reports were very detailed with pictures, recommendations, and helpful home maintenance advice where applicable.I would recommend Home Sweet Home Inspections to anyone thinking of purchasing a home in the Missoula, MT area.
