We initally asked for an estimate and felt his pricing was right on target. His estimate was exactly spelled out, item by item, with pricing for each item next to it. We chose to have all work items done. After he began work we were so extremely pleased with his perfectionism, professionalism, vast knowledge and being there when he said that we asked for additional work to be done at the house. His estimates for those projects were right on target. Richie Cordell is very concerned with the work he does and ensuring it is done correctly. We had a lot of "small" projects as well as some larger items needed; he performed them as if they were all as important as a large project. In the end my husband additionally had him do an estimate for reworking two rooms at the cabin, which we had done. I am very impressed with all the work Richie Cordell did for us!
Description of Work: Reworked rotten wood front columns the millwork, primed, painted and caulked. Front steps needed tuck pointing between bricks. He scratched out the loose, replaced the mortar and sealed all. Front iron metal rails were rusting with paint chipping. He blasted it to remove the paint/rust and repainted. Wooden soffia and fascia in two large places were rotting. He replaced, caulked primed and painted. In the carport there was an area where water damage was occuring. He suggested and performed replacement of paneling, added batten board, caulked and painted. He replaced flashing around chimney, applied copper and fibered roof coating. He removed old storm door, assembled, and installed new storm door including new strips surrounding to keep drafts out. Removed and installed new door slab (door), installing hinges, door knob set, and weather stripping to frame. Primed and painted new wood door. Pressure washed entire house. Removed growth on wood fence, pressure washed and sealed. Pressure washed huge brick patio and steps. Tuck pointed, and resealed. Replaced toilet drain pipe that had an intermittent history of leaking underneath. Replaced bathroom sink faucet, p trap. Helped select appropriate attic pulldown stairs. Regrouted in two bathrooms in places where leaking was occurring. Applied sealant. Advised on purchase of pulldown stairs. Reframed area surrounding and installed.
