Without exception, every communication that I submitted was acknowledged immediately. If his response required more time and effort on his part, I was always kept fully advised. Dan and his team from Circa properties walked us through the steps of selling our home from our initial enquiries to closing. We first contacted Dan about a year ago to interview him as a prospective realtor for our house. Dan himself lives in the part of the city where our home is located, so he was familiar with the neighborhood. He seemed to appreciate our home and what it had to offer prospective buyers. Dan arranged a meeting with Circa's marketing person to help us decide how to show our home to its best advantage. We took some of the recommendations and made some improvements. Our home was photographed, put on Circa's website, and we were on the market by May 1st. By mid-May we had an offer that was close to our asking price, which we accepted. Dan and his support team from Circa helped us work with the title company to take care of all the details which led up to a successful closing. We were very pleased with all the services offered by Dan and the team from Circa Properties!

If I could somehow rate Dan higher than A, I would. From the very beginning he was extremely professional and knowledgeable. He did a great job of taking our wishlist and knowing which neighborhoods and houses might appeal to us. He was ALWAYS incredibly responsive and truly cared about making sure we made a good purchase. After showing us several houses in one day and working with multiple other clients he went the extra mile to submit a late night offer so that our chances of acceptance were maximized. I was and am continually impressed with Dan's dedication to his profession and his clients. I would recommend him to anyone looking to buy or sell a house. I most recently accompanied my boyfriend, a UK native, on his experience as a first time homebuyer here in Saint Louis. Initially we scoured the Internet and after spotting an open house of interest, we saw the property and fell, albeit naively, in love with the house. Upon receiving some advice from my stepfather who is a multiple homebuyer, we decided to contact a realtor to not only get an educated opinion of the home, but to eventually guide us through the very new to us process of securing it?s purchase. To my great fortune, I read a series of positive reviews on a realtor in our area by the name of Dan Brassil. Employing him as our realtor was the best decision we could have made as first time homebuyers. Dan could have easily sold us on the first home we fell in love with & made his cut of the sale in quick order. Instead, he gave us an excellent unbiased and educated opinion of the home, pointing out both its strengths and weaknesses. Importantly, he noted that the original wood siding on the home had many layers of paint and due to its deteriorating condition, would likely need to be replaced before we turned around to sell the home in 4 years time. He would have been happy to help us place an offer if that was what we truly wanted, but he wouldn?t let us make that decision without giving us a reality check on the resale potential of the home. After deciding against the purchase of the initial home we looked at, Dan astutely guided us through the search for other properties to consider. He setup an online portal for us that he tailored to what we specifically wanted in a home (# of rooms, price range, neighborhood, etc). He was always quick to reply on any questions/concerns we had on homes of interest on the site & would go out of his way to quickly setup a viewing of a home we wanted to take a look at. Once we decided on the house we would eventually call home, he made the process of buying that house effortless. He succinctly outlined what we would need to get done to close on the house in a timely manner, making sure we knew what would be involved at each step. In addition, he offered excellent advice and spoke on our behalf when we needed to settle on terms with the sellers. As my boyfriend signed the final paperwork & deed on the house at the title company, he was confident & secure in the purchase he was making. We owe that peace of my mind on closing day to Dan & we will not consider going to anyone else when it comes time to sell our home.

I had a second home in St. Louis city that I used so I wouldn't have to commute so far to work. Although I really liked my little house, my situation changed and I needed to move back to my primary house. After doing some research,I found Circa properties and Dan Brassil. I read his profile and all the positive reviews he had received. I gave him a call and he met with me. Dan explained the process of selling my home and he wasn't pushy and didn't talk down to me. He was there every step of the way, giving advice and recommendations, but never being pushy or overbearing. The photos that were taken for the website really showed off my house in its most favorable light. Because of the market (and the perceived bad neighborhood), it took almost a year to sell my house. Dan was patient and stayed in contact throughout the whole time. When I got to the point where I wanted to lower the price, he suggested I wait a bit longer...that I shouldn't "give the house away". Needless to say, we did finally get a buyer. In fact, Dan ended up representing the buyer as well. While this could put an agent in a very awkward position, Dan remained very professional and ethical and I feel he did a great job for both of us. I feel I got a fair price on my house and the buyer ended up with a great deal as well. Although my house was worth less than $50000, Dan worked as hard as if it were worth $350,000.I would highly recommend Dan for anyone looking for an ethical, hard-working real estate agent.

Dan is a great agent. He helped my son and daughter-in-law purchase a commercial building for their store in St. Louis. He helped them navigate the process with constant updates. And best of all he negotiated with the owner to get an amazing price!

