1-Asked for an extension which we granted 2-Called the day before the appraisal was to be completed, and demanded we be there for a 2 hr window the next morning. 3-Showed up with No Mask, No Gloves, No Covid-19 protocol at all, and wanted to enter our home to take pictures of the inside (which we never ever had to do for any appraisal before) 4-We refused him entrance since he did not have a mask or gloves. 5-He stormed off in a huff 6=Most unprofessional individual I have ever met - he was a jerk on the phone and in person

He spent less than 15 minutes looking at our home for the appraisal. We were told the appraisal would be completed within a week at the most. After two weeks we had to have the bank contact him and request the appraisal, since he had not done it yet. When we received it he made numerous severe mistakes. He used comparisons from homes he had appraised. All of the appraisals used for the comparison were old, only one was less than 6 months old. One was a commercial property. One was an auction. Another was from an appraisal that was over a year old and had major renovations done since the initial appraisal, but he used the amount from year old appraisal but used the current state of the home as the comparison. He calculated our lot size and home square footage wrong and refused to fix them. I had to get county property records to prove to him he was wrong. He forgot to add an exterior porch, he put the wrong heat source, wrong driveway size, wrong number of rooms, and so on, too many things to list. The bank (Missoula Federal Credit Union) said they were not allowed to contact the appraiser even to have the errors remedied. Eventually they had him fix a couple of the major ones, but he still did not remedy them all or come up with an accurate appraisal amount. We were forced to pay for the appraisal anyway and forced to refinance under the bad appraisal or face paying all closing costs even if we did not accept the loan.
