BUYER BEST INTEREST INSPECTION

Up Front - An outstanding experience, extremely professional and thorough inspection provided us guidance that saved us potentially thousands in work later had we discovered the deficiencies after we closed on our house -- I definitely recommend Buyer Best Interest Inspections. My wife and I went into a contract to purchase a brand new home, construction just finished. We were unsure if we wanted to spend $325 to have a brand-new house inspected... I mean, with a new house - it's new, right? Well, boy are we glad we got the inspection and even happier we chose Buyer Best Interest to perform the work. The house is in excellent condition, but the inspector, Darren, spent several hours climbing under the house, in the attic, looking in places we never considered and he found many items that needed attention. Under the house he discovered two of the support studs were not properly secured. He advised us that there was no Radon mitigation system in the basement, but when he went in the attic, he found a fan system and the start of a radon system installed - it just needed the rest of the piping completed and electrical wiring. He discovered a problem with the stairs that we never noticed, some spacing problems with the cabinets, and much-much more. In addition to his report of findings (which included pictures and explanations of what needed to be done), he also offered helpful tips on how to care for things in the property. For example, treatments that can be used on the grout int eh shower and tubs to protect it. He encouraged us to be present for the inspection... we stayed out of his way, but at the end he walked us through the house and pointed out things and took the time to explain if it was an issue, what should or could be done, etc. His final report was a detailed color 23 page report (keep in mind, this was a brand-new construction... not an old house with numerous issues). Summary: His report positioned us to negotiate with the builder and seller to correct over a dozen deficiencies - the value of the corrections was probably close to 10 times the cost of the report that we paid for... well worth it.