Dan went above and beyond in our house hunt. We worked with him for quite some time and he never gave up on us! Dan took us around until we found the perfect house for us. We were picky, so this took multiple sessions (some weekdays, some weekends) in a short time but we never felt rushed into making a decision. We knew we had found the right house once we viewed it. When it came time to make an offer, he advised us that we could probably bid lower than we thought... and the seller ended up accepting our initial offer. We also hit some bumps later when negotiating on repairs where things down to the very last minute before our deadline expired. Dan stayed in contact with us the entire time as we started getting close to the midnight deadline. We were also extremely impressed with his knowledge of every aspect of each neighborhood we looked at, whether it was schools, history, neighborhood trends, etc. We'd give Dan our highest recommendation and would definitely work with him again.

Dan met us at the house, and spent time with us patiently answering our many questions. He made suggestions for things we could do to make the house more presentable before it had its photo shoot. The photos came out well, and made the empty house look great. Since there were several offers, Dan helped us with selecting the one that fit our needs and timeline. The offers came in while Dan was on vacation, and he took the time to work with us for the right offer. We also appreciated him meeting us at the title company to help with any questions. He was courteous, respectful and knowledgeable throughout the process. We have recommended him to a friend who is considering selling his home.

This was a fantastic experience! Dan is very thorough and organized. He met with my husband and I individually to learn about our goals and expectations. When I purchased my first home, my condo, I had a terrible experience. I was very open with Dan and he understood my concerns completely. He knew we loved historic homes and the lovely brick architecture of St. Louis City. He showed us several homes and never pushed us toward any specific property. Instead, he shared with us facts about structural and architectural details. In the end, he was invaluable in finding great specialists to inspect the home we wanted to buy. After our first experience selling a home seven years ago, we were more mindful this time in our search for a realtor. We contacted three agents, all of whom came highly recommended on Angie's List and Zillow and all of whom seemed to know what they were doing. We are so glad that we chose Dan. Circa Properties has an excellent manual which walked us through the business of selling our house. Dan was careful about pricing our house at the sweet spot...we had an offer within 8 days of listing and it was within $2500 of our asking price. Dan was also proactive. At the open house he noticed that our windows were dingy and immediately called us so that he could clean them! His staging designer had great suggestions that really made a difference in the look of the house. Those suggestions were also very manageable and cost-efficient. We chose Dan--made a cold call from Ohio-- based on his Angie's List recommendation and were not disappointed. He's a native of St. Louis, and his love of the city comes through in the work he does with clients--both in looking for a house and enthusiastically talking up the many attractions of the city. He understood that we wanted an urban experience. Dan is hard-working, diligent, energetic, knowledgeable and patient. We are picky and he stuck with us. He arranged to meet us for the first time over brunch, during which time he learned our likes and dislikes. He set up a database of houses geared to our preferences, e-mailed daily to us and updated frequently. Dan spent a day with us in November to show us houses, when we were checking out the city; spent numerous additional days showing houses to my husband after he moved to St. Louis in mid-December; and helped to get a contract on our house the first week of April, shortly after I moved here. He and his team at Circa then helped us decide what cosmetic changes were needed to make the house as appealing as possible, and then made it happen down to hiring contractors for repair work and providing access to the house when we couldn't be there to let them in. Dan kept us informed about the process beginning to end, staying in touch by text even when on vacation in NYC. When it came time to negotiate both the original contract and the inspection report requests, Dan's guidance was both practical and reassuring. Dan even took a cut in his commission to help us reach a deal with the buyer that was amenable to all parties. This was truly going above and beyond. A month and a half after closing, I can truly say that hiring Dan was the best decision we made when it came to selling our house. I only wish we had done it sooner.

The walk through appeal of the house on open house day was amazing, we were even impressed at how good our own home looked. Another special touch was the letter from us to the potential buyers where we got to gush about all of the love and good times that dwelt within the walls of that house. It really helped us with the transition and with turning the page on that part of our lives and was an unexpected personal touch for the Buyers. I feel like that letter forever connects us with that house Dan was completely professional and supportive all along the way. We really felt that he was in control and knew what he was doing and that he was doing all that he could be doing. He was very assuring and calm when we began to get discouraged from some of the feedback. It seemed that he never had any doubt that he could sell the house. So if you dont care and want to just use whatever realtor your Brother's Neighbor's Cousin used that's fine, you get what you get. But if you are reading this because you are doing research and looking for the best Realtor that you can find. Dan Brassil is your Man
